We stayed there for one night and we were planing to stay for 3 more but from the start we knew it's a bad hotel, no one came to help us in our luggage added to that we specifically asked them by email that we need a room In the first floor because my mom can't use the stairs but they told us that we can't and we don't have, very rude lady and her mother that works in the hotel, the corridors were hot and the Ac was off and it was so hot, rooms were small and below 4 stars. Wifi worked well, no water in evening, limited hot water in morning. A/c worked well, very dirty carpets. Otherwise OK, stayed on business so wouldn't pay for the hotel with my own money. Breakfast was OK and the service was pleasant enough.

Near to waterfront and old city, but downmarket room, small desk but no chair (!), low-grade bathroom, stairwell with v low lighting, limited breakfast, luke-warm (instant) coffee. Staff friendly and doing their best, but really not a good experience.

The previous reviewer summarized it all, so just couple of additional thoughts. Hotel is well located, just 5 min walk to the strand and 15 minutes to the old city. I stayed in Safari room and as it is premium it is very spacious and has nice bath. Mattress is very good (I always pay attention) and pillows provides volume and good support. Breakfast is fair, coffee is nice and omelette is made on demand. I was surprised by the so-so quality of fruits though. What I most dislike is the corridor (bordelle style) and the general sense that you are in the apartment building (hotel is situated in the apartment building, owner bought out a floor). Price for my superior room was about EUR 110, breakfast included. Conclusion: when I was in the room good feeling, when you step out of it, kinda strange and out if the place. The biggest minus is the slow, very slow Internet. I never stayed anywhere else in Baku. So I agree that for the short stay its fine.

Baku has a very high price tag on hotels. Therefore it is very difficult to find an optimal accommodation. My colleague has made an reservation in this hotel and at first I did not like it. It looked to much "Chinese"!? After some time I changed my feeling. The prices are really too high, so you have to adopt your judgement to the surrounding quality. And her comes my title feeling. Breakfast is fair, rooms are fair, although without any table in it, bathroom is clean and shower is really spacious. But as I heard rooms differ one to another. You can see more on their official site (http://www.12inn.az/home.php?lang=en). It is also a "Design hotel", but it lacks "final touch". In general I stay behind my title.
