The reviews on Tripadvisor were all positive and so my expectations were high. On arrival I was met by a very friendly Graham (Gareth was at a wedding in Ireland so Graham was holding the fort). Room was great with enough tea, coffee, Tunnocks caramel wafers, foxes glacier mints and drumsticks to keep me going. As I was running the... More

Hello! You get the feel, sometimes, of a place by the communications with the owner. From the first email, Gareth was very nice. Even more when we arrived at Fraoch House with our suitcases, after a 20 minutes of so from Waverley Station. He welcome us with a warm smile, and a very welcome cut of tea, and he took... More

We loved this B&B. It is a great location, midway between the downtown and the pier, on a small cozy side street off one of the major streets in the city. Itis a 5-10 minute walk to the pier (the mall, restaurants) in one direction, and the historical, architectural and social sights of downtown. The street of the house itself... More

Although Gareth is a Liverpool supporter, he is wonderful host and made this Man Utd fan very welcome. Great breakfast and warm atmosphere... what more could you want.

We stayed two nights at Fraoch House Gareth the owner was out of town for our first night, a family friend Graham filled in for him. Graham was an excellent host who managed to carry my heavy case up two flights of stairs to our room. Room was small but comfortable and clean. Breakfast was excellent. Good location to walk... More

I stayed in Fraoch House 7 nights and it was my second time there. Rooms were very clean and fresh, just once cleaners forgot to clean our room :( We had this room in downstairs, where you can go to backyard. A possibility to go outside to garden was great, real luxury. Overall everything was very fine, just the room... More

We spent two nights here and loved it. Gareth is a great host, very friendly and helpful, he promptly responded to our booking -which was actually made online through 'Top Rooms' and provides little extras like chocolates in the rooms as well as sweet bites in the entryway - just incase you didn't get around to having dessert. The rooms... More

We stayed in Fraoch House for one night - and it was a very good stay. The host was very welcoming with tea and cakes when we arrived, the place was clean and well presented. The decor was nicely finished, and the bedroom was very comfy. We walked into central Edinburgh (via a restaurant recommended by our host) in about... More
