They advertise that cable tv is included but it doesn’t work. I was given a box and told to call a guy that would hook it up. I called him but he never called back. The internet is slow and downloading is not allowed; so there is no streaming. If you’re looking for anything more than a place to park this is not the place to stay!

Stayed here for 2 nights and found it to be very nice and quiet (except for train and road noise but that is not due to park). Some long timers and some overnighters and was happy with price and location. When I called for an earlier arrival, I left a message. Dan called me right back and made it easy. Would come here again.

If I could give a no star I would! My husband and I moved back from Virginia and I had been dealing with Dan! He is the very rude person I ever spoke with! We told them we would arrive sometime on Monday or a Tuesday! Dan left a message that he had two spots available! We called the office and this rude woman just asking to many personal questions l! She said Dan canceled the reservation as we did not show up on Sunday! Remind that Dan said he was not working Monday or Tuesday that he would meet us when we got there because we were not allowed to set our rig up without his supervision! Dan called Us Tuesday and spoke to my husband and said he would meet us today. My husband called Dan back to give a time and he was so rude to him and said I am tired of dealing with you people I have nothing for you! I will be calling the chamber of commerce and BBB to report them! He has been prejudiced us from the very beginning! I do not recommend going to stay there! Although it is all inclusive Dan is very micro managing on the telephone! If you are looking for long term San and the woman that answered the phone will say no vacancy! If you want an awesome place call Nancy at 12th Park R V resort as she is awesome! Telephone number is 979-220-0167!

This park is easy to get to and very convenient to the A&M campus. Older park, but clean and well maintained. Pads are concrete, large enough, and full hook-ups located for ease of use. WIFI signal was strong and easy to access. TV Cable box is available. A small pool is also available. It appeared to be well maintained also. Staff was friendly and accommodating. There are NO bath/toiled or laundry facilities in the PARK. Only 9 pull through sites. We had site 23 ~ on the end next to the office. Very easy in/out for a larger RV. We were there mid-December ~ off season rate was $35/night. A real bargain. We would not hesitate to stay here in the future.

I stayed here all summer. Park is very clean, quiet, and mowed regularly. Dan is awesome and keeps things running smoothly. Spots are concert with concrete patios and 2 parking spots. Lots of grass and trees. Morning coffee with a view of Kyle field, what more could you want?

We had a trip planned and on the way found out our granddaughter was power lifting at nationals in College Station. So you guessed it .. the park manager is very nice. The park well kept but the pool looks like it needs some work. We wound up staying a couple extra days due to the Bush Library being closed for Barbara Bush’s funeral. We wanted to see the library and had to wait till Sunday after the burial. Glad we did. No bathrooms or laundry though.

Nice clean and well maintained park. Very quite except it is close to a hwy. The grounds were well kept. Nice level concrete pads with plenty of space between. Staff met us as we arrived and were friendly and helpful. Will definitely stay here again.

That was very quiet and peaceful dog pet friendly grounds are well-maintained and found the staff could be very helpful highly recommend it. Is filled up during Texas A&M football season. Hi we think you will like it.

Was not able to get in rv park for weekend in September that there was no college game. They rent out the whole campground for football season. So if you are visiting September-November. Forget it!!!! It's just down from my sons apartment, felt they were rude to even reserve after football season. Will drive and go to another place. They have no website or disclose amount of rv spot that tells me they change it due to demand.

Arrived at the RV park....made reservations 4 months ago for the week of 4H Roundup. The manager knew I had two teenagers, but he did not mention it was an adult-only park until check in. Also, they did not disclose up front that they only allow small dogs. My kids and my two golden retrievers were not welcome. I have stayed at RV parks all over the country. I travel extensively with my dogs and kids. I have never been so unpleasantly surprised with a facility. The manager tried to claim I only declared two adults when reserving our site. That is a total lie; I have never travelled without my kids. He knew I was bringing my kids because he brought them up before he even saw them. Additionally, there is a lot of highway noise. (We did much better across town at Karstens RV.)
