Thank you so much for for giving us a very warm welcome into your home. The rooms were a good size, the breakfast was fab and Alex really enjoyed his BLTs . Enjoyed the walk into Axminster, very peaceful walking along your drive and then Jack the cat comes out to see you. Tim and Ruth, we wish you and...

I don't think I have stayed in a better B&B. Clean and bright room (room 2). Little fridge in the corridor for milk etc. Excellent breakfast included. Tim and Ruth are very helpful and welcoming (but not ott). It is quiet as set back from the road and parking it not a problem. I would definitely stay there again and...

Nice period property with friendly owners situated but a 10 minute walk in to Axminster. My room (no. 3) was clean and tidy although a bit on the small side, the shower room was in good condition although the pressure of the electric shower was somewhat lacking, which after a hard days hiking was not ideal. The living room and...

I am not going to add anything more to what has been previously said. A great little B and B 8 mins walk from Axminster Inn and RCC. It is also set back from the road and adjacent construction site so it is actually very quiet. Watch out for Jack the cat. He slept in my friends room!

I have stayed in many B&Bs and this one is up there with the best.Tim and Ruth make your stay easy and comfortable.I found my room to be excellent for space and ease of use. The sitting room downstairs is a good option if you want to lounge around in front of the fire(if it is cold enough). Top breaky...

The B&B is a gorgeous building and the rooms were clean, fresh and well appointed. Our room felt so homely and relaxing, the bed was comfortable and the linen...

This comfortable and clean B&B was chosen for its proximity to the location of a short course I was attending. The room was clean, quiet and comfortable and the friendly owners, Tim and Ruth, couldn't have made the whole booking and arrival process easier. The breakfasts were excellent, served at a large communal table. What raised the experience above a...

I have just stayed for three nights at Mill Water House whilst attending a course in Axminster. My room was spotlessly clean and warm and the breakfast was excellent. I received a warm welcome with nothing being too much trouble for the owners Tim & Ruth. I had an excellent stay and I will certainly return again if I attend...
