Property's Favourite Review
This guest house is well situated for anyone wishing to visit the town on foot. Signal Hill and the Newman Wine Vaults are both a 2-km walk in opposite directions. In between, you have the Commissariat, the Colonial Building, the Rooms, etc. Note the free parking on Military Rd.
The house itself offers clean and comfortable rooms, with or without bathrooms. For those without, there is one on the 3rd floor. Also on the same floor is a laundry room that guests can use. Note that rooms on this floor tend to be a tad stuffy in hot weather. Fans are available.
Continental breakfast (toast, bagels, croissants, cereals, hard-boiled eggs, yoghurts) is served every morning in the kitchen. One can choose to eat outside on the back patio overlooking the nice garden. In the evening, it was nice to have access to the microwave and warm up a supper.
The owner who lives next door was quite friendly and made a point of talking with the guests.
Overall, an enjoyable stay in a comfortable inn with a nice garden!

Our room on the third floor (with shared washroom) was so quiet and comfortable I didn’t want to leave. The garden and the lounge were lovely and we really enjoyed chatting with our hosts and meeting the other visitors “from away”. Breakfast was perfect and we noticed our host went out of his way to accommodate the dietary needs of his guests. (Gluten free). Everything was clean and fresh. Bus stops were convenient and the public transport worked very well, although most everything was within walking distance. I highly recommend The Elizabeth Manor!

What a lovely place to stay! Our three-generation family spent a week in three rooms of the Elizabeth Manor Guest House in August 2023. We loved the garden atmosphere and the convenient location, close to Bannerman Park with its swimming pool, splash pad and historical buildings. It’s also close to the Rooms, several superb restaurants, music venues, and other points of interest. Rob’s friendly morning greetings and ample breakfast got us off to a good start every day. His travel advice was valuable – especially since we walked or bussed several places. He was most responsive to small requests that added comfort to our week. We highly recommend the Elizabeth Manor Guest House. It's quiet, comfortable and friendly. We had a fantastic stay.

Beware this place charges you an extra 3% charge to pay with a credit card
I was not told this, and it was not in the fine print when I booked. I also wasn't told this when my Credit card was charged.
This place is honestly like going to a Michelin Star Restaurant and being served food you can get at your local diner.
Don't get me wrong on 1st appearance this place seems amazing, but when you get to the finer points this place is rough around the edges.
1st they double booked us, so they out us in a different room than we originally booked, ok whatever but this is a constant problem from what I hear and happened to other people at the property during our 3 night stay as well.
The bathroom was not cleaned properly upon check in and when I brought it up with the female owner she apologized and cleaned it and said it slipped her mind. After she left there still was hair in the tub/shower.
Later on she gave me her number and said if you need anything text me, the following day I texted asking for more toilet paper as we ran out, to no reply and yes I verified it was her number. I finally took some from an upstairs bathroom.
The mishmash of things around made it feel like there was no thought put into anything but just whatever was on hand to put somewhere, like the different lightbulbs in the bedside lights, the inside and outside shower curtain being completely different sizes and obviously from the dollar store.
Finally the breakfast was subpar. The yard is beautiful.

Thank you for staying with us and for the feedback. We understand that the 3% surcharge isn't great, so we do offer our guests the option to pay via etransfer to save the surcharge. The surcharge is on our website and is noted in our invoices, but we appreciate your note about this. We have now added it to our confirmation and pre-stay emails in order to ensure it isn't missed by other guests. We are in our third season owning the property, and this year had a glitch when we started to upgrade our booking system. Due to some issues with it not syncing with carriers like Booking or Expedia, etc., we had to manually make some changes. We scrambled to reach out personally to all of our guests as it happened right at the beginning of the season, and we wanted to ensure they were aware of the changes, and to give the opportunity to change if needed at that point. We had actually upgraded several guests to the private one bedroom apartment with its own entrance and private patio at no additional charge. In some cases, this room was a 50/night upgrade. We take a lot of pride in our house and make every effort to maintain its authenticity and beauty. We can assure you that items are not from a dollar store, but yes there are sometimes mismatched items throughout. We feel it adds to the authenticity of the house. Our guests consistently tell us that they feel at home, and we do our best to provide this. This is the highest compliment we could have. We are meticulous about our cleaning standards, and have a checklist for our staff. We also conduct spot checks. We do sometimes have times when we were assisting other guests, and do apologize that we missed this. We are a small, family-run business. We were available immediately when you called us, rectified, and apologized. As well, we always strive to go above and beyond our guests' expectations. If I may add an example, we recently had a guest request additional fruit options at breakfast while one of us was in the kitchen. We immediately drove to the supermarket to purchase many different options and get back in time for the guest to enjoy during the breakfast period. This is just one of the ways we try to go above and beyond. As always, we appreciate the feedback as we always strive to better ourselves with an aim to make everyone's stay the best it can be.

Rob and Brenda are the perfect and readily available hosts that live right next to the manor. There are many comfortable rooms, some with a shared bathroom and some with private bathrooms. I've stayed there for a time this year and last year enjoying both times very much. Their guests are very friendly or you can just retreat to your space for quiet time. Both Rob and Brenda are so kind and friendly who readily give any information they have to help you enjoy your time in and around St. John's. The breakfast is also very plentiful and you can always enjoy a nightly coffee or tea when you are back from exploring. Perfectly situated, as well. Highly recommend.

In November 2023 we made 2 reservations of 1 night each for a room with private bathroom (Pretty harbour) for the month of June 2024 on the website and we received two confirmations for each night. The first reservation went very well and conformed to our reservation.
For the second reservation for one night, it was not the same thing. Arriving there, we communicated with the owner because we did not have instructions for the room code, an envelope had to be left for us in the entrance. The owner told us by phone that he had a reservation for us but only for the next day. We sent him the emails which confirmed our reservation for the same day. The owner blamed the online booking application. The owner sent us to another room which was still occupied. We finally got a tiny room with a shared bathroom on the floor above and a refund of $20, the difference in price between the 2 rooms, no additional amount, no staff on site to apologize. By talking with residents of a group there, we learned that the room we had reserved (Pretty harbour) was still occupied by them for the next 2 days. So the owner lied to us when he mentioned that he had our reservation in this room for the next day. I think we got screwed because it was more interesting for him to rent for a group for a few days than to honor our reservation.

The Elizabeth Manor was a wonderful experience. My two friends and I shared the Harbour Grace room on the first floor. It was cute and had everything we wanted for an amazing price. The kitchen was clean and we loved the complementary pastries every morning. The room was stunning and bright, and the antique furniture was a plus! Only downsides were that the bathroom was a little small and our room was not cleaned during our week stay, but the pluses far outweighed this. The couple who owns the hotel were very kind and friendly, which we appreciated. The location was perfect, just a 10 min walk from George St and most restaurants downtown. Would recommend this hotel in an instant.

My husband and I stayed here 3 nights for our 25th wedding anniversary. The home is lovely and our room was amazing. The location is ideal and you can walk to most city attractions as you are steps from downtown. Rob was an excellent host and passionate about his hometown. We didnt need a map as he was so detailed in his instructions! The breakfast and kitchen area was a great meeting place to converse with the guests and owners! Elizabeth Manor exceeded our expectations! We will definitely recommend and return!!

+1
The location is excellent, and the two teenagers who provide most of the services are lovely.
The room was unbearably hot as it had no air conditioning. The outside temperature felt like 33 C, and inside the room, it was even warmer. As soon as we arrived, we asked the owner to release us from the contract. The room was stifling. He tried to ignore the question and instead offered advice on where to eat. When we insisted and told him it must be higher than 35C in that upstairs room, he refused to refund the fee. He promised it would get cooler overnight. Sadly, we listened to this. It did not get cooler. With the humidity, it felt like 29 overnight, just as forecasted. We regretted every miserable moment of that sleepless night. Hubby couldn't stay in the room. He spent the night in the living room two floors down, which was still warm but not as unbearable as upstairs. The owner said it didn't make sense to pay to buy air con units for the few days in St John's that it's needed. I understand that, but it might make more sense to him if he was releasing his guests from their contracts when it's too warm to be healthy. Holding us to the full cost means no downside for him. Breakfast is nothing like a B&B. It's cold and self-serve. Also, the bed is so rickety that you can feel every move your partner makes. The sheets seemed clean stains on the bare comforter. The room was superficially clean but old and tired, with grout missing in the shower and dings in the walls and furniture. The fans they provided were dusty and only blew hot air around. The other owner told us this is a student rooming house in winter, and that's what it felt like. To us, the fee was not in keeping with the product. We were spoiled by B&Bs throughout NL, which were so much better and staffed with owners who lived onsite and provided services to their clients. Really nice hotels in the area are only $50 more per night.

Response from Robert Carroll, Owner at The Elizabeth Manor Guest House
Responded 3 Sept 2024
As a proud small business owner I am disappointed by this response. Mainly as the comments were not accurate and these quick, unthoughtful responses hurt small businesses, when an unsuspecting reader doesn't get the complete picture. To me, I feel they tried to find EVERYTHING wrong, that they could. Not accurate nor fair. We have the best reviews in town of all the BnB's - its because we are an amazing BnB, we are also here during the morning breakfast - an ample and fresh continental breakfast, as advertised. We provide clean rooms and wonderful common areas and the only concierge service. I understand these particular guests weren't happy so I phoned them and spoke for 25 minutes with the guests (I was travelling at the time) and when I arrived home I personally came over to speak with them while they lounged on the back deck. I didnot deflect the conversation - I truly thought they might want to get out and have an amazing meal. I am connected with many of the restaurant owners and offered to make a last minute reservation for them. Truly I feel the real issue is the guest asked for a refund at 5 pm after checking into the room. I declined as its not fair as my cancellation time is 7 days - I will actually honour 3 days. We advertised the house as a beautiful historic old home in old St. John's - we believe the website and various independent reviews depicts this quite well. We mention there are stairs, no elevator. We also offer the only family suite for up to 6 family members for $249. The local hotels are about $500 for two rooms - minimum! Sometimes the hotels may have a special but never cheaper - especially in the height of Summer - no! Our rates are the same from May - when we open, till October. Fairly priced and always the same. As for student housing in the off season - yes, imagine trying to attain more than a 3-4 month revenue year? That's not a negative - that's a positive! but I note we only house visiting University lecturers, PHD and Master Students. Mature students! We tell our other happy guests this when they inquire about our business and they are quite happy we have found a way to supplement the off season. When the students / professors leave in late April we have a professional company come in and do a deep clean - in fact, we do deep clean every month in the off season. Once the deep clean is done we have the carpets steam cleaned - then we paint, replace pillows and duvets, towels - whatever is required. We have a yearly scheduled maintenance program that involves adding / removing furniture, painting, carpets and such. We buy new duvets, pillows and covers every year Yes, I am not denying the room was unseasonably warm and I never offered a refund. But truly, this is where the complaint should stop. We get about 5-10 days like this a year. As the house is old and quaint we try to show the splendor of the old architecture. We don't feel sticking a metal box out the window of these old buildings to be astetically pleasing...... but run down? Not even close! We have spent over $90,000 per year over the past three years on exterior updates, room updates, temperpedic mattresses, larger more comfortable toilets and amenities. The back deck project cost over $110,000 and it allowed open air seating with glass railings and large flower baskets and planters and cafe seating - very quiet, tranquil and private. What our guests didn't mention is our spacious deck (new) cafe seating overlooking well tailored gardens - nothing like it in the city. It is correct, we do not live in the Manor - we live next door and we are always available. we always felt a guest will feel more comfortable not having the owner and family in the same house - probably more relaxed not having us around. Does the home have a few nicks and bangs? Well, its a 120 year old house - it has 'good bones" but suitcases from weary travelers does take a toll. We do correct these when its not an inconvenience to the other guests but the Manor is cleaned, wiped and adjusted after each stay. We do not offer a hot breakfast as I have never had a guest say, "we came to Nfld to have a hot breakfast!" Guests come to see the beauty of the land and more importantly - the people! They want an ample breakfast before they go and explore and we more than provide this. Either My wife or daughter or I (depending who is scheduled for work that day) attend the breakfast from 7 am - 10 am - to keep the breakfast stocked up. We also provide maps and individual concierge assistance when asked. We love to speak on Nfld. Here's our breakfast menu: fresh berries, bananas; Local breads and croissants; Yogurts; Local eggs - hard boiled; 10 types of Green and Black Teas; 4 types of coffees including decaffeinated; Orange juice and fresh milk; 4 types of cereals and granola; We also advertise a dietary or gluten free option upon notification; I cant tell you how many times I have run to the local grocery store to grab something when a guest comments - something is missing. We want our guests to be happy. When I travel I read reviews to get an overall picture of a place - there is always someone not happy and sometimes one can't change that disposition. I believe our reviews speak for themselves. Robert Carroll Small Business Owner Elizabeth Manor Guest House Trip advisory's # 1 rated BnB in St. John's for three years!

I've stayed here twice now; once as a longer-term rental, and once for a shorter stay. It is my favourite place to stay when I visit St. John's. The rooms are big and clean, with very comfortable beds. The bathrooms are also very clean. I really enjoyed being able to prepare my own food, and the kitchen here has everything you would need. It's also within walking distance to pretty much everything - MUN, Signal Hill, downtown, grocery/liquor stores, and there is a very nice park a couple blocks away. The best pizza joint in the city is two blocks one way, and there is a fantastic cafe a block the other way. I'll definitely be back!

Yes, plenty of parking on the street right in front, or in the church parking lot across the street.
There is no need for a reception. You'll be provided with an email full of instructions (what to do when arrived). Code will open the door. Your name will be listed on a second door. So, you will know where to go :)
I am flying into St John's at 23:50. Would it cause a problem if I arrive at that hour of the night?
As we are a self-check in Bed & Breakfast, arriving at a late hour is not an issue at all. There is an app for City Wide taxi that gives you the option to pre-arrange a pick up time. Taxis are always available outside of the airport as well. We are only a 10 minute drive from the airport.
You may park anywhere on the same side of the street as The Elizabeth Manor without a permit. There is additional off-street parking across the street in the gravel area of the church parking lot. Please call us for directions.
