When we arrived, we pulled up to a house without a farm and zero animals. I was VERY confused and asked Joyce where the animals were and where the kids would do the morning chores and such. She told us that they sold their animals and they don't do that anymore. What?!?! We had no idea! So, with 4 mothers and 11 children, we were screwed. There was supposed to be 4 bedrooms for us, but the one bedroom was for "adults only", and we couldn't use considering the mother/child dynamic. So, we squished 15 people in 3 rooms. There were ants everywhere. The mothers had a hard time with all of it.
The children (all 11 of them) loved it. They didn't care that there wasn't any animals because they were just happy to be together.
We paid more money to do things that were supposed to be a part of the bed and breakfast farm: we paid to go to two different farms to give the kids that experience.
Joyce and Mel were lovely and breakfast was delicious.
We will not be staying there again and kindly told Joyce that she must change her website because it is 100% false.
I stayed at the 345 Belmont Road address, and had a very comfortable night in a lovely room that looked out over the road so i could see all the Amish buggies driving by. The hosts were helpful and informative and made a wonderful breakfast to order, with lots of fresh fruit, which i appreciated.
If you're touring Amish country they can be a big help and provide some introductions and insights.
Prices were very reasonable.

Located in a peaceful setting with a wonderful view all around of just farmland it is tranquil and sincerely breathtaking.
Mr. Mel and Mrs. Joyce Eby are are so full of love and kindness and it overflows into your heart, spirit, and overall day.
There is an overwhelming feeling of safety that declares "I am home".
The rooms are comfortable, clean, and quaint.
The mornings at the table embrace you and lift you as voices come together to sing traditional songs that are relevant to the location of Lancaster Pennsylvania the Amish Country.
The breakfast is a mix of delicious home style foods.
There is a Library located in the center of the living room area where you can choose from a variety of books as well as a tv and dvd stand which you can also be entertained with, and don't forget to get your tea or coffee available at all times of day or night as you enjoy every moment of your stay.
Children are welcome in this place. So the screams and yells won't bother because these hosts know the meaning of family. The living room has some wonderful toys for them to play with, one of my favorites are the marbles. Out back there is a swing & slide set for the kids to enjoy as well as a large back yard to run.

My family has stayed at the Eby Farm B&B on multiple occasions. It is always a wonderful experience. From the Melody Room to the numbered rooms downstairs, it is fresh, clean, accommodating, and relaxing. The common guest living area has toys, books, and coloring for my kids, as well. Mel and Joyce provide a peaceful environment and privacy, yet plenty of conversation and fun stories over breakfast.
Breakfast is a full, farm experience. Pancakes, French toast, waffles in the shape of barn animals, ham, eggs, breakfast potatoes, apple crisp, cinnamon buns, and fruit are offered! There are more options than a person could possibly eat! Joyce continues cooking and serving more food throughout the meal to ensure that all the guests can enjoy a hot breakfast, whether it's their first, second, or third plateful. I have never had an experience there when the food was not delicious.
Outside, children can play with the cats, go on the swing set, play in the play house, or sit and count the horses and buggies that go through the covered bridge, as my daughters like to do. The scenery is beautiful.
If you enjoy paying twice as much money for a high-end Bed and Breakfast where children are not welcome, consider staying somewhere else. But, for a family-friendly, comfortable farm experience, where everyone can relax and have fun, whether you're traveling as a couple, family, or group of friends, the value you receive at the Eby Farm Bed and Breakfast cannot be beat. My family won't stay anywhere else in Lancaster County!
I hesitate to choose the 3 stars because that indicates 'average'. We stayed in the Modern Cape Cod house, in the Melody Room for one night, then in Room 2 downstairs for two nights. I won't go into the accommodations since the website covers all of that. Nothing fancy..very basic as far as B&Bs go. Our main disappointment came with the breakfast. It was by no means a full farm breakfast. It seemed very half thought out...french toast from various kinds of breads. There were 6 adults and a child eating and the serving dishes were having to constantly be refilled...and at the very end the french toast wasn't getting cooked (raw egg)...it was a very awkward way to serve guests. The ham was forgotten in the microwave one morning (yes, microwave)..and I would have expected a Farm breakfast to have eggs any way you wanted them each and every morning. One morning the pancakes were good, the next they were hard and dry and tasteless as cardboard. OJ was spoiled first morning. It just seemed that breakfast is not their strong point and it's a shame because of what anyone would expect from a farm...the breakfast should be spot-on!
Won't be returning...very unfortunate.
