This place is located outside Belfast but close enough if you are driving (but if you're looking for a few nights on the town it might be a bit too far from Belfast). It's very affordable and comfortable, the food is simple and great. The staff are very helpful and friendly. There's a race course nearby that you can run to and around if you're into running. It can be hard to find with the GPS/satnav, we just ended up putting in the post code alone. The only thing I recommend is they put more effort into making sure the wireless is compatible with Apple and PC devices and has a decent signal strength. We had a lot of trouble getting our iPads on, though they were working on it for us, and very receptive to the feedback. Also there is a computer you can use on the premises. All-in-all a great location to stay at.

My family and I spent Easter Holidays at this place. Great accommodation and good breakfast. Very clean. The owner is very friendly and ready to help. We also had our dog with us and he was welcome too. It's handy to stay there and visit Belfast.

Friendly welcome. Excellent modern clean accomodation. Good breakfast. Easy parking. Good reliable and always same good service whenever we have stayed. We use it whenever we need to be in Lisburn. Proprietor friendly and always ready to help with advice on locality.

Room tip: Do not have the disabled room unless you obviously need to.

On booking, I was not told that room 6 was an internal room, with only a skylight. This would not have been a problem if the skylight could have been opened. The room was stuffy, and the fan provided, so noisy that it could not be used. I stayed 2 nights and had to lie on top of the bed, the room was so airless and warm.
If I had been pre-warned, the type of room offered, or the price had been lower. I would not have been left feeling cheated

They truly are smiling, Des and his father greet you with the most charming smiles and a true Irish welcome. Down Royal House is sparklingly clean, the rooms are super, breakfast is all you could want for - and more. Nothing is too much trouble, Des is so helpful and knowledgeable, as is his Dad. Don`t worry about meals just because it is a B&B as they will direct you to Down Royal Golf Club, just a few minutes away, where you will find a very welcoming restaurant with an excellent chef and very pleasant, helpful staff. The fact that this restaurant is a favorite with locals says it all. This helps to make Down Royal House the perfect place to stay in the Lisburn area. We stayed at Down Royal House twice this year - May and August 2012, and we plan to go back next year. A truly hidden gem in a country of wonderful welcoming people.
