We stayed at 2712 from Dec 29.2019 to Jan 1, 2020.
We really enjoyed our stay there. We will come back next time for sure. Here are some high lights:

1: This hotel is very close to Tokyo station and 大手町 station.
We took monorail from 羽田 airport to downtown area then we took a taxi to hotel. It was super easy.

2: our room was a Executive suite. It has a kitchen, dining area, living room, bedroom. The best parts are two toilets and one washer plus dryer in one machine.

3: it was in a quiet street. I am very worry about the noise. This hotel was clean and quiet.

4: all of front desk hotel people can speak very good English. They helped you to reserve restaurants and shipped your luggages to your next travel location.

5: one compliant from my son: we added a roll away bed for my 16 years old boy. The bed was tiny and not very comfortable to sleep. Wish hotel can improve it in the future. One compliant from me: they should have a person or doorman in the first floor to help customers for their luggages. Hotel's front desk and lobby was on the 22nd floors.

A family of four, two adults and two teenagers, we rented a Two Bedroom Executive room for seven nights. This choice proved to be very practical, convenient and comfortable: the Ascott offers everything you need for a longer stay and provides a high value for the money, especially for larger families that would otherwise have to book separate hotel rooms. The place feels like a modern, high-end hotel, but it does not carry the associated overhead of spas, meeting rooms, lounges, multiple restaurants, concierge services, etc. (If you are looking for a real high-end hotel experience, the likes of the Tokyo Palace Hotel nearby are unbeatable).
LOCATION: as it is located in the middle of Tokyo’s largest financial district, visiting the metropolitan area’s landmarks besides the nearby Imperial Palace Gardens requires either a long walk or, better, riding the reliable and efficient (an understatement) mass transit network. No problem: the Ascott provides direct underground access to the labyrinthic Otemachi subway station connecting five major subway lines and is only five blocks away from Tokyo Station, where virtually all commuter lines and every Shinkansen route converge. The basement of every office building also offers a wide variety of quality lunch and dinner options, too.
ROOM: modern, spacious, very well designed and maintained, with plenty of storage space. The bedroom and bathrooms footprints wisely exceed that of the living/dining room. More importantly, the rooms feature a full-size European washer and dryer, as well as a complete kitchen well stocked with utensils but not condiments; all appliance are premium brands. The lack of large grocery stores nearby won’t likely entice guests to try their hands at cooking, but will certainly make it easier to at least order in meals; basic necessities like detergent can be purchased in any of the ubiquitous convenience stores. Rooms on the east and west side face the Imperial Gardens and Ginza, respectively; those on the north and south side only face office buildings across the street.
AMENITIES: the Ascott offers a satisfying complimentary breakfast buffet, serving a rotating combination of Japanese, Singaporean, Chinese and American breakfast items. The food quality was in line with the high Japanese food standards; only some Western items could have been served a little warmer. The breakfast area doubles as a lunch and dinner restaurant, Triple One, which we did not try. The hotel also has a fitness center and a small swimming pool; we walked enough every day that we did not feel the need to try these out, but they will certainly be appreciated by corporate guests.

Ascott Marunouchi is one of the cleanest and most comfortable hotels I've stayed in. The rooms are huge, some having in-room laundry which is great for travelers on long trips. The views are excellent, and the location makes it very easy to get around. You can also jog around the imperial palace just across the street.

Ascott Marunouchi is also an excellent deal, when compared to other hotels nearby.

Stayed here as a Platinum Ascott member. Location great - near Tokyo Station and therefore lots of different dining options from cheap and cheerful to high class. Check in fast and efficient. Upgraded a room type due to Ascott status so a very positive start to the stay and hard to go backwards from there!

Room was big and spacious and very well decked out. Huge bathroom with bath, with great amenities. Beautiful view over the area from the 25th floor. Comfortable beds. Well appointed kitchenette.

Only real gripe is that while the furniture is relatively tasteful and functional, the decor is a bit twee - reminds me of a professional Airbnb fit out, especially the wall hangings which I suspect are identical in every room. Hallways also have pretty ugly carpet and trimmings, but the lobby and shared lounge and outdoor area were actually very stylish.

Pretty nice gym, and a small indoor infinity 'gym' pool which is closed to children.

Would stay again happily, but maybe more of a business hotel than a family hotel.

The rooms and housekeeping services at this Ascott are excellent and promised a memorable experience; however, the front desk team's performance leaves much to be desired. We inquired about the possibility of a late check-out at 2 pm on Saturday due to our 7 pm flight. Initially, we were informed that standard check-out is at noon, and to extend it to 2 pm, we needed to request to the front desk team one day before our check out.

On Friday morning, we revisited the front desk to follow up. To our surprise, we were informed that extending our stay by two hours would incur a 30% charge of the daily rate, contradicting the information provided earlier. After expressing our confusion, the staff member then mentioned our ASR membership privilege allowing us to check out at 1 pm, a detail that had not been shared with us previously.

Feeling frustrated by the inconsistency and lack of communication, we requested a clear resolution and asked for a message to be left for us in our room on Friday on the outcome of the late check out. Regrettably, we were told this was not possible, and we were instructed to check back in on Friday afternoon for a final decision. This series of miscommunications and service shortcomings left us disappointed with the overall experience.

Additionally, we sought assistance with booking a limousine, but to summarize, it appeared that none of the front desk staff were willing to make an effort to support their guests. Instead of providing assistance, they seemed intent on shifting the responsibility onto us, the customers. Regrettably, this experience has solidified our decision that this will be our inaugural and final stay at this particular Ascott location. It is truly disappointing to witness such a decline in service quality at a Japan Ascott property, reaching an unacceptable level of customer care.

We booked a 2 bedroom executive suite. The hotel location is set amongst office buildings and quite obscure. They definitely seem to cater to many business guests who come to work in Tokyo with their families. It has a small exercise pool that you can book to use for 1 hour, which is excellent. Since the pool is not very big, the fact that you can have the pool all to yourself is a great perk. The restaurant specializes in Singaporean food but when I was there, it was often all booked up for private parties in the evening. There are some restaurants in the underground arcade in the office buildings beneath the hotel and adjacent to the hotel. The room was spacious, clean, and all amenities were included and well appointed. The washer and dryer were fantastic. Could not have asked for more. A home away from home. Cannot forget to mention their chef at the restaurant, their staff at reception and the restaurant, were all very warm and welcoming. Would definitely go back next time I visit Tokyo.

Very conveniently located. Friendly staff assisted me throughout - checking in, checking out, hailing taxis, printing in the middle of the night.... rooms are big and spacious. Breakfast buffet choices are a bit limited though. But new, clean and very convenient. Overall a very enjoyable stay.

Great location, fabulous property.
The one bedroom executive apartment is huge and fully equipped with washing machine , oven , full kitchen utensils . Comfortable beds and fluffy towels.
Why I give 4 stars , because the washing machine is not functioning as dryer so your clothes once are washed will be super difficult to dry.
Amazing gym opens 24 hours , swimming pool that you can reserve your slot at the reception.
9 minutes from Tokyo station on foot.
Otemachi subway is just under the building, where also you will find many eateries and cafes.

Had a good stay for four nights in Feb 2023. The room was excellent, especially the kitchen and bedroom. Didn't get chance to use the washer/dryer but its a high spec Panasonic one as were the AEG kitchen appliances.

Access to a smoking booth on the lobby floor was also useful for my partner. The outside terrace looked nice for the summer as did the self serve Jura coffee machine in the lobby.

Only disappointment was breakfast in the restaurant. We hadn't booked this as part of the deal but decided on our first morning as we were jet lagged to take advantage of it. Choice was OK but most of the food was lukewarm sadly.

Overall though would stay again as it's nice to have a bit of space to chill and also not having to eat out all the time. Access to the imperial gardens and the 8-10 minute walk to Tokyo station were also great benefits. Basement also has a range of restaurants, Lawsons and connects straight to subway and more restaurants under a neighbouring block. Note though that most are closed at the weekend.

Fantastic location in the quiet / business part of Tokyo very near the Imperial Palace. The Otemachi train station is just at the basement level - very convenient! Our room was a 2 bedroom for a family of four, and it was immaculately clean every day with complete amenities for kitchen and bathrooms. The only downside is the somewhat limited food options - the basement restaurants are rather pricey but Lawson and 7-11 and Family Mart is near. Would definitely come back

Are you talking of the 2020 marathon? From what I see on their web pages the finish line is at Gyoko-Dori which is a 7 minute walk from Ascott. The rooms are super comfortable. My wife and I stayed in a studio apartment and it was more than adequate. We had a king size bed which a three year old can certainly fit or I imagine you can ask for a baby bed (probably at cost). This is a high end hotel/residence building and some might find it pricey but I think it's definitely worth it ( you get what you pay for). Also, service was excellent.

It turns out that at least one studio apartment has a washer/dryer. After pleading for this convenience, we were lucky and got one so equipped. It was a high quality machine that washed and dried in a reasonable amount of time.
