Welcomed with a smile - like visiting a relative. We arrived late and had to get out to a restaurant quickly, a quick cup of tea was provided and a taxi booked for us. Rooms are very nice and clean with all the necessaries. The breakfast was just plain amazing!!! Always happy always smiling. To summarise - just perfect!!!

Very warm sincere welcome. Immaculately clean room with lots of "little extras". Huge variety of cereals, fresh fruits and cooked dishes....better choice than in any 3/4 star hotel we've stayed at. We picked this B&B after reading reviews on Tripadvisor and weren't disappointed. Very friendly place, spotlessly clean, extremely comfortable, located within easy walking distance ofPerth City Centre and the Dewar Centre and breakfasts to linger over (and you won't actually need lunch)... you can't ask for more. Already booked to return.

We received a warm welcome from Kathleen on arrival. We stayed 3 nights and could not fault anything, the room was quiet and comfortable with everything provided including an iron and ironing-board. I stayed one night here and my stay was very good. The room was very clean. The location is very good. It is close to shopping and the bus station. Great breakfast. Very nice hosts. Great value for the price.

An excellent value B&B. We were charged £60 a night for a double room which was quite simply excellent value. The room was clean and bright with a welcome tray that fully stocked with tea's, coffee, biscuits and bottled water every day. It is the breakfast that really sets it apart though. Travelling 3 weeks through Scotland and this guesthouse was the top!! Warm and enthousiast welcome. Perfect room with all luxury, have slept perfectly an an really overwhelming breakfast. with numerous fresh fruit. In one word...fantastic !!
