I seldom get totally satisfied and I was here.
Our room was clean, bathroom was not tiny typical to price, the bed was large and comfortable, the air conditioning was cold, wifi is fast, and it is located right in the center of the city. You can walk to everywhere from here! This will definitely be our official hotel in Duma starting now.
Good location for exploring Dumaguete. Staff was usually busy playing with their smartphones as opposed to being attentive to guests. Over the course of my 3 night stay in a matrimonial room, I killed several cockroaches. All in all, I don't think I would stay here again.
I was expecting a budget hotel, but this room looked like a penitentiary. Which is fine if everything had been clean. But the shower was riddled with mold and the fixtures totally rusting and gross to touch. Apparently I had to run the water for 15 min if I wanted anything hotter than room temp water, but I just sucked it up and took a cool shower instead of wasting time and water. Moreover, while the price was low (~$25/night usd), it wasn't suspiciously low or hostel rates for Southeast Asia. The only good thing about this place was its location.
-karaoke joint downstairs can be loud, but didn't bother me
-the hotel doesn't help book tours, which is why I got a hotel to begin w... might as well try Airbnb instead
-probably the grossest hotel room I've ever encountered in my many years of travel
-Maybe I just got unlucky w my room (201 I think?). But they were 100% booked and couldn't move me of course. Can't think of how else they'd have so many rave reviews...

Getting a reservation was a breeze.
The pension house has an elevator which is an added convenience for my senior citizen dad.
The family room is spacious but it doesn't have view.
But the pillows! They have the best pillows similar to the five -star hotels.
The location is right in the heart of Dumaguete City, walking distance to the pier and Silliman University. Convenience stores are also just around the counter in case you need to buy something. Food fixes are also near.
We didn't know where to stay when we arrived to Dumaguete so we asked our tricycle driver for suggestions. He brought us to this place and we were happily surprised. We stayed here for 5 nights. 1300 pesos per night for 2 persons. Great location, very central but not noisy. A lot of good restaurants all around. The staff is very friendly and very helpful! Almost immediately after we checked out one of the staff members actually found me on Viber to let me know that we have forgotten our sunglasses! Very kind staff. The room was nice and clean, the beds were a bit too hard though. They will make room every day but you have to ask for it (it is pretty common that it is like that in the Philippines.) The wi-fi worked fine in the lobby and the staircase but not well in the room. Overall great stay!
