I’m very surprised at prior negative or average reviews of Aya. We recently returned from a 7 night stay in peak ski season and we were delighted with everything about Aya. The rooms are clean, modern and spotless with well equipped kitchens and large, comfortable beds. The 1.5 bed apartment we stayed in (2 adults, 2 boys) was spacious and more than adequate with a washer and dryer and tonnes of storage. The hotel is right near the family lift. The ski concierge is a wonderful service and the ski in ski out location is so convenient. We had massages and facials in the spa and it was top notch. We also tried the family Onsen a couple of times and loved it. Aya also runs a free shuttle to Lucky Supermarket so you can go and stock up at the outset of the visit. They gave loads of imported foods and fresh fruit/veggies/wine. This is an excellent service.

We had shipped a suitcase with our ski gear ahead of us from Tokyo and it was there, waiting in our room when we arrived.

The only issue we had was our travel agent booking our kids into ski school at the gondola which is not close to Aya for beginner skiers (which they were at the start of the week) but we rectified this with Go Snow who were very accommodating. This was our issue nothing to do with Aya but something to be aware of if you stay there. If you book the ski school from family lift you just have to walk 5 metres out of the door at Aya to check the kids in!

Be aware that Go Snow only run full day ski school for kids from this location- half days from gondola only which is where we slipped up. Our kids loved the ski school and did 5 days in a row!

There is even a Rhythm desk at ski concierge so you can return equipment on site.

Other reviewers warn that the rooms are not serviced but trash is removed and towels replaced every day with linens and floors every third day which is more than adequate. Strongly recommend Aya for families.

I’m impressed with everything about this hotel, best thing is location and convenience. Everything you need is within walking distance e.g. restaurants, supermarket, shopping, etc. There’s no package including breakfast but you can order alacarte menu breakfast from The Ginger which is average quality with hotel price. Better option is to grab some Niseko fine fresh food and ingredients from nearby supermarket and cook easy breakfast by ourselves.

Cover all amenities by Japanese standard. You only need to bring your cloths. All room types except atelier have kitchen with everything (microwave, pan, pot, knife set, plates, and cutlery), washing machine with detergent, and tumble dryer.

We (family of 2 adults and 2 small kids) stay in 1.5 bedroom apartment which is really comfortable for our stay with murphy bed.

With ski lift pass, you can enjoy free shuttle bus and the bus station is just the intersection 200 meters away from hotel.

I recently stayed for a week at Aya with my family. Overall the hotel is good especially the location to the slopes and proximity to great options to eat.
However the inability to moderate the in room heating ( other than opening a small window) was infuriating! This is a major oversight to the design of the building....This impacted on the comfort level of the fully enclosed 2nd bedroom ( no windows) giving it a tomb like feeling. Very unpleasant and claustrophobic.
Another annoyance was the time our room was serviced. We would return from skiing at 4pm and the room was how it was left earlier in the day. This occurred 5/7 days. A knock on the door after this time when you’d like to settle in for the night is not welcome. Aya needs to tune this aspect up.
Ginger downstairs was good, contrary to what others say. I believe their coffee was excellent and was the ski valet

We booked to stay here after the advertised Ski-In and Ski-Out, however we soon regretted it. The hotel itself is very pricey (not surprised given how new it was and the location). The decor was nice and modern but had a slightly cheap feel to it.

The staff were all friendly (in the typical Niseko fashion) however the main downfall was the noise. If you are a late riser, AVOID the rooms facing the slope. There are 3 ski schools that congregate and also the location at the bottom of the family run makes for it to be a huge gathering area for people.

It takes around 20 minutes to even get on a lift, my advice is book a place closer to the Centre 4 or just walk up there - you'll get to the slopes much quicker.

The Aya is a phenomenal place to stay. The location - ski in/out and with the kids GoSnow ski school located on the property - cannot be beat.

Our room was spacious and comfortable for a family of four, including a kitchenette that worked great for breakfasts. The in-room laundry is also a great feature.

The Aya’s family onsen was a particularly nice treat each night.

Aya is new and very comfortable. Feels and acts like a hotel but are apartment. Ski in and out on the "family run" with kids in mind. Apartment 612b is studio so it is affordable and comfortable up to 3 adults. Food from "Ginger " is also affordable and good. Development on Niseko we have seen big changes in the last five years and it is not slowing down. Hanazono is a mess. Pizza from Niseko Pizza is booking only until 8pm. Try Vail apartments across the road. Same price. Same pizza. No waiting

We booked AYA for it's location & the fact that it is ski in ski out. It is quite pricey but we weren't disappointed. Ski Valet is priceless. Fab location near to ski lift & all that Niseko has to offer is within walking distance. The room was spacious, spotlessly clean with a small kitchenette & the very large bed was comfy. I am a very light sleeper & found the rooms to be quiet.
We booked a private Onsen which is lovely but again quite pricey. The only down side was that it looked out on to a courtyard which had some rubbish in it (paper & water bottles). A quick clean-up needed!
We only ate at the restaurant Ginger once & weren't overly impressed especially after eating in some fantastic spots in town. Also didn't like the fact that the 'cooks' seemed to be nibbling on food in full view of us. Not a good look.
All in all just a couple of gripes but we enjoyed our stay. It was all about location for us & AYA delivers on that. Would stay here again & recommend to others.

From the price that was charged for the 3 bedroom apartments for our family, we were expecting a service comparable to other hotels in Japan but we were all unfortunately disappointed.

1. Breakfast was of limited japanese options though they did offer bento takeaway boxes.

2. Concerige was non-existent with regards to ski tickets and early delivery of luggage to Haneda. We had to figure everything ourselves.

3. Onsen and breakfast areas were too small to cater to the ski crowd.

In short, for the price that AYA is charging, there are way better options in Niseko. A complete disappointment.

Had another fabulous time at Niseko and the excellent service at AYA added much to the wonderful experience of our trip. E concierge was always helpful and even assisted to arrange transportation back to AYA while we were stuck at Kutchan. AYA took care of all our dinner reservations, ski passes, equipment rental and all other needs before and during our stay. Thank you very much for yet another delightful stay. 18 of us. Should have booked both Residences if I had known our group was going to get to 18 pax.

Great rooms, but a bit of a surprise to find out the restaurant / cafe has been moth-balled, they don’t offer on -site ski rental this season, and basic concierge services also aren’t available anymore. Would have chosen somewhere else had I known. Ended up being a very pricey Airbnb

For my part, the hotel was spotlessly clean, and the desk staff and other workers only too happy to help. I'm surprised that there was an issue, but previous guests could have introduced the problem? Agree that a troubling review should be addressed, not taken down -- was this a TA policy, or at the direction of the hotel? The hotel was great for me, hope you have a good experience next stay.

Maybe its not true? I have stayed there before and the property is immaculate. The property email is responsive so if you pose this question to them you may get a better & more truthful answer. That said all properties within 50m radius of the Ace Family Chair Lift is fantastic especially if you have children. But if there are no kids, I'd rather stay a little further... less expensive and less crowded.
