We have been awarded a Travellers' Choice Award by TripAdvisor for the years, 2011, 2012, 2013, 2015, 2016, 2017 and now for 2018! - No other B&B has ever been awarded such an award in Brighton! We hope you will enjoy the fact that our well-maintained period property is located in a quiet residential side street, yet right at the heart of the lively and cosmopolitan Kemp Town area of Brighton. We are a few steps from the seafront (our principal rooms have the benefit of oblique sea views) and within easy walking distance of all the major attractions. All double rooms have iPads and our king rooms benefit from internet-connected SmartTV's with movies on-demand.

Hidden Gem is an understatement .This was an absolutely perfect weekend away for our family of five from the minute we arrived to the unfortunate minute we had to leave.Beautiful contemporary Guest House that punches well into a personal Luxury Hotel Experiance .Susan is the perfect host for this outstanding hideaway and is about for a natter about as much or as little as you require .Rooms were spotless comfortable with beautifully soft linen pillows and mattresses that make you realise you need new ones at home .Tea coffee biscuits and cakes in the rooms.Ensuite Bathrooms spotlessly clean delightful soft towels and quality Ellis body wash shampoos conditioners and moisturisers.Keep your eyes open as everything from the submarine port hole mirrors n the stairs to the retro art and other stunning pieces adorning the walls throughout are a feast for the eyes and help to amplify this special haven into what it is. Tell cooks the best breakfasts we all agreed as did every other guest that we have ever had ,just to put that into context Claridges has held top spot for us for many years the flavour pumped into each mouthful especially the tomatoes & Mushrooms was delicious and seemed even better on the second day. Susan & Tell are very hardworking fantastic nice welcoming and super friendly an absolute dream team and a pleasure to meet and chat too .Nothing is to much trouble for them and I'm so happy my daughters chosen Sussex uni as it means we get to stay here everytime we visit.Thank you both for such a wonderful weekend .

5 Star all the way. A unique experience in today's don't care world. The owners of Twenty One genuinely care about their guests and it shows in everything from a warm welcome to a delicious, freshly cooked breakfast. Ideally located for the city this is a not so hidden little gem. Will we be back...oh yes!

FABULOUS hospitality! Lovely stay and would stay again….beautiful decor, great location, clean, owner very very friendly. Breakfast was all cooked fresh and parking permits available at cost price….we will be back.

My stay was in the basement apartment but main hotel which was spacious fab decor, and facilities and as everyone says Suzie was a knowledgeable and super friendly host. Only thing missing is a bar for drinks after returning back early. Would thoroughly recommend

A delightful stay. A fabulous room, with great facilities, a lovely bed and a stylish aesthetic that was individual and full of character without any contrived "quirkiness". The hosts are utterly lovely, friendly and welcoming. A superb location, yards from the beach. I couldn't fault a thing. We had a late night so didn't make it down in time for breakfast, all I can say abut that is that it smelt delicious, and based on everything else I would assume it's also brilliant.

The owners Suzie and Telly made me felt very welcome and addressed my every need. The breakfast was to die for, all hot and fresh and a nice cuppa coffee. Suzie made sure I had a good mirror in the room as I was getting ready for putting all my makeup. The single room is very small and having the space to put in a small chest of draws with some draws and a surface to put your odds and sods would make a big Defo worth a visit and the owners made it a lovely stay. In a great location for beach,bars and restaurants. Hosts were welcoming and friendly. Very comfortable room with quirky interior. Amazing breakfast included and cooked while you wait. Will definitely stay again

The owners of this hotel are one of the nicest you will find. We had booked somewhere else and were let down and left with no where to stay. This hotel took us in and provided us their their luxury apartment. The rooms and service is fantastic. A truely beautiful hotel. We will be returning and recommending to all of our friends and family. A big thank you to this hotel. You made our weekend so special.

We have just returned from the most wonderful stay at The Twenty One. Suzie and Telly were great hosts, super welcoming and friendly. We stayed in a King Size room and loved the quirky interiors and space it offered. The bed was super comfy and the room had all the facilities you would want available :) The highlight for us was the amazing breakfast cooked each morning. Thank you once again for an amazing stay and we can't wait to return!

This is our second visit to this lovely boutique hotel. Breakfast is cooked fresh while you wait. Rooms are equipped with everything you need. We were given an up grade to a beautiful king size room, friendly and very welcoming. I can’t find fault. I highly recommend this hotel
