Small street entrance and then down a corridor and take the lift up to reception. Staff were friendly and very helpful, but didn’t speak much English. The room was small but clean and had good facilities. Stayed 3 nights happily. Breakfast options (included in price) were limited and mostly sweet – it was a little inconvenient that it needed to be taken back to your room for eating as there was no common area space to sit down for breakfast. But location was excellent (and price good) being so close to Ueno station, Ameya-yokocho, general shopping and Ueno Park as well as being within walking distance of Kappabashi Street and Don Quixote. There were plenty of different restaurants nearby. Luggage storage was easy to arrange whilst sightseeing on the last day.

This is a basic hotel that will allow you a comfortable rest after a day of touring the city. The room we got has 2 beds and 2 sofas. Our family of 4 can comfortably move inside. The beds are clean, and the bathroom is clean, too. There is no mini-bar, but they provided some mineral water. They do not clean the room on 2 successive days, so we had to put out our trash just outside our door. You can request cleaning every other day. You can get fresh towels, though, plus trash bags every time you need it. Same with tea. There is a laundry area on the 2nd floor that has a coin-operated washer and dryer. The hotel is quiet despite being along a main road and near the Ueno station. Its proximity to the Ueno station is a huge advantage in moving around. There is a nearby 7-11 and Family Mart, which makes it so convenient to buy food.

This place just offers amazing value. It's on the older side and could use a renovation, but everything works perfectly, the rooms are huge, location is perfect (1 minute from Ueno station) and the price is right. There is coin laundry on site, staff was friendly... given the price, you really couldn't ask for more.

A hotel with friendly rates in a prime location. The room size was very small, with part of the short corridor used as part of the bathroom. The room was quite dusty, raising concerns about cleanliness. Being close to the JR station, noise from the trains was unavoidable. There was a noticeable hump in the mattress, indicating it needed replacement, which, along with the noise, made sleeping unpleasant.
On the positive side, the reception staff were very helpful, assisting with storing our bags for a few hours before check-in and after check-out. They also helped us make restaurant reservations.

Great location, just an easy walk from Ueno Station. Small, quiet rooms with everything you need, including a bath. Free wifi. Our booking had to be changed at the last minute and the staff went out of their way to sort things out for us. Thank you.

Let me preface this review by saying I have traveled for 2+ months all over Japan and switched hotels/ryokans every few days if not everyday. With that said, Sutton Place Hotel was probably the lease desirable stay that I had experienced during my time in Japan.
Let's start with the rooms. Even up on the 7th floor, you could hear everything that is happening outside. Since the hotel is located right on a main road, there were often emergency vehicles roaring from one side of the road down to the other end all night long. Between the screaming sirens you could also hear every car and motorcycle that passes by. Not exactly sleep inducing. Then, there is the really thin walls. I can tell you that housekeeping starts taking over the hallways before 7 am. They are not shy about making a ruckus. I can also tell you that even with my head buried deep in my pillow and blankets that my next door neighbor was a family of 3 native Vietnamese speakers. They were late sleepers.
On my last day of there was also an issue of me being accused of stealing (verbally, not legally)... because I drank from their free water dispenser after I had checked out. Technicality much? The older man at the front desk was dead serious and I couldn't catch all the words he was using as my Japanese is really poor. A very severe tone was used and all the guests in the lobby area turned their heads and stared. The man definitely made a scene. I understand in Japan many small things westerners like myself would never think twice about back home could be considered to be rude. But this was the situation I was in that has imprinted a dark mark on my trip to Japan. This was also the only circumstance where I thought it was inappropriate for the hotel staff to act so severely. I mean, what is really defining what is okay or not? Using the lobby bathroom after check out isn't considered stealing (use of extra paper and water) but drinking from the free water fountain is? But they will still hold onto my luggage after I check out and it's okay? I don't get it. And considering they are in the customer service industry that houses international travelers maybe they should relax a bit.

I had booked a double room in early February for two men (myself and my partner) for a 5 night stay in late-April/early-May. The automated booking system accepted my booking. However, only a week before our planned arrival in Tokyo, I received an email from the hotel front desk staff informing me that the room I had booked was suitable for couples or 2 females only, and asked me to rebook two single rooms or a twin room. I pressed the issue, indicating that we were a married couple in Canada, and received the same response, despite the fact that there were no more twin rooms available - our trip was slated to overlap with the high-travel season of Golden Week. This left us scrambling to find other accommodations, a week before the busiest travel season in Japan. The hotel's policy alone is enough for me to give the hotel a negative review, but the fact that they allowed the booking to stand for almost three months before indicating any problems bespeaks a terrible customer service mentality.

I was delighted to find 3 nights available at the Sutton Hotel as they seem to be close to the Ueno Keisei station and very close to central Tokyo.
Unfortunately I was contacted soon after booking online to inform me that 2 males could only book a twin room or 2 separate single rooms.
This seems to confirm the trend reported among other travelers that mention that this hotel cares a bit too much about your personal business...
I have visited Japan many other times and this is the first time that I have come across such policy. Was quite disappointed to come across such a policy.

I have just encountered the rudest Japanese person I have ever met, and unfortunately he is the concierge of this hotel. Condescending, unhelpful and rude - the exact opposite of what I have come to expect from the wonderful Japanese culture. Perhaps he had bad experiences with other westerners, but that is no excuse for his behavior. I will not be staying here again.

Was greeted with an unfriendly old man who was at the front desk. His English is pretty much rude and hurting. He was very blunt and not smile on his face. We felt like we were entering a hunted hotel similar to those ghost movies. Our stay would be prefect without him attending to us. We particularly skip free light breakfast to avoid seeing him!
