Very good location (few minutes walk from Ueno station), hotel is very quite and personnel is very kind (but they do not speak English at all). In the middle of Ueno market and restaurant you can easily have hundred solution for dinner just outside the door. Not very expansive compared with quality offered.

The rooms of the Hotel Marutani Annex are kind of standard for hotels in this price category - small but adequate.
