We arrived to check in there were 3 other booking for the whole hotel they didnt have our name down after we paid in full the girl bearly spoke English so we were told to come back another time after a long trip from Ireland we were very tired and very upset to think they did not have us booked in so we went somewere else the place is so run down it looks like its been closed down years ago and is nothing like the pictures its hard to reach with lots of stairs an with cases this is hard we were happy to loose out €500 we paid for 11nights and book somewere else for 11 nights an be down that money aswel then stay one night here just awful

I reveiw this place to warn you all and please do not make the same mistake we did. The place is dirty and does not at all look remotely like in the photo. I have booked 2 rooms for 3 days for my family because of the pictures which dont loom anything like the current rooms. Becauee of the view i thought i will compromise on the rooms ( in their photos) but it was not like that at all. Their room has turn out to be very unacceptable. We check in and check out right away in 5 mins after getting in the room. They were dirty, and mucky and moldy. The bed sheet and pillow were very dirty. This is why there is no refund for the canclelation. I feel like i got deceived. The staffs were good and they seem to understand what was going on. As a thai person i feel humiliated, embraased and ashamed to have this place to represent​ thailand. And i feel bad for people who expect their lovely holiday and book in to this place. Please dont book it. I would not be so unhappy with it if they not represent it as a resort. For the state of the room i would have expected to pay 350 thb. And it is not a contemporary boutique. It is a dodgy backpacker accommodation.

I booked this place for my family and myself because of the photos on Agoda which looked lovely. When we arrived we were shown a deluxe room which we had booked and it looked just ok. we were early so left for a while before checkin time. When we returned we were told that the room was not available and that we were moved to a different room. The new room was dirty and had hair and dust on the bed. the electricity didn't work. There was a large pile of garbage bags right next to the kitchen immediately in front of the hotel. They were broken bottles in the barbecue and cracked roof tiles in the kitchen. The rooms were nothing like the pictures on Agoda. It looks like the whole Resort is fallen into disrepair since the photos were taken. The whole state of the resort was so poor that we had to check out immediately after checking in and find other accommodation. The staff informed us that there was a no-refund policy. Thankfully Agoda agreed to issue a partial refund when we contacted them. I feel like the resort is misrepresenting Itself by posting the photos they do on Agoda. Had the photos been accurate representations of the hotel I never would have booked here.

We were booked in at Baan Karon Resort for 6 nights with Expedia and on arrival were told no rooms available but offered next door but one, Karon Cliff bungalows for 2 nights, (who i think is owned by the ladies sister), Were shown the room, absolutely disgusting, stank of damp, doors didnt fit, mould up the walls and depressing and dark, looked onto the filthy balcony with black mould all up the walls and refused the offer. We have done many years backpacking in Thailand and have stayed in various levels of budget accommodation but theres no way we would have stayed in this filthy hovel. Avoid at all costs.

Hotel has prime and budget rooms. I had a budget one. Bed linen and towels have never been changed during 7 day stay. All bench tops dirty. Bathroom issues. TV and AirCon work perfect. Room is very bright, good views. Bed mattress feels very very hard and if your body weight exceeds 80kg you feel the springs in mattress.

Absolutely awful. Only one good thing - the view. Very hard to rich the beach. 100 slippery steps with rocks at the bottom. If the tide is hide - not accessible at all. In the evening there are stray dogs at the bottom of the stars that might attack. Just stay away from that place.

Average place for this money. Has its own road to Karon Beach, asking for deposit when you come either $50 or 2000 THB. Had its veranda with nice view to Karon and cafe. The personnel do not allow you to bring your own staff and drink and eat it there. Not very good shower, no wardrobe in the room.

My friend and I were supposed to be staying here three nights but ended up checking out shortly after arriving. Upon arriving we were lead down to our room, the bed looked dirty, doors didn't close properly and ants were EVERYWHERE. It is situated in the middle of nowhere, Patong is a 5 minute drive away but the hotel charge you 300 baht each way to get there. They advertise steps leading onto the beach, however this is very misleading as the steps lead first onto a large formations of rocks you have to climb over before getting into the beach. The steps are very steep and long and the tide comes up very high at the bottom. Although this wasn't a problem for us as we are young, this would be a difficult walk for elderly people and young children. There is a thick language barrier which makes it difficult to talk to anyone about things nearby such as shops or places to eat. This was also difficult when we decided to check out and we were surprised that they didn't even ask why. Really didn't rate it here, I would avoid.

I wish I had read the reviews before coming here. Firstly it doesn't explain it is in the middle of nowhere and then beach is a steep stepped climb and ending over half sea covered rocks that are dangerous to climb. The room itself had outside doors that wouldn't shut properly. A army of ants living inside and a disgusting fridge and bathroom. We stayed for one hour before checking out and moving on, gutted I booked this without researching enough. 👎

My husband And I booked an ocean view room at this hotel more than one month ago, we paíd online And They confirmed our reservation. We flew all the way from México, which were more than 20 hrs to get in here, when we arrived the girl at the reception said 'we are full' we have your room in two days'!.. They could adviced us before.. Was 8pm And They put us in a terrible room in Paton.. Dont book in this hotel, They have very bad organization And They dont care about customer service. They Will ruin your plans!
