Have been staying regularly for a year now as although rooms are a little dark, it is the most comfortable and welcoming of all the places I stay in Melbourne. Free internet has been patchy over last 12 months but seems to be solid now days. Tv service has recently been upgraded (not sure if it's every room yet) which was pretty shocking previously (some channels were unwatchable). Bathrooms are a little old, but everything's there and working. Room's are clean. Location great (though a couple of Melbourne blocks walk to get to the good restaurant areas in Melbourne. Room service typical prices of hotel fare but of better quality than most. Breakfast (if you have it) is good, but rarely have it myself as wouldn't be great for my health. Standard rates can be high, but negotiated rates are very reasonable.
Main reason for continuing to stay here is the beds (with selection of pillows), proximity to city centre but not in the middle of it all, service (they really try hard to help here) and free internet.

“Good Value, and location”

The all you can eat breakfast was included in price and was very nice, with lots of options. The room was standard, nicely appointed and nothing lacking. Staff were all friendly and helpful, no complaints at all & would definitely stay again.

Hotel was smart and efficient. Bed was v comfortable and super king size. Shower brilliant. Room was facing Flagstaff gardens and there was plenty of room. Staff were all friendly, efficient and nothing was too much trouble for them. There was also a business room which was free to use and had computers online and ready-to-go (AU$5.50 for 15 mins in another hotel in Melbourne). On the edge of the CBD rather than in the centre but the stop for the free city tram was only a couple of hundred yards away. Overall can't recommend this hotel highly enough for business or leisure. If I go back to Melbourne, I would not stay anywhere else.

“Nice modern hotel”

This hotel was very bright and airy and fresh feeling. Reception and concierge were very friendly and helpful.
Room was lovely and very spacious, with views of Flagstaff Gardens, opposite the hotel. Bathroom was in need of slight refurbishment, however was kept clean and was an adequate size.
Location wasn’t right in the centre of Melbourne, however the city centre was a fairly easy 20 minute walk away or a 5 minute tram ride using the free city circle tram about 1 minutes walk down the road from the hotel.

“Not in the CBD but very handy for transport”

We had a lovely clean room, with a nice comfortable bed and a good nights sleep.Room a bit old fashioned but not a problem, it was still very nice and clean which is a main priority. We only ever book rooms with free wi-fi and this was very quick (very happy on that score). Staff were lovely and polite. Not central, but very convenient for free trams (turn left) and free bus (turn right). Really convenient for Victoria Market about 400 yds on the right (brilliant food hall at the end of market on the right)

Good Irish Bar cross the road at the crossing as you approach Victoria market (Friday night happy hour was buzzing). Our room faced onto the park which we found very relaxing. We did a boat tour to Williamstown from south bank and was a brilliant way to spend a Sunday- the food mall in South Bank on our return was excellent. Didn't eat in the hotel as seemed a bit pricey - cheaper options outside. Can't get over the fact that this is the second hotel that has not provided free water in the room!! The cost of 2 bottles of water??? Always provided all over the world and we have traveled extensively - really bad (not just his hotel but other Australian hotels also - should be ashamed - I am not singling out this hotel and am putting the comment on all other hotels that do the same ) All in all if I was to return to Melbourne I don't think you could go wrong with this hotel unless you wanted to be in the centre of the CBD - a few minor ajustments and it would have got 5/5 from me
