The areas for B&B guests were clean and adequate. The bedroom was quite large and had enough space to store your clothes and other belongings. The nights were very quiet, so sleeping was no problem. The breakfasts were good with plenty of choice. This is a farm that has various activities on the go as well as the B&B., which we found was not at all unpleasant, but it would perhaps not suit everyone!

The telephone reception from the owners was very helpful and accommodating. The room was clean and I received a good breakfast. No ensuite facilities as you need to share a bathroom, but I would definitely stay here again.

We booked here at the last moment. The photos looked good but on arrival we thought we must be at the wrong place as the outside was a mess. The smell of dogs was overpowering. We were in a rush to go out but I wish we had just turned around and walk away. The room was kitsch but clean. The bathroom was separate to the room. It was not possible to shower as the over the bath shower was attached to the wall at waist height and there was no curtain. Having a bath was not an option as the bath looks dirty but I think it was stain. I did not want to investigate further. When we got back late in the evening the dog smell was overlaid with disinfectant. Breakfast was no better. The most basic of offerings. I felt dirty all the time I was there. We checked out at breakfast although we had been booked in for 2 nights. We paid the same as se did for the following night at a gorgeous B+B in Upchurch. This place is awful and a rip off.

Very bad attitude from owners, ignorance. Also we asked breakfast at 9.00. We came down. She told us to wait. Finally we got breakfast at 10.20. I would never recommend this place. Also bathroom was not nice, shower was broken, and it was shared bathroom.

My wife and I have just visited South Wootton house in the delightful countryside near Canterbury...We found the accommodation clean and completely adequate for our needs...(My wife has special needs suffering from asthma.Frances Mount (the proprietor)kindly replaced the eiderdown and pillows with anti allergic bed clothes for her.)...A generous and kind atmosphere and a lively chat at breakfast which was very good, rounded off our good experience here....I have stayed in many B&B's throughout the UK...I enjoyed this stay and will return!

We recently stayed at South Wootton House, Canterbury, Kent, which your website marks with 3 stars on the Farm Stay website, it is far from it! How this comes about we fail to understand, the cleanliness was disgusting, see the photos the bathroom, described to me on the phone as on suite is not, very dated like something one would have in the 1960's. Our nights sleep was disturbed several times by football supporters downstairs. We used this accommodation as a stopover close to Dover travelling to Germany. We did explain that we must be at Dover early to catch the ferry, but that seemed too difficult as we had to waken our host about 0815hrs so we could get some breakfast before we left. However it was another 10 minutes before she arrived downstairs. We had to rush a limited breakfast before setting off. This cost us £75 which was just a complete rip off. We had tried this Farm Stay accommodation with a view to using them in the future as we have recently retired, but, if this was what Farm Stay consider to be 3 Star in 2014 then we will not consider Farm Stay again!

The best thing about this B&B is its remoteness (though it has easy access to park&ride and superstores) and the surrounding area which is in fact quite beautiful. The first thing we noticed, or more accurately were assaulted by was the overwhelming stench of dog and not one dog either but a multitude of them. Granted though that except the puppies yapping the rest of the pack made very little noise. Our room, whilst neat and tidy was very dated and with their children's cast offs for bedding it felt more uncomfortable than quaint. I'm all for kipping in someone's bedroom and being part of the family but not at over £100 a night. I should add though that the room itself did have all the amenities one would expect from a B&B, so on that front it didn't entirely disappoint. Whilst the bed was comfortable the smell of dog and general scruffiness about the house meant that I was never entirely at ease there and it was with some relief when we left. The room doesn't come with a private bathroom as the website suggests but a shared bathroom for all guests. South Wooten House supplies no shampoo or shower wash but given the bath was so narrow anyone with slightly wide hips would likely get wedged in, this might be clever plot to discourage use of the facilities. Having witnessed the state (and smell) of the dining room we seriously contemplated leaving before breakfast but we'd paid for it and the chance to have home-made bread was enticing. We should have left... There was no home-made bread as mentioned on the website, the English Breakfast consisted of one very small item of the usual - that was of course when the owner finally remembered who ordered what (this would have been quaint and endearing if it weren't for everything else we'd experienced). The bowls had dog hair in them and after we'd drunk all the milk from the pot we discovered scummy bits of god-knows-what lingering in the bottom. Given the location and space available this B&B could actually be worth the money it charges but it would need to do some serious work and become more than an eccentric hobby.
