Imagine your own 66 square mile territory with your very own lakes, rivers & streams. Trophy fishing the way it was years ago. Catch record breaking Northern Pike, Lake Trout and Brookies! The sale includes a small lodge, cabins, fleet of boats, equipment, saw mill, outfitters business & outbuildings with exclusive leasehold to the entire property, about 66 square miles. It can not be divided up. Two addition satellite camps come with this sale along with their cabins, lakes and boats located on a higher elevation plateau. You can drive to within a mile of the lake past our camp. We use a 4 wheeler to take supplies and stuff down to the lake and boat it over to the camp. You could make lots of money at it if you worked it as a business. The previous owner 12 years ago was doing $300,000 a year when it was only float plane accessible. Fisherman come in really happy and leave really, really happy. You could double the business by advertising hunting as well. But hunters expect you to bait for bear and stuff and I don't like to bait animals. We're asking 1/3 of what we have into the place. We mainly used it for a family retreat. A couple years ago my winter caretakers from our beach house decided they would like to spend summers at Lac Perdu. So they refurbished everything over the past few years and I started advertising it for fishing this year and got pretty booked up for a first year. We are in our 60's and don't want to run any more businesses. Just want to start slowing down and enjoying life a litter before its over. As beautiful as Lac Perdu Territory is I just want to get it sold and use the money to get something in HI where our daughter lives. Our kids are spread out at this point and no one has the time to get together to go up there together anymore. Please note: This is not fee simple property that you own outright. Crown land is never sold. This is similar to properties in Hawaii, out West and Alaska. The leasehold automatically renews as long as your taxes and exclusive permits are paid. It renews every 9 years automatically. The price for the Leasehold & Exclusive Rights is $4,300 a year. We just did another 9 year auto renew this past spring. The taxes on our buildings is less then $1000 a year. You do need to keep 2 million insurance on it as a requirement and that is about $1200 a year. So all expenses come to under $7000 a year. Exclusive rights are the KEY. No one can ever land on our lakes or fish our waters. Other outfitters do not have exclusive rights. They have purchased the business from someone and the leasehold property rights from the Canadian government, like our selves. But people are still allowed to buy a permit to fish in their lakes, not in ours. The Canadian government does not give out any more exclusive leasehold territories. We are also serviced by the largest float plane airline in Quebec, Air Saguenay, who are wonderful to work with if you choose to fly into Lac Perdu. Or we have a heliport so you could have supplies flow in from the local helicopter company. They have a heliport spot only 1 K away. ... more   less
