Very friendly hotel. Location is excellent-many fabulous restaurants and shopping within walking distance. Grounds are well kept and peaceful. It is vintage so if you are looking for a modern recently built hotel and ammenities this may not be the place for you. Yes, vintage can be charming. But, there does come a time when some updating is in order. For those of us detail oriented, there is some definate paint touch-up needed and some of the surfaces needed some deep cleaning. The upham was quaint, cozy, and well kept. Great B&B for an overnight stay in Santa Barbara and good price. Perfect location for walking to state street for dining or shopping. Breakfast was good with friendly service.

This is a lovely hotel. The grounds are beautiful, and the lobby area (where wine & cheese is served in the afternoons and breakfast is served in the morning) is warm and inviting.The room (in the Carriage House) was no frills but comfortable. We stayed two nights at the Country House which is just across the road from the main Upham hotel. Really cool little gem in Santa Barbara. Stayed in a cottage room and loved it! Wine in the afternoon, milk and cookies at night and a great restaurant in the property. Loved it! Also, the staff was friendly :)
