My husband and I stayed here in a one-bedroom unit for two nights in September. It is an easy drive from St. John's, and a lovely location to stay in if you are exploring the Avalon and the Irish Loop. Equipped with everything you need, big enough for two people and has a nice balcony. Very, very clean!
Very close to a grocery store, so cooking for yourself is easy.
The only drawback would be the harbour, which when we were there, was receiving dump trucks of gravel and then loading it onto a ship. Interesting to my husband (men and their toys, BIG time), but somewhat noisy. I think this may only happen from time to time.
Overall, a great stay.

The property is in a good location - right on the harbour in Bay Bulls, about 2 km from the Spout Path trailhead, with groceries, wine and restaurants all within walking distance. There is plenty on room for onsite parking.

I have stayed here before in a 1-bedroom unit, but this time stayed in the larger 2-bedroom unit (Unit #3). The unit is on two levels: Top level is fully equipped kitchen, living room with TV and a back deck with a great view. Lower level is two bedrooms (one with a deck) and a bathroom.

Both times I have found the accommodation to be clean, clean smelling and well cared-for. A BBQ is available for guest use. I guess you can't count on what supplies might be in the unit, but we found staples like salt, sugar and other non-perishables. If you're fussy about water for drinking or making tea, I'd suggest picking up some bottled water at the nearby Foodland (though the tap water is certainly fine to drink).

The weather was hot and sunny during our stay and so we would have liked a covered balcony and since windows open only on the harbour side of the unit, we didn't get a cross-breeze unless we opened the front door. However, since hot and sunny weather isn't really very common, this will not likely be a problem for most people who stay!

This accommodation is good value and well located.

We spent two nigths here, it was nice place to stay, lots of space, clean, with a view of the bay upstairs and down. We had a two bedroom, one bathroom which where downstairs, upstairs a kitchen w/ full size fridge and stove, kitchen table, living room and a nice sized balcony both upstairs and down. Close to a grocery store, tourism office, takeout and restaurant. As well you have three Whale Watching tours in the area.

We booked our unit by a phone call to its owner Don who was present to hand us the keys when we checked in. Place was very clean with a full kitchenette with quality utensils and cutleries and a toaster and stainless steel kettle. Bed and pillows were clean and comfortable and had ample hangers.
Great location in Bay Bulls, near RC church , minutes drive to Foodland supermarket, food outlets and O Brien's Whale Tours. View of the bay from the unit is worth a million S. Was told that you could even see whales during summer. Great balcony to enjoy the sun and view, morning and evenings. Good WiFi connections. There are only 3 units available and would suggest you call Don early to avoid disappointment as this place is worth every $ and is reasonably priced compared to others who offer much less. Very private and secure place with ample free parking. An added bonus is that you could do your laundry at $1.75 per wash/dry with free detergent.
Excellent and friendly host. Friendly and meticulous housekeeper who ensures you get fresh towels and your unit's needs.

I tried to book this whole place over 5 months in advance. Was told to "call back as I'm not taking reservations now". I was finally able to make a reservation, and he took my credit card to confirm. Then he double booked a unit and cancelled on me about a week before my event. He advised me that my guests could use an air mattress in another unit. When I cancelled the single unit as my guests could not do an air mattress, he up and cancelled the whole thing on me, less than 48 hours before my event.

We had everything we could need here. It is fully furnished with great amenities and tools ready to use. The view was stunning and the location is great, very calm and serene. Everything was clean and the price is very reasonable for what we got.

We booked this hotel for 2 rooms over 2 months in advance of our stay. We received a confirmation and provided our credit cards. Several days before our stay the owner called and cancelled. Said he had doubled booked our rooms. Not much of an apology, no offer to try and find us something else. Everything was fully booked so we ended up having to stay in St John's. VERY UNPROFESSIONAL!!

I recommend Best View Efficiency Units because, well, they are very efficient. There is everything you need for cooking up your own meals, like rice, pasta, spices, oil, vinegar, and so much more. We rented the 2-bedroom unit and we had lots of space because it’s quite roomy. Even though there are guest in adjoining units, we were never bothered by any noise at all. As Francophones, we really appreciated all the TV channels that were available in French and the huge choice of programs on the whole. The view on Bay Bulls harbor is very pleasant and the owner Pat is accommodating and friendly.

I stayed at Best View Efficiency Units for 12 days, during my stay in July 2011. The price was fantastic as was the location. I would sit and have breakfast looking out into the bay - watching boats go in and out. There were times that there was a bit of noise from the harbor (I believe they were loading a large ship), but it was only once in a while. I had the 1 bedroom efficiency unit which had everything I could possibly have needed. A kitchen, little dining table, a futon/couch and TV. Plenty of parking and VERY easy to get to. A quick trip down from St. John's. It's also only a 5 minute walk to the grocery store at the end of the street. 5 minute drive away is the cut off road to get over towards Placentia. The owners were very pleasant. It was very comfortable and I would recommend it to anyone going to Newfoundland.

For the price charged for these units, there are other better accommodations in the area for around the same price or not much more. It was a cool damp day when I arrived there and there did not appear to be any source of heat. Had to open up all the windows anyway just to tolerate the musty smell.it seems the owners are trying to improve the place. The bed was comfortable and seemed newish, the linens were good, and there was kitchen facilities, and the shower worked well. Other furniture to sit on were uncomfortable. There is a deck but it is small and not much of a view...looks over an industrial area of the Harbour. I wouldn’t choose this place again,
