The location is great, within walking distance of covered shopping alleys to the west and the restaurant and bar areas of Pontocho alley to the east. Gion is not that far either, maybe 15 minutes of walk on the other side of the river. It is close to a subway station, but if you are coming from Kyoto station, you need to transfer once and overall cost is fairly high. If there are more than two people in your party, it is cheaper to take a taxi (or skip the transfer and walk the last third of a mile).
Everybody has a "No way" moment when they first see the alleyway that is supposed to take you to the hotel. :) This is probably among the cheapest hotels in Kyoto and it is reflected in the cheap furniture and tiny bathrooms (smallest one among the four we stayed at in Japan). The hotel has a very do it yourself feel to it. There is a sign in the bathroom asking the guests to replace the toilet paper roll with the spare one if it runs out, they offer two free bottles of water if you tell them not to clean the rooms, the self serve breakfast area with vending machines etc. No phones in the rooms, but fast wired internet connections. My wife enjoyed the goodie bags for the ladies though. However, everything is clean and they had the best English speaking staff. They spent quite a bit of time explaining how the hotel works (and it was complicated: No cardkeys, just a code to enter the rooms. Main entry doors locked at midnight, so again you need the code etc.) They were very courteous and always with a smile. The lady helping us out bent quite a bit when she saw us off in the elevator on our first day and they kept saying "Gozaimas" every time they enter an area with guests.
Pillows are awfully hard and thick. You can pick up softer ones of varying thickness from the lobby, but they run out quickly. We never could get one, so we used the spare blankets in the room as pillows.
Breakfast is western style, but much better than the basic stuff many motels provide in the US. They bake their own bread and pastries right there, so most everything was quite fresh.
