Wonderful property. We were fortunate to be upgraded to a larger 2nd floor room with the living area/kitchen area separated from the bed room. Worth the upgrade if we had to pay it. Tall wooden beamed ceilings. Large clean bathroom and bedroom. Their photos accurately portray the property. Tastefully decorated in rustic decor. Large mostly enclosed patio with great views of country side. Entire property was meticulously maintained. Did not use pool but it looked very clean. No breakfast served but the bakery truck arrived every morning (except Sunday) at 8:45. Nice pastries priced fairly. I read some reviews complaining about road noise but it really did not bother us. Really just a country road. The small town of Aqua Viva was a 5 minute drive. Visited a little grocery store and bought wonderful slices of a variety of local hams, cheeses, fruits from the staff who let us sample everything. This worked out well as our room had a fairly well equipped kitchen. A coffee vending machine was in the main entry. Not exactly fresh espresso but ok. Staff were friendly and helpful. We purchased wine from their shop at cheap prices compared to the US. You really need to have a car to access this property and the surrounding area. Montepulciano seemed to be 15 min or so away on country roads. Great little hill top town but very crowded during the day in September. We left and went back at 6pm or so for a much more relaxed dinner. Location is sort of out of the way. But that was the idea after Rome and what we needed. Maybe 20 minutes or so to get to the Autostrada. Easy day trips to wine country, Sienna, etc. We rated Monte P second place to Gimignano but well worth the stay to explore wine country. A steal at 115 or so Euros.
Room Tip: 2nd floor rooms have great views.
