The Roses Heritage Inn offers excellent location to explore St. John's by foot or by car plus a good breakfast every morning. But beware of the street cleaning no-parking bylaw in neighbourhood streets. I got two parking tickets, $40 each, on Military Road and Bannerman Road, both legal and free for overnight parking. The City of St. John's provides no "street cleaning no-parking" signs on the roads for its residents and visitors. You have to search the City website for the dates and the streets on street cleaning no-parking to avoid getting a parking ticket.

We are so sorry that happened. The B and B owners have complained. My employee has the schedule and we post signs in the hall but this one was unscheduled. . The church across the street is $10 for 24 hours. We recommend you park there. Honestly if you Sign not guilty and send it in my understanding is they waive. I think we recommended you do that. I hope you did. Parking tickets for street cleaning in July sucks!

Cozy, antique-style rooms in a convenient location a block from the Sheraton. Closer to the access to Signal Hill than the parties of George St. The owner joked that this forces guests to be sober by the time they walk back! If you are a light sleeper, choose a room back from the street or bring earplugs. The check-in and check-out is very streamlined with a passcode being supplied by email. There is a sign on the door saying No Shoes, which seemed to mean no dirty shoes, but I did see some guests had brought slippers. Regulars, I guess. The homemade breakfast and homey, harbor view breakfast area explains the return visits!

Arriving was awkward as we were given the access code to one of their other properties, but not for 18 Gower. Fortunately another couple were exiting as we were entering, and let us in and gave us the code after confirming that there was an envelope with our room key and our name on it at the front entrance (they had the same experience, and a different guest did the same for them). The room itself was beautiful and we had our own bathroom. The king-sized bed was very high and difficult to get into (I'm short) but very comfortable. We were on the top floor in King's Cove, and when the weather warmed, we found our room got quite hot. We did have a small fan we put in the window but I wouldn't want to stay there if the temps were much warmer. There was supposed to be a hairdryer in the room but there wasn't; I texted the housekeeper using the number left for us, but got no response and although our room was made up, a hairdryer never appeared. Breakfast wasn't impressive (cold bagels, cold cereal, a little bit of fruit (watermelon or pineapple), coffee. We ended up grabbing a mid-morning snack as we were still hungry, and got breakfast elsewhere the next day. On-street parking was free and easy to find close to the B&B. The location was great. I would definitely stay here again, because it was clean, comfortable, beautiful, and in a great location.

We stayed at the Jellybean Inn at 18 Gower Road in September 2021. Our stay was pleasant enough, other than that my daughter's mattress sagged as the support underneath was broken.

However, we received an unpleasant surprise when we noted additional unauthorized charges for breakfast, when they advertised that breakfast was included.

We contacted the hotel right away, and initially they indicated they would reverse the charges by deducting them from the cook's salary! Unfortunately, they appeared to be stringing us along as after over 10 emails with management over the last two weeks, they have still not reversed the charges and have now stopped responding.

The silver lining is that at least they seem to have updated their hotel website with new breakfast details to show that Jellybean Inn guests will be charged extra for breakfast.

If you decide to stay here, just keep a close eye on your credit card statement, and if you see unauthorized charges, just contact your bank right away, as these folks won't necessarily stand by what they advertise.

Hello, thank you for your review. Our goal is to turn issues into making us better. All our mattresses ( Sealy Posturepedic) and beds are brand new in spring 2020 so with covid and closing for the winter the beds have had very little use. The only room with two beds has a solid base so there is nothing to sag. We ( management ) would certainly remember somebody complaining of a sagging mattress. Secondly, we take pride in our happy employees that in some cases have been with us for over 12 years. If we engaged in such antics of charging them for a missed breakfast charge, that would not be the case. Last September was our first real month as the province opened July 1 and it took until September for folks to feel comfortable about travelling. The base price at The Jellybean is on average $20 less than the Roses Heritage Inn (our sister property operating for 15 years this spring.) This property has the same Historical nature and amazing architecture as the Roses Heritage Inn. Overall very similar all with ensuite bathrooms, high-speed internet, careful thought to the interior design and a gorgeous yard with a fire pit where the sun sets directly on the seating area well into the evening. The Jellybean Heritage is even closer to the waterfront located right behind the Roses. The price difference is because the Jellybean Inn includes a healthy continental. We have noticed over the years some people don't want to sit and have the large breakfast that details egg dishes, meat, hash browns fruit juice coffee tea at the Roses. At the Jellybean, we offer a continental focus on healthy and delicious. Steel-cut oats, yoghurt, Gluten-free cereal, parfaits with fresh fruit. Of course our coffee and tea, fresh juices. Last fall some guests wanted to come up to the Roses from the Jellybean for a full breakfast as we were not at capacity in 2021 we offered that for only $12 pp. I can only surmise this complaint was because we charged the $12. It is factual that unless it is a full group booking with special terms, to avoid confusion we do not offer Jellybean guests to come up to The Roses in 2022 for breakfast. With free street parking or the availability to purchase parking passes directly from the church if you prefer off-street, as breakfast is included, the rate is the rate with no add ons. Simple works!

I have been here since October and have extended my stay until March 2021, this place is Amazing the owner takes a lot of pride in the interior design and attention to detail it is also very clean . The location is great as well 5 minute walk to downtown and 10 min walk to Signal hill, also bus station right across the street, location is also fairly quiet, I travel all over and certainly feel the hospitality here is one of the best I have experienced. This is a great place for longer term stays or short term stays. I highly recommend it and will be a returning client.

Do not stay here. Really. I didn't listen to the bad reviews of previous reviewers and we didn't sleep any of the nights. Unless you want to stay with the noise of a bus stop immediately outside and hearing noises of every other room in the entire building. This is a big bnb operation, not a small quaint one. Not one staff member greeted us in a friendly way, they serve hot breakfasts but it was cold and literally plopped it down just as you arrived and didn't ask what you'd like to have. The airline lost our luggage and you'd think for such a big bnb they would have a toothbrush/paste available but no. Good location geographically and lovely decorations.

Dear Kathy from Calgary. Well, you know how to take the wind out of our sales! We review all reviews to make things better. We noticed on your trip advisor you had left ten other 1 star or two-star reviews, which made us feel a bit better. We also have 20-plus years of kind comments in our guest books before folks before trip advisor existed. Stephen nor I got a request for a toothbrush. If we had, we would have brought you one from our home. It's not a high-demand item; we are a block from a convenience store. Thanks for the suggestion. We now have a spare. Stephen would give you the shirt off his back if you asked. You booked Rose Blanche at the front of the house. You mentioned it's beautifully adorned and only $129 a night. We provided a cooked breakfast served on China in the dining room overlooking St. Johns harbour. Yesterday she did Newfoundland toutans! We also are proud to be able to provide gluten-free and vegetarian options. Every day I ask folks how breakfast was, and "excellent ". Our Newfoundland music is in the background, and the love and energy from the dining room is not matched by any other establishment. This is the standard reply, so I'm scratching my head at what when wrong with yours. As the two rooms are on the same floor, I asked folks staying there if the could hear the music, and even then, the answer was no, so the old girl is well-built! I stayed at a hotel recently in Calgary at $174 per night, they "provided" breakfast, but you had to use plastic, forks, eggs from cartons, and paper plates and the coffee was weak. It made me feel proud of what we offer. I've been managing this for 17 years. The Roses is the longest-running bed and breakfast in St.Johns, established in 1986. I would have heard about noise through walls, buses keeping people awake, breakfast" plopped down," or cold food. Repeat guests' reviews and personal feedback over many years are quite the opposite. "perfect" is a standard answer. I would say it's impossible to hear guests from the "entire building," given the thick walls and lack of anybody saying so. In terms of us being quaint, we have 11 rooms. Not a 400-room hotel, Not a 4-room mom-and-pop that lasts a year or two. Most guests and we think this is the perfect size to survive the years to run all sorts of challenges. We had a repeat guest c that stayed at the Roses in 1987.! With 11 rooms and bookings up to 8 months or even longer in advance, we can manage a professional cook, which affords us to have full-time staff. The breakfast goes from stove to plate, so we can't understand why or how only your breakfast was cold. Megan and Bree are right there smiling at you, asking how things are. My wife and I were at the Roses for several days during the pandemic in Sept 2020, and found ourselves at the friendliest inn we've stayed in for many years. Though she was not providing regular breakfast service because of the pandemic, she very kindly cooked a fine morning meal for us every day we were there. The rooms were elegant, the location perfect, and the parking outside on the street or across the road could not be more convenient.

The photos were taken a long time ago.
We had a room on the top floor next to the kitchen and breakfast starts at 8 am
The room was quite big as was the bathroom but little things let it down.
The bathroom mirror had toothpaste splatters when we arrived and the dust on the floor under the table between the toilet and tub had not been cleaned for quite some time. We were there for 3 nights and nothing changed. In addition to this there were Tissues( I presume clean) blocking holes in the fake fireplace. Surgical tape holding furniture legs together and the ceiling over the bed was peeling and parts looked like the could fall down at any minute.
Finally the bed was so high I needed help to climb in. I could really have used a step. My husband joked about me being the princess and the pea.
The bed however was comfy and the linens clean. Breakfast was hearty with good coffee.
Overall, I would say that this place is not worth the price you pay.

Dear Mrs. Barton, Thank you for your review. Upon reading your review last evening, I inspected the room immediately to see what you might be implying. I looked specifically at the mirror, a ceiling falling and inspected the hardwood floor and furniture for surgical tape and tissue stuck in the fireplace. (??) The furniture and art are all period pieces. There is no duct/surgical tape anywhere I could see, and I polished this furniture in the winter, as it is my hobby. As the owner, I hand-picked these pieces. These tongue-and-groove joints on authentic antiques are unlikely to find an establishment. The bed is a solid cherry four-poster. We updated the furniture and air conditioning unit this spring and took new pictures this year, 2024. I can’t sink into melamine furniture, but one piece will surely get refurbished. The fireplace millwork is the original from 1904. For safety reasons, we do not have it operating. It’s boarded with attractive brick for heat and safety purposes. I don't think anyone would appreciate a guest coming home from George Street and having a log roll across the floor, creating a fire hazard! As a designer, I think brick fits the decor while maintaining the mantle and ambience. Of course, I'd rather have a propane fireplace, but that would be a huge endeavour. ( we do not have access to gas in NL) . These fireplaces were built for coal. Finding a neatly folded napkin between the wood mantle and the brick could be unsettling. I had to crawl onto the floor to see this, but I removed it. Nothing was scary behind it; I was half expecting a love note! Perhaps our resident ghost left it there! Please forgive my cleaner for missing this. I'll call you to find out where the tape is, but it wasn’t visible or a part of my Victorian decor. :) Looking up, I saw an approximate 6-inch tear in the lathe and plaster ceiling. With an approximate 250-square-foot ceiling, the ceiling falling is a tad exaggerated, may I suggest, but be certain my handyman will attend to this. Older properties take constant care, which we do with great affection. On a more serious note, I spoke to my head housekeeper to see if I needed to review the mirror/glass and hardwood floor cleaning policies and procedures, as we've been getting steady good reviews on their cleaning. We were both surprised. She agreed it was improbable that it was left on check-in AND daily tidies we did daily. (assuming you didn't have your do not disturb on the door) It was spotless on the impromptu inspection. It's so hard to know, but you can count on us to take our cleaning very seriously, and my head cleaner was trained in Dubai in a 4-star hotel. A little of the cleaning product spray left a film, perhaps. Rest assured, I spoke to everybody involved. Concerning value, you paid $177 ( plus tax) for a spacious room with a bathroom and hot breakfast served on bone china in a fantastic central location. This rate was a $8 increase in about seven years. I could ask more, and clients who elect to go through third-party booking engines happily pay up to $215 for the same room, but we prefer to stay full. My market research shows we have the lowest prices in St. John's with a full breakfast in a central location. Our valued guests are booking 6 to 12 months in advance to get optimum choices. Thanks for the suggestion regarding the wooden step to the bed. I'm also petite, so I get it. It's such a lovely look to have an 18-inch mattress, but a wooden step may assist the more vertically challenged guests. Kind regards, Carole

This felt like home away from home. The room (Lushes Bight) was beautiful with two very comfortable beds and a quirky down-three-steps ensuite bathroom. TV had lots of channels. Jug of water and two glasses provided. Closet was a large walk-in size. Carole was a warm, hospitable, responsive host. She also let us change our dates when our flight details changed. We stayed in off season, so breakfast was not included (reflected by a lower rate). Yet, there was still coffee, tea, cookies, and toast available in the fourth floor kitchen area (which spans the top of both 9 and 11 Military Road, joining the two buildings). This place is beautiful, comfortable, reasonable, and located in the middle of blocks and blocks of typical jellybean row houses. We hope to return someday!

I loved our room. It's beautifully decorated, very clean and feels like a home away from home. The bedding was wonderfully comfortable. I loved that it's in one of the colorful houses that line the town's streets. The environment was very warm and inviting. I highly recommend Jelly Bean.

The only negative is the parking. It would be better to give or sell a church parking pass to all guests as a room reservation option. The parking is inconvenient.
