No frills but can't beat the price in Ambergris. Clean rooms, excellent helpful staff, good WiFi are marred by inadequate air conditioning (Room 1) and, when I moved to Room 2, ants and lizards. Excellent managements and staff. Dora and her-other-half works well together to make sure your stay at Tio's is comfortable! They were very helpful with car rentals, golf cart rentals, storing our belongings after check out and many more! Such wonderful people.

We were looking for a lower cost hotel that was clean, and near the beach. Few amenities, and only 7 rooms, this was a quaint hotel that fulfilled our needs. It was clean (no bugs!!!), and the desk staff was VERY helpful in assisting us. The beds were very comfortable. I would not hesitate to return there.

Under new management. No frills but if you get a second floor on the balcony you have a great spot. Don't expect much beyond a clean room, A/C, and a friendly staff and you won't be dissapointed. Considering the price and location it's pretty good.
