Thank you for contacting the Kirk House Bed & Breakfast!! We have four rooms that hold two people each so the maximum our B & B will accommodate is 8 people which includes children. Our normal policy is to allow only children who are 14 and older - however, when the full house is rented we are more flexible with the age. Unfortunately, there still would not be enough beds for all of you. We appreciate your asking, though. Doug & Roxy, Proprietors of Kirk House B & B

You would pretty much take the entire place over, but that should be fine. There is a large common area / living / dining area for group gatherings and activities. Lots of outdoor space for kids to play and a school yard across the street. Short stroll into town for group outings. I should think this would work fine for you but suggest contacting the managers directly. Book early as I'm sure it fills up fast
