Seeing the bad reviews here we would like to redress the balance. We found Carolyn to be friendly and welcoming – quite a character. The people staying the same time as us, had stayed with her for a number of years – which must tell you something. Our room was small as was the bathroom, but the bed was comfortable and everything was clean.
Carolyn was very helpful. We had little time at Kennenbunk and she told us what to see and where to go for dinner. Her recommendation was Lords Harborside restaurant at nearby Wells. We can recommend the Maine lobster – it was the best we had ever tasted!!
In the morning, we had a cooked breakfast of maple french toast which was delicious – our first taste of American french toast!
We only had one overnight stay at Lakebrook but quite enjoyed the experience.

Just what was needed at the end of many miles.
Restful, peaceful, charming host - Carolyn - comfortable accommodation.
She was also very helpful with places to visit nearby, restaurants, etc.
Next time we are in the area, no doubt we'll be calling ahead to Lake Brook B & B

Conviently located, our host Carolyn was very helpful and checked what types of food we did not like (she changed the menu to accomodate us), we found our room a typical, comfortable B&B place to stay.

Kennebunkport can be a zoo in the summer with impossible traffic and throngs of tourists. Don't be fooled by the bucolic web photos, this B&B is set right in the middle of the quagmire.
Our room was at best a cleaned out attic, complete with an outdated bathroom, stale air, and loud street noise. My wife took one look, picked up our suitcases and left. We forfeited the deposit rather than stay.
Vacation time is valuable, and there are many beautiful hotels in Kennebunkport on quiet streets, with great views, great rooms, and great service. This isn't one!

We love Kennebunkport but will never stay at Lake Brook again. Room was outdated and not clean, bathroom was tiny. But we could have put up with that for the lower price. But the host was not accommodating: wouldn't offer alternative to her 'Chipped beef on toast" breakfast. Not even a bowl of cold cereal. Was not helpful with typical tourist information. There are much better places there to stay for those on a budget including the Kennebunk Inn.

Lake Brook B&B offers privacy, calmness, beautiful views. Apple trees, lovely bountiful gardens, and turn of the century charm deepen the majesty of this B&B. Carolyn, the gracious and accommodating innkeeper makes fresh breakfasts with bold coffee to start your day, engaging you with cheerful conversation.
This is my third stay, and I would consider no other place in visiting the Kennebunks.
Located in the lower village of Kennebunk, parking is plentiful at the B&B. It is a short walk to Dock Square, the crown jewel of Kennebunkport.

I found my stay at the Lake Brook to be very enjoyable. Carolyn, my host was lovely and accommodating and ensured that my stay was comfortable and enjoyable. Breakfast was lovely and consisted of fresh fruit, juice, a good cup of coffee, hearty sourdough toast and a delicious baked omelet made. The price is more than reasonable and I was a short .5 mile walk from downtown Kennebunkport. When I come back this way, I'll certainly check for vacancies here first.

We completely enjoyed our stay. Our room was very clean, cozy, and tastefully decorated. Carolyn was an excellent and friendly host, and was very helpful with local information. Our breakfast was excellent!

The Innkeeper Carolyn is a very nice, welcoming hostess. She made a nice breakfast bake for our morning meal.
This is a rather worn older home that could use some updating and nice smelling potpourri. When you enter the stairway to go up to your room, it is very musty smelling and the carpet needs replaced.
The room was small and the bathroom was miniscule. My husband and I are small folks and this bathroom was barely big enough to turn around in.
Maybe some TLC is in order.

My husband and I have stayed here for at least 15 years. It's lovely, Carolyn is just a delight. Always a smile, she absolutely invites you into her Inn as a long time friend. The breakfast is delicious, and she is very accommodating. The rooms are cozy and extremely clean, If you would like the sweet ambiance of a true "Bed and Breakfast", and want to be within walking distance of the lovely center of Kennebunkport, this is the place to stay.
