First of all sorry Diana that we are writing this review so late. But our stay here was excellent. From beginning to end. It started by Diana answering all my questions by email in a timely manner. As this was our first time to Rome we didn't know what to expect. She asked how we were going to get to her place from the airport and I told her we would take the metro, she offered us a driver that she uses and we were so glad she did. The airport isn't exactly close to the center of Rome and we would of defiantly got lost. When we got there she was there to meet us, took us up to our room where we settled in. She then asked us what time we would like breakfast and if we wanted to eat in our room or in the kitchen, which we thought this was great hospitality. As she would want to cater to our needs not hers. We then sat talked and got situated. The next morning we got up breakfast was served at the time agreed upon, and what great conversations we had. She would ask us about our day before, what we were doing today, talking about family, immediately we felt as if we were staying with family. We looked forward to breakfast so we could have our conversations. There were a couple of days that Diana had to go away to take care of another property so here daughter Sylvia came in to help. The apple doesn't fall to far from the tree, at first she was quiet then we got to know each other better and she was just like her mom.She told us about places to eat and shop. As for the property, it is just a 10 min walk to the Vatican, 5min to the metro. The area was safe. The room and bathrooms were cleaned every day. My wife and I were so glad we stayed here first as it set the tone for the rest of our trip. We went to Florence, Verona, Venice and back to Rome. And every time we stayed some where we compared it to Chez Dianas which was no comparison. Not that the other places werenot nice. But It was the friendliness, hospitality, cleanliness and warmth that Diana and Sylvia provid

“Great B&B! Great location near Vatican! Short metro ride to all other sites. Diana is amazing!”

Rome is spectacular but expensive. We did a lot of research before and after we got to Rome on where to stay. Chez Diana is so close to the Vatican we walked there in 5 minutes. The Metro subway is 2 blocks a way, costs 1 euro to take and you can get to all the other major sites with ease. Minimal walking from Metro-rail drop off spots. Chez Diana was a great bargain compared to other places to stay. Very clean and breakfast was amazing. Diana was a huge help and speaks English well. The room is not big, but perfect for my wife and I. It is a shared apartment so expect other couples to stay in the other room, but each room is separate and has it's own lock and very clean bathroom. You can come and go just like it is your own apartment. Will stay here again if we come back to Rome. Thanks Diana.

“Right behind the Vatican and just a Metro stop away from everything else!”

The Good:
* The location (right behind the Vatican).
* The breakfast (Fresh croissant's and other breads, with banana's, yogurt, tea/coffee).
* Air conditioning.
* The hosts (Diana and her whole family were very kind).
* Privacy. This is an apartment, they own/rent, in a complex that people actually live in. You are all alone there, Diana and the family only come in the morning to provide breakfast, after that you are on your own.
* The floors, beds, and bathrooms are clean, BUT the dressers, closets and drawers were all dusty.
* There is a hot plate, and mini fridge.
* There is a laptop with free WiFi for guests.

The Bad:
* The bed was like sleeping on a table (double bed).
* Host lack of information. They basically didn't know the bus system. They do however have plenty of tourist book that you may use during your stay.
* The noise from the street. The trash people work in the middle of the night. I heard the trash being dumped at 4am and 1am on separate nights.
* They don't give you new towels, maybe if you ask, I am not sure.

I would have otherwise given it 5*, if it weren't for the bed. All in all, this was a wonderful stay! It truly felt at home!

“Great location - fantastic apartment”

We had four nights here. Great apartment with only two rooms. You have a small fridge in the room so you can be really self sufficient. After a busy day of sight seeing we would come 'home' with treats from local shop - buffalo mozzarella and tomatoes - whip ourselves up a nice light meal and relax with a glass if wine.

We never met Diana but her daughter Sylvia brought us breakfast in the mornings - she is lovely and makes a great coffee. Would definitely stay here again - very close to the Vatican too.

“Great, but the not the most amazing place ever”
4 of 5 stars Reviewed 18 May 2011

Really, I have nothing too negative to say, I just don't think it was quite as amazing as some of the other reviewers have made it out to be.

We stayed here for 4 nights in early May, and we only saw Diana for about 5 minutes in that time, so our host for the bulk of the time was her daughter (whose name neither of us caught). The sense we got in those 5 minutes, though, is that we wished she'd been around more. Again, not because it was bad, but just because it could've been better.

Our main problem was with the breakfast, which everybody raves about. Yes, it was the only hotel with a breakfast that served us fresh croissants on the whole trip ('fresh' meaning bought from a bakery, not pre-packaged - they weren't actually fresh, as the bagful lasted 3 days). But that was it. Croissants and coffee. If we wanted more, we had to ask for it, so my wife asked for orange juice and yogurt, which we got.

The location is great, 5 minute walk from a Metro station, 10 minute walk to the Vatican museum, lots of buses around. Use the free internet (they even provide a computer if you don't have your own) to go to the Rome transit website and plan your route. The transit map they have on the shelf in the apartment is a couple years old, and a few routes had changed. But if you know what bus to take, you can get down to the Piazza Navona in 20 minutes. And it's a very safe and quiet neighbourhood.

The bathroom was nice, everything was clean, free wifi and TV. Mediocre breakfast, and you'll be woken up if your neighbours get up before you. Also, it was kind of strange that asking for breakfast at 7:30 because we had to leave at 8 to get to the airport was met with a response of shock. That's not really that early, is it? What it meant was that a bag of croissants was left out for us the night before, and we didn't get any coffee.

One final thing. They keep the bedding for both rooms in the closet of one room. That was our room, which was the small room. So when they needed to change the bedding in the other room because new people were arriving, the daughter knocked on our door while we were having a nap, made us get up, move all our stuff that was blocking the closet door, and stand in the corner while she got the stuff out of the closet. It was not pleasant.

Overall, it's a good place, with a good location and a good price. There were just some minor things that kind of turned us off, and they mostly stemmed from the fact that we were being hosted by a 19 year old who just didn't quite seem ready to handle things on her own yet. But they were minor, and we enjoyed ourselves overall.
