This hotel was very nice, with a lovely and comfy bed, a beautifully large bathroom. The air conditioner was on a strange schedule and would not always turn on when we wanted to cool down the room. We also sometimes had outside visitors in the room in the forms of bugs but other than that the room was beautiful and perfect for what we needed - which was a place to stay at the end of the day sightseeing the little Italian towns in the area! The breakfast was a little disappointing and mild for our taste, with a small variety of breads and cheeses and other items. There was delicious cakes for breakfast however, not exactly what you would want to be eating every day for breakfast. I would have appreciated some eggs, more bread items fresher fruits and a wider selection of cereals. The spa was not included, and there wasn't even an english version of the spa menu for us to review. Checkout time was 1030 which is unusually early for ANY hotel, is the same time that breakfast finishes so made us feel stressed about checking out and having time for breakfast. If we had needed something more than just a place to rest, I'm not sure I would've picked this place. It was conveniently located about 20 mins to Spoleto town.

We used to go to the pool last year all the time, for 10 € we'd have chairs and a nice huge umbrella..It used to be beautiful and luxurious looking. Yesterday (August 8, 2018) We went for the day and we were incredibly disappointed.It was horrible! The teenage boy who was supposedly taking care of the place and it's clients didn't seem to care at all.He opened our umbrellas then went to sit down and play on his phone. All of the lounge chairs were in disarray and we had a hard time finding one that actually worked.. when I did find one that worked, the cord broke while trying to adjust the back rest. There was even a pair of men's underwear on a lounge chair and and empty water bottle discarded on another.The grounds were like swamp lands full of water and mud everywhere we stepped. The pool was cloudy and dirty and I loathed going in just to cool off. I thought to use the shower instead but the drain was blocked so in order to take a shower with a slight dribble of water coming out, you were forced to stand in 2 inches of stagnant dirty water. When we arrived at almost 10.00 AM the garbage cans were overflowing and the boy was just starting to empty them and then took forever to replace the bags, we had to remind him. The cooler at the bar was 1\2 empty and you could see the broken down structures and wear and tear of everything. The boy took people's lunch orders and then was gone for probably an hour 1\2, leaving no one there to tend to people's needs. I thought maybe he had to go and prepare the food as well.My daughter had her 18th birthday here in December and we've always been pleased with this place, but now it seems like it's just a broken down complex and they either don't care to make improvements or don't have the money...whichever it is it's going downhill quickly!

Very good impression when you arrive nice big garden., friendly helpful service. The rooms were average , water tap and shower were not working very well due to the big chalky deposit , so simple to clean and make a much better impression... BUT the frustration is the so called SPA ..a small pool not for swimming but event without any jets . so you just sit in hot water .... the sauna ok the turkish batch we had to leave after a couple of minutes due to the strong smell of waste water . The treatments were very expensive (75 and 50 Euro) and not professional just rubbing oil into a body. And the negative highlight of our stay !! we have learned at check out that we had to pay EUR 30 per person !!! for a 2 hours stay at the hotel owned SPA !! this is a NO GO we have been in so many places in Germany /France /Austria / Switzerland even in Italy and we never ever heard that Hotel guest have to pay in addition for the SPA ..this is not acceptable . We were looking for a Hotel where we can stay with friends. this is definitively not the place.

Dear costomer, We are upset that the hotel and the services were not appreciate by you. Your room was reserved by using an online travel agency site in wich the price of the spa entrance was not included, despite talking with us you may have considered offers rathering be more satisfied : you payed a double room with single use 65€ .. About the spa : we always receive compliments and the clients hardly complain,we have regular prices ,the staff is all qualified and we are always helpful to satisfy the costomers . Regards ,we are very sorrow about this comment.

Where do I start? The place looks beautiful but it hides a multitude of unrepentant sins! Firstly the facilities, the Spa, the accommodation and the main reception (inc the restaurant) are all 3 different buildings around 100m between each so remember this if you're lugging bags or wish to 'pop' to the spa. We arrived whilst a group of 10 adults (5 couples) were booking in, the guy on reception disappeared the 100m across the courtyard to show them to their rooms. I thought maybe they are a group booking and as such have been accommodated away from the main building for a reason, little did I know that all guests went across the courtyard! When he returned we swiftly followed the other 10 guests to be shown what I would describe as the 'Harry Potter Experience' of a room. Under the main stairs (metal so very loud when walked on) was our door with one window looking out into the stairs, once inside the room was like an inferno and it's only March so not at all hot weather here in Italy. The air-con was put on and we were assured it would cool down soon. The room was as basic as you could find, a bed that sat around 12" off the floor, a wardrobe and desk and a couple of bedside tables. The bathroom was average and to be fair the shower was good and everything clean. The bed was reasonably comfortable but only 2 ultra thin well used pillows available. Now the walls of this dark and dingy room were obviously made of paper, to be brutally honest we could clearly hear everything going on upstairs and in the rooms immediately to the sides of us....I mean everything from conversations to toilet visits....in graphic detail! The Air-con never got cool and left us extremely uncomfortably hot all night, however the temperature was nothing compared to the noise. It soon became obvious that the 10 guests mentioned earlier plus many many others had booked the venue for a birthday party, resulting in loud music and shouting until well past 1am. Then the inevitable return to their rooms up the aforementioned metal staircase with the subsequent noise of a herd of elephants stampeding across the ceiling...even showers taken on their return and more lavatory visits again in graphic detail! So much for a relaxing overnight stay. Now I can understand the hotel cannot be held responsible for guest noise but they could easily have accommodated us away from the party at the other end of the accommodation block and informed us that a party was booked for the evening. Now you've noticed I haven't mentioned the Spa, well there's a good reason for this....it wasn't included in our booking price, much to our dismay. When we visited the Spa and asked about costs the €40 per person bombshell was dropped! €40 per person to use the facilities NOT for any treatment, words fail me! Breakfast the next morning was ok, nothing special with plenty of pastries, cereal, fruit etc and the restaurant looked clean and tidy. Lastly the Wi-Fi, when we asked about the advertised free Wi-Fi the receptionist informed us a storm had 'broken' the WI-Fi 5 weeks ago! To summarise, a lovely location with poor rooms, disjointed facilities in 3 different buildings and accommodation akin to a low budget UK hotel, think 2* max. Hugely overpriced Spa, see others reviews for the actual facilities as when we enquired we couldn't see into the Spa as they had pulled down the blinds! In my opinion this place is not worth the money, even if I forget the noise fiasco, the room condition and lack of working air-con along with the vastly overpriced Spa means I would never recommend this place to anyone.

We arrived to be offered a room (costing 105euros a night) with an "inside window", i.e. a window into the dark corridor. The rooms with windows with a view of the countryside (which are the same price) seemed to "fully booked". Only after a 20 minute debate with the receptionist were we allowed one the rooms with the nice view. The receptionist was very unapologetic about this.The bathroom has a pink 70's feel and is not what I would class as 4 star. You'll notice the lovely fresh flowers in rooms on the website pics, don't be fooled! The spa is very basic. Costs 30euros per person and consists of: - 1 moderately warm pool with a few fizzy bubbles at one end (and a bicycle in the pool! bit random!) - 1 steam room (smelled of sweat) - 1 sauna (nice sauna :) ) - a few showers dotted around of various temperatures These are the kind of facilities you would find in any half decent gym in the UK, I don't really class it as value for money. All the treatments were way overpriced, although we were told they were fully booked anyway.The swimming pool outside is nice and we wish we had just hung out there instead. We visited Spoleto which about a 10min drive from the hotel, such a lovely town. If you want to visit this area I'd recommend booking in a hotel there instead.
