After reading all the good reviews about this hotel we were expecting alot more for our money. we had booked the delux room which we found very average. The tv was an old portable with only 4 channels and was very small and hard to see while laying in bed! we didnt go away for the weekend to watch tv but for £90 per night you would expect better.
Upon arrival the lady from the hotel seemed very helpful and friendly however, this was not the case, she was rude and patronising and looked down her nose at you.
The breakfast was stopped serving at half past 9 allowing no time for a lie-in, you had to order your breakfast the night before or by 7am on the day. The only choices for a cooked breakfast on the menu was different types of eggs with toast or porridge which we didnt consider to be what a cooked breakfast should be.
On day of departure you have to be out of your room by 10am again we thought this was too early, our train home was not till late afternoon and the lady would not let us leave our luggage without a charge of £10 per item!
Overall this hotel is not good value for money and the owners attitude put us off the hotel completely.

“An oasis of calm”

This hotel is everything the best reviewers have said. It is elegant but friendly, is in a quiet road but very convenient for the centre and easy walking distance from the station. The owners are quietly determined that everything should be perfect for their guests, and breakfast is a work of art - and delicious!

“Comfortable, friendly and a great location.”

We had a lovely stay here. The owner was really friendly, helpful and professional throughout. The hotel is immaculate and very well presented. Breakfast was a work of art and a good choice is offered. Its on a quiet Georgian street, about 10 mins walk to the Old Town (Royal Mile etc) & just around the corner from loads of restaurants/pubs/shops, the Playhouse theatre and cinema. Would definitely recommend staying here.

“Absolutely Perfect”

If like me you have read all of the reviews and are struggling to make your mind up...let me do it for you. I read them all, decided that I would make my own mind up....a beautiful stunning Georgian Terraced Town House that has been sympathetically resorted in absolute exquisite detail. The owner is an extremely pleasant lady who explained everything about our stay very clearly, carried out bags to the room, politely made sure that we were fully aware of the arrangements for access, heating controls, bathroom controls and breakfast arrangements.
The room was perfect, cosy, had everything we needed, hairdryer, wine glasses, tv, fluffy towels, extra blankets etc.
Breakfast was stunning, the fruit is a work of art and the cooked breakfast makes a refreshing change from a usual full english.
Perfect position for anything you want to do in Edinburgh, 10 min walk to/from station, Princess Street etc. 5 min walk to Colton Hill - which is a must and less of a hike than Arthurs Seat.
Overalls - this B&B is beautiful, comfortable and extremely good value for money.

“Lovely few days in Edinburgh”

Had a great time in Edinburgh, Hotel is 5 min from Princes st. Its located 2 min from John Lewis. Royal Mile 15 min walk
Rooms are clean and tidy. Nothing is too much trouble for the staff. Breakfast is amazing!
Top Tip, buy a sight seeing bus ticket, they last 24 hrs, hop on and off. its a great way to get your bearings.
