Jane is superb hostess. Very friendly and tremendously helpful. Her B & B is clean, bright and well appointed. She has hands down the best breakfast we had in a B & B in our entire trip to Scotland. Kinross house is well located both for walkers and road travellers. Highly recommended.

Warmest smiles our woes belay, breakfast fit to greet the day, as the fishers chat away, just a stroll to find the Spey, go find dolphins in the bay, trek or wander as you may, so much out there, let's just say - there's no better holiday!

Lovely place to stay. Exzellent hosts, fantastic breakfast and a very quite place. Very good base for our golf tours. We always feel like at home when we are with Garry and Jane. Even as German visitors.

We travel an 800-mile round-trip just for Jane & Gary's breakfasts! Cannot imagine a better couple to stay with, or a better place to stay. Totally as a guesthouse should be..but rarely is! A real home-from-home as it always has been.

Jane and Gary made our 2 night stay feel like home from home with their attention to detail. We had an en-suite room and great full Scottish breakfasts which set us up for the day. Was moved to this b&b after being booked into worst b&b near granton on spey and this was like palace compared to other one. Room was immaculate breakfast was second to none and jane was perfect host 1st class gaff

The landlady really knows what makes a B&B special. Free wi-fi, HUGE bed, very nice breakfast with seemingly endless top quality fruit, cereals, preserves etc etc. Large lounge too. Well located in a quiet residential street about 5 minutes walk from the High St. Our en-suite shower room was better than OK, but everything else was excellent.

My wife and i have just returned from 3 nights at this lovely big comfortable house, we stayed in the room on the ground floor which has an enormous bedroom with a separate but private bathroom, this suited us as we had taken our small dog, and it was like having our own entrance. Jane and Gary are a really warm, welcoming and hospitable couple.
