Just returned from a 4 day break at the Seawaves B&B in Penzance. This is our 3rd time staying with Martin and Bernie, who always make us extremely welcome and serve an amazing breakfast. This small b&b is ideally located with everything close to hand.

Have stayed here on numerous occasions whilst travelling around Cornwall and have always received a very warm welcome from Martin and Bernie. Lovely clean rooms and a wonderful breakfast. Location is superb, local amenities at hand and great bar next door - we will be back

When we stayed here I was surprised at how small our room was. Me and another member of the family kept hitting our heads off the beams on the ceiling. The beds were comfy and the bathroom was nice and the shower was really good. The B&B provided shower gels and shampoo etc. The couple that owned the B&B were extremely friendly and made sure we had everything we needed. The breakfast was really nice and filling and the fruit was nice and fresh. I don't recommend Room 4 if you have young children because they will probably fall down the stairs. The room had a brilliant view of the sea. The rooms were very clean but clean glasses were placed upside down on a dusty tray. One of the side tables was very wobbly. I do recommend here for a short break bearing in mind the rooms are very small. If I came down to Penzance again I would probably stay here.

We booked in for 4 nights, being misguided by the website description and expecting a room with a sea view. Instead we were overlooking a much less than attractive backyard. The room was minescule and we had to leave the door of the bathroom open to lean over the sink to clean our teeth.

Everything in the room was of really poor quality (albeit clean). As a previous visitor said, it lacked basic amenities such as side tables and lamps, probably because there was no space!! The breakfast was almost uneatable, out of a box no-name orange juice, sliced white bread, tinned tomatoes and no-name baked beans,frozen hash browns and insipid looking eggs which were almost certainly not free-range. All in all, poor and cheapskate. There are some wonderful B&B's in the area which serve all local produce with the greatest of pride. Unfortunately Sea Waves was not one of them.

We decided before we went to bed that we couldn't stand another 3 nights there, so told the landlady immediately. When asked what was the balance owed for our room for the night, they asked for full payment for the 4 nights. We pointed out that the accommodation was poor and the food was poor and we couldn't stay there. The landlord threatened us with the police but backed off when we invited him to go ahead and ring them. We ended up giving them slightly over the price of one night , but when we walked out the landlord swore at my husband.

Difficult to puts it all in words, smallest double room we have ever had, with my wife and I in bed we could both touch a wall on either side of the room while laying on our backs, sat on the toilet you could just about wash your feet in the shower. The room number 2, however was clean but no view worth looking at. I expect if you have the room at the front the view would be loverly. Our main problem was the noise of the plumbing. Listening to other people using the their toilets at night is not something I want to hear when I am in bed especially as it seems one guest may have prostate problem. The breakfast was a car crash with the cheapest ingredients used, I did not even finish mine normally unheard of a lot better breakfast available for a few quid in a local cafe. At £70 per night I expect a lot better than this for my money. The owners were nice and friendly and this could be a fantastic place if things were right. Maybe we are too fussy but I work hard for my money and expect good value and this was not.

Very basic attic room, which was also used for storage. The staircase leading up to the room is very narrow and difficult to use when carying luggage and my partner did fall down the stairs one night due to insufficient lighting. The room was also cold the tiny electric heater did not give out ample heating. The guest house was very noisy at night with other guests using showers after the cut off time of 10.30pm. The shared bathroom was clean but a mixer tap shower is not really sufficient.

The freeview television was tempremental in sound and some channels were blocked, we are yet to find the hairdryer and internet connection!!!

The breakfasts were eatable but fter the 3rd and 4th morning we declined as the plastic sausages were too much to bare, the sea view is the only saving grace of this B&B. For the price we paid we feel we were robbed! 3 * rating needs reveiwed!

The bed filled the room to the extent there was no room for a bedside table and still be able to open the door. Bathroom so narrow there was no room to hang the loo roll on the wall and sit down. Basically the width of the shower tray. The bathroom door was a folding one as a standard would not fit. Breakfast 8-8.30 only! Despite the fact I phoned a few days prior to arrival to confirm vegan options, as advertised, they clearly had no idea what this meant. The premises was for sale, I can see why.

well what can i say about this review from jonathon p you stayed with us in april so you wait five months to write a review let me start with the shower its not huge but its what it is a place to shower in now the toilet the toilet is standered size now for the room it states when you book this room its a small double ensuite now for the breakfast times 8 to 8,30 is normal for a small bed and breakfast and as for you not happy with our selection of food you only had to ask my wife and she would of went out of her way to accomodate your needs if you was not happy you should have told us a the time of your stay and not complain five months after regards the owner mr m maher

Me and my parter stayed in room 1 at sea waves and found the room to be great for us, the bed was extremely comfortable for us and we had a great sleep. Enjoyed the breakfast it was delicious and cooked to my liking, the fruit salad was fantastic. Would stay at sea waves again as the hosts great and were very helpful.

Me and my family stayed at seawaves for 5 days, and had a wonderful time, Martin and Bernadine were very helpful and welcoming. They gave us lots of advice of things to do and places to see. We loved the sea view from the attic room of Mounts Bay and st micheals mount.Each morning we had a full cornish breakfast with plenty of fruit yoghurt and cereals, also Martin and Bernadine were very accomadating with our 2 young children as they are very fussy eaters.The rooms were spotless and very clean we highly recommend this guest house and plan to return at easter.

After haveing previously staying here a few years ago i decided to book here again after having such a lovely time last time! We were made to feel very welcome when we arrived here and were shown to our lovely twin room with sea view, the room has a fabulous little en suite with a ovely power shower. We were then asked what we'd like for breakfast. The room is very comfortable. The owners have made us feel very comfrotable and at home we have been able to have full use of the front garden and have been able to enjoy a take away and bottle of wine making it a very nice place to relax in. The breakfasts are lovely and if you dont fancy much or want something different then they are more than willing to change it for you. I could happily stay here for longer myself and my daughter have really enjoyed ourselves.

hi pam r yes this is doable here in penzance we are 10 miles from landsend 10 miles from st ives 3 miles from st michaels mount 3 miles from moushole and a short walk to newlyn also if you drive on the A.30 you wil have access to the rest of cornwal regards sea waves

"our first B & B experience. admittedly we were looking for a deal. we had a nice room with a view the bay. the shared toilet area it was clean and bottles of shampoo etc were provided. the funishings were very very dated. the communal room couch was broken which i found out when i sat down and the cushion kept sinking and sinking. the owners were friendly but definately not authentic and i got the impression they really didn't want to be in the B & B business. ie when they were around they had rooms to let but if they left or didn't want to be bothered the full sign would go up. this has nothing to do with a 'review' but speaks to an attitude. basically, the place has bad mojo around. if you don't understand that comment then the place could be right for you."
