A really friendly resort with a family-run feel. Ideal for self-catering breaks where you need a base to explore this part of Tuscany. Our apartment was ideal for a family of three and the pool and surrounding countryside made this a lovely place to return to at the end of each day's exploring.

We spent a lovely week with our daughter, her husband and our grandaughters.the apartments are perfect for a holiday and Laura and her team do all they can to make you welcome. Wonderful property. We were fortunate to be upgraded to a larger 2nd floor room with the living area/kitchen area separated from the bed room. Worth the upgrade if we had to pay it. Tall wooden beamed ceilings. Large clean bathroom and bedroom. Their photos accurately portray the property. Tastefully decorated in rustic decor. Large mostly enclosed patio with great views of country side. Entire property was meticulously maintained. Did not use pool but it looked very clean. No breakfast served but the bakery truck arrived every morning (except Sunday) at 8:45. Nice pastries priced fairly. I read some reviews complaining about road noise but it really did not bother us. Really just a country road. The small town of Aqua Viva was a 5 minute drive. Visited a little grocery store and bought wonderful slices of a variety of local hams, cheeses, fruits from the staff who let us sample everything. This worked out well as our room had a fairly well equipped kitchen. A coffee vending machine was in the main entry. Not exactly fresh espresso but ok. Staff were friendly and helpful. We purchased wine from their shop at cheap prices compared to the US. You really need to have a car to access this property and the surrounding area. Montepulciano seemed to be 15 min or so away on country roads. Great little hill top town but very crowded during the day in September. We left and went back at 6pm or so for a much more relaxed dinner. Location is sort of out of the way. But that was the idea after Rome and what we needed. Maybe 20 minutes or so to get to the Autostrada. Easy day trips to wine country, Sienna, etc. We rated Monte P second place to Gimignano but well worth the stay to explore wine country. A steal at 115 or so Euros.

Very welcoming from the start. Our arrival coincided with the local saints day festival so the proprietors made special effort to give amended directions and went to the trouble of placing road signs. Recommendations of places to visit and eat were offered, as well as ringing a local winery to arrange a tour for us.
We had a 1 bedroom apartment in the complex there was tv fridge and oven, as well as microwave. WiFi was good and easy to access throughout the complex.
The facilities are good and clean, including the pizza oven and barbecue oven, the pool is well maintained and clean.
The shop containing local produce is excellent and reasonably priced.
We WILL be returning.

We spent a week here with our family and enjoyed the stay. The staff were very friendly and answered all questions and helped where and when they could. It is a bit difficult to find at first but once you do it is quite easy to navigate through the towns surrounding it. Apartment has what you need if you choose to stay in and eat but several nice restaurants close by. Pool is great .... Especially on those hot days! There were all ages at the hotel while we were here but I would say more suited for families or older couples as it is quite quiet. Wifi is ok but not great.
