We are grateful to the team Maurice and Adriana, team and staff for the professionalism, kindness and extraordinary service that we enjoyed at the Hotel. Thanks to the warmth and hospitality that our vacation has turned to a relaxing and comfortable stay. The hotel was very clean, the rooms were very clean and especially that I've never seen that the bed sheets were always clean. Entertainment, restaurant, pool and beach excellent to my expectation. We really enjoyed our stay here! The resort was spotless. The staff were friendly and eager to serve you. There are activities for the kids, kayak and jet ski rentals just a few yards away. The beach was magnificent - soft white sand and crystal clear water. We felt very safe having our kids swim here - the water was shallow and depending on the weather, very calm. Day trips to other islands and attractions can be organized right from the resort. Shopping and restaurants are close by if you choose to wander around the area. The rooms were clean and spacious. Everyone was friendly and helpful. We will definitely recommend Fiesta Americana!

Meh. This is strictly a basic resort, not all inclusive. Reasonably clean, but could stand updating, especially the shower (and water pressure). Only ate the breakfast buffet, which was ok, but often cold. The worst part was the big push to buy their vacation package, the sales team was pretty aggressive, but wouldn't let you review any printed material or contracts, just their explanation written with a sharpie on a big piece of paper. Do your homework before signing anything, you'll find lots of negative reviews for this program. We did get a voucher for a nice 30 minute massage for going through the high pressure sales pitch. Massage at hotel spa was great! LOL! Hotel beach was nice and clean as was the pool, drinks at the bar were good but expensive. Being not "all inclusive" was a blessing in disguise, as it caused us to venture out to find great meals in the resort zone and we were not plied with cheap liquor all day and night-LOL. I'd only go back if I got a smoking deal.

Coming from snowy Canada, I look forward to spending time at FACancun Villas for 2 weeks in November and February. I love that it is a smaller resort with a family friendly atmosphere. This year we were greeted by Rodrigo the bellhop who took care of our luggage and got us settled in our room. Janet at reception was very helpful in making sure our room had a view of the pool and the beautiful sunsets. Inez our housekeeper was very friendly and kept us stocked with water and linens. We love to spend our days on the beach under the palapas. The wait staff is very attentive especially Rafaela who greets us by name with a smile. The food and drinks are yummy! The water is calm and shallow. This year I loved aqua gym in the ocean with Manny and Daira from the Entertainment crew. We also enjoyed the music, games and special events for Thanksgiving and Christmas. We are excited to be heading back in November!

Understanding this is one of the original Cancun hotels, throwing some money into renovating the facility is warranted. Ripped curtains, dirty furniture and filthy bed frame wraps are easy, inexpensive touches to upgrade. The lobby furniture is worn and visibly dirty. Nothing looks expensive to replace and should be upgraded to create a more appealing entrance to your hotel. A musty smell permeates the entire hotel, especially the guest rooms. We stayed in a 3-bedroom oceanfront villa. The shower was broken in one of the bathrooms rendering it inoperable. Upon reporting, it was promptly repaired with new fixtures installed. On an equally positive note, the sheets and beds are top notch. There’s nothing like a super clean, crisp, starch-like-feel to the sheets. They were five star worthy. Housekeeping & maintenance staff were super accommodating, particularly Eduard, Francisco & Marta. (Excellent staff!) While housekeeping provided temporary relief, musty odors permeated the room. We opened scented candles and sprayed Febreeze on furniture, bedding and curtains to no avail. It temporarily masked the marinating odors. There was an occasional smell of raw sewage in the villa. That’s never appealing! Ever! The overhead vent screens have an enormous amount of dirt caked on them. Cleaning them and replacing air filters might greatly alleviate the musty smells and respiratory challenges caused by same. Staff were nice and generally supportive. There is a marked difference in little, special customer touches experienced at other Fiesta Americana hotels. Getting to the pool early to secure lounge chairs was a priority. We watched people do laps trying to find chairs. The beach was never an option due to its super small size & limited chair availability. On a positive note, the pool was refreshing and the music was perfect. The palm trees added to the tropical feel everyone enjoys in Cancun. Fortunately it was our last night when we uncovered the reason for the putrid, musty odors. A monsoon rain storm completely flooded our suite! The sliding doors were double bolted but that did little to stop the rain & massive puddles (mini lakes) inside the rooms. I’ve never witnessed anything like it and, when reported at checkout, it was beyond obvious it’s an ongoing, unaddressed issue. The sliding glass doors need to be replaced. The size of the suite & kitchen area were ideal. We so wanted this to be our new, annual retreat in paradise. Regrettably, the other issues mentioned will ensure we just can’t return next year.

The pool, beach, and the downstairs lobby were very nice here. However, the room itself was just ok. The outlets would intermittently not work, the bathroom was really small, the sheets were moist, and the cleaners they used were very strong smelling. I did appreciate that they had silverware available for use in the room. I really enjoyed the Palapas restaurant associated with the hotel.

We enjoyed our vacation. The resort has a beautiful architecture that is timeless and classic. . It does not have the “wow factor” you get when you pull up to the entrance. It especially looks drab next to the beautiful RIU palace next door. The front desk is basic- like a moderate chain hotel. I took away one star for the dingy-ness of certain things. The curtains/wall stains / sofas/chairs… Anything with fabric needs a deep clean or replacement. 3 bedroom villa- very large- had a weird bleach/mildew smell but fortunately for me, I actually like that smell- lol. Slept with sounds of ocean every night! The balcony is small- just enough space for 2 small chairs ( chairs were dingy too) Housekeepers were great- always left water and clean linens & Never came too early. I did not cook so I cannot speak about the kitchen utensils but they looked old too. Water pressure was strong, toilets worked, appreciated the C.O. Bigelow hair & body products. Hotel staff- most do not speak English and if they speak English it’s very limited. They were kind and smiled while they gave me the look of “confusion” lol .they do not acknowledge you as you walk by- no “good morning” or “buenos dias” Majority of guests were Spanish speaking, which is probably why it’s a good choice for Mexican nationals and probably why they do not hire English speaking employees. After We checked in- a woman took our wristbands and proceeded to sell us a breakfast timeshare pitch. Poor lady didn’t stand a chance, it was sad that she attempted to sell us w/o knowing any English . I kept trying to interrupt her but she would not stop talking so I grabbed my belly and shouted “bano”. She gave us the wristbands and we were on our way to the room😅. After that- no one else tried to sell anything. The BEACH!! Was stunning beautiful and calm. It was my top choice for picking this resort and it did not disappoint. The stairs leading down are rustic and probably not great for elderly or disabled. Never had an issue finding chairs with shade palapas. Loved the food service that comes to your chair. We used it everyday. Drinks are subpar and seemed watered down like an AI resort. They do have a happy hour (2 for 1) option everyday. The resort played authentic Spanish music all day-loved!! There was no entertainment at all at night- we heard the parties and shows from the neighbor resorts. Food choices are limited- Breakfast buffet is convenient and decent $34.00 USD Servers did not tend to our table- to clear out dirty plates. Walked to the supermarket and restaurants outside resort for variety. All in all we enjoyed our stay and highly recommend for Spanish speaking self catering guests. but given the nature of Mexico we will choose all inclusive with on site entertainment next time. Leaving the resort for food is sketchy and having to constantly deal with pushy vendors EVERYWHERE is a nuisance. Feel free to message me if you have any specific questions

We went there in the first week of Mar 2024. This Villas is old building and Poor facility. One of two elevator is not working and didn’t fix it during the 7 days we were there. They said didn’t know when would fix it. There was a strong sewage smell in the bathroom. On the third day, I ended up changing rooms.
