Nice small hotel just outside the city walls of Assisi, within walking distance to the city. Rooms a bit dated, but clean, with no frills. Free parking. Fairly good breakfast for Italy. Nice room with good air conditioning. Affordable rate. Excellent breakfast. This is by far the best hotel we stayed in when driving around Italy for two weeks. Internet was not included in the price, you pay for how much you use it..

This is a very pleasant hotel and I enjoyed my recent stay there. Very minor niggles: The shower cubicle is very small and requires quite a bit of squeezing to enter-however the bathroom is smart and up to date.
