My husband and I stayed at the Barn twice on our recent trip to Japan, coming in through Tokyo and then leaving again. Both stays were excellent!

The rooms were big enough to navigate (especially for Japan!) and very clean. The staff is extremely kind and helpful. Laundry services are available (for a reasonable fee) and the hotel provides a few quick breakfast items (banana, small baked goods).

We really appreciated the residential location of the hotel, as the quiet neighborhood was a welcome break from the hustle and bustle in other areas of Tokyo. The train stations nearby (JR < 5min walk, Tokyo Metro <10 min walk) made it easy to get around, and there are some great restaurants in the area, as well as a Don Quixote and several convenience stores.

Overall, excellent value for Tokyo - thank you to the staff for a wonderful stay!

I can’t really add anything different than the other reviewers, but wanted to recognize the excellent stay we had here. I wanted a hotel that would be a quiet respite and this delivered. The neighborhood is residential and quiet, but less than a 5 minute walk to the train station, which is on the Yamanote line. The rooms are big (for Japan), the beds are comfortable, the hotel is spotless and May and her family and staff were both warm and wonderful. Convenience stores, restaurants and a grocery store are all a short walk away (plus a Don Quixote was getting ready to open next to the train station in April 2024). We utilized their laundry services and late checkout, which were both very worth the nominal fees. I’m so glad I stumbled across The Barn Tokyo in Travel + Leisure’s roundup of best boutique hotels in Tokyo. I will definitely stay here again.

My husband and I stayed at The Barn Hotel in March 2023. What a delight! We had a Queen Deluxe room which had a bit more square footage and it was wonderfully comfortable. There is no proper wardrobe but, they do provide hangers(for wall hooks) to place clothes that may get wrinkled and under the bed storage for other items.
The staff were very accomodating( I had messed up our reservation and they were able to accomodate us to fix my kerfuffle).
They do not have breakfast but, there are, rolls, coffee and small muffins in the lobby(AM) to tie you over until you start exploring. The back garden is a great place to enjoy a coffee in the AM and plan your day.
The hotel is located very close to a train station and walkable to most all attractions in Ueno if you like to walk and explore which we did. It is not in tourist central which gave it a much more neighborhood feel and not too busy with pedestrian traffic at night.
We did a lot of shopping at the supermarket which is very close and there was a small cafe close by to have breakfast.
They do have laundry service( we didn't use this) and there is a microwave which can be used to heat food items to take to your room.
The staff was fantastic. Mai and her mom were wonderful hostess'. Thank you ladies for making our stay memorable.
If you are a traveller who enjoys comfortable accomodations and have an independent travel mind, this will be a terrific base for you to enjoy Tokyo.
Will we stay again. Absolutely!

Really good value, small hotel in the Ueno area. As other reviewers have noted, the soundproofing of the rooms isn’t great but - for the price - it’s a comfortable, well equipped hotel. Staff are extremely welcoming and helpful. If you’re looking for a budget-friendly option in the Ueno area of Tokyo I suspect you’d struggle to find better.

A new hotel that is very clean, with a nice staff, always ready to help. Comfortable and large rooms (comparatively for Japan). 4 minutes walk from a train station on the Tokyo circular train line that goes almost anywhere in the city. .Restaurants bars and supermarkets are near the hotel. For those who need it, there is parking close to the hotel (for a fee).

The Barn is certainly a hidden gem in a quiet Tokyo neighbourhood, new and modern, spotlessly clean and comfortable room.
Staff were so welcoming and the benefit for us was only a five minute walk to the train station with suitcases.
We were recommended to visit Euno Park just a 20 minute walk away and enjoyed wandering the gardens and zoo, also several museums in the Park.
A meal at nearby Sapporo restaurant is highly recommended - very traditional local cuisine cooked on hot plate at your table by the friendly owner.
The Barns location is great!

Great new hotel in Tokyo, which had everything I needed for a few days stay. Don't usually write these but decided to put a note on here as not only was everything spotless but nothing was too much for the hotel staff when there. Will definitely be coming again!

We stayed for 1 week in this hotel, a 3-minute walk from Uguisudani station (JR Yamanote).
It is about ten minutes from Ueno Park (and the station) and the Tokyo National Museum.

Good points:
- clean bedroom and bathroom
- the room is quite spacious, he has room to store his belongings and his suitcase under the bed
- comfortable bed
- very kind and caring staff
- free coffee with banana and brioche
- quite a few small items available for you to borrow: smartphone USB cable, scale, etc.

Negative points:
- the walls are made of paper, you can hear the neighbors talking and the people above walking and putting away their things
- purely residential area, if it is a first visit to Tokyo, the place may be too “out of the way”

Conclusion:
- good value for money in a quiet residential area. The lack of soundproofing prevents us from giving it 5/5

Loved the smaller, modern setup. Very clean. Mary was a fabulous host! Rooms were spacious and the bed was comfortable. Building is a couple minutes walk from the JR train lines, couple minutes walk to a big grocery store and many restaurants. Loved the light breakfast bananas and bread in the AM. Could hear upstairs neighbors walking on occasion, but it’s a hotel. Would stay here again.

Again I can only echo what others have said, a brilliant find. Lovely welcoming staff. Fantastic location for getting around Tokyo and nice to go back to a small quiet street at night, I felt we were in a Japanese film set! Comfy beds, great to have coffee and snacks before heading out for the day. Cute little garden area at the back. Couldn't fault it and would definitely book again if I'm lucky enough to return to Tokyo!
