There is little competition for this inn, so the location is what makes it because it's near the beach (a drive or bike ride) and easy access to the Hamptons. The inn was lovely but there is a very energetic and loud bar (not run by the inn) downstairs. Room 8 is directly above it. Cozy room with a cooler to hold drinks,Housekeeper did not change sheets or add new towels or empty out overflowed garbage on my last day.Inn is across the street from a cafe and down the block from other shops in town.Nothing to do in town at night so a car is a necessity for entertainment purposes at other nearby towns,

Stayed there labor day weekend. The place is a dump. No hot water one night. The mattress was hard and the pillows cheap and lumpy. The noise from the bar comes right up intot the room until 1:30am. I am sorry about your stay here at the Inn. The problem with the water was taken care of and the restaurant was not busy that weekend. As management I check every room before every check in. Discounts are not given due to the fact that problem was fixed before check out. More

We do apologize that the cleaning standards back then were not up to par. However, the Inn has since come under new management and we have made many improvements in cleanliness as well as the upkeep of the Inn in general.
