Private car park, free Superfast Broadband. Quaint inns and restaurants a few minutes walk away. Penzance is an excellent base for exploring West Cornwall and the Lizard Pennisular. St Micheal's Mount is 2 miles away, St. Ives, Land's End, the Minack Theatre are nearby. The Eden Project and the Isles of Scilly can be easily reached. Train station 10 mins. Chris and Julie, the owners and our hosts, have managed to craft an exceptional and personal experience for their guests.
The rooms are clean and full of the little touches that are so evident at this establishment and help elevate it: Proper coffee and tea, not Nescafe instant. Cornish biscuits and complimentary Cornish fudge. It is these smaller gestures that can change a good experience to a great one and attention to detail is something that is obvious everywhere at Warwick House. We booked late so we didn't benefit from a sea view room, but the one we did have did exactly what we needed it to: Clean, fresh linen, a good TV, optional sheets to compensate for the warm weather and a perfectly acceptable en suite shower room. The shower might have lacked a little 'oomph' but did the job.
But really, we need to talk about breakfast. Orders are taken via an extensive menu the night before to help ease waiting times and congestion for the breakfast service and guests are invited to choose a time to attend. This system works like a dream.
Chris serves, Julie is the chef and they have this down to an art. Chris takes the time to learn your names which is such a small but important part of the personable service you receive here.
Yoghurt, cereal and fresh fruit are available for each table as standard. Fresh fruit juice and tea and coffee. Warm croissants to begin or finish your breakfast. Whilst these are all available at buffets found in hotels across the country having them delivered at the table and fresh makes a substantial difference.
We enjoyed smoked salmon and scrambled eggs with toast on our first morning, with substantial helpings and no skimping on the salmon (always a plus!)
On the second morning it was Belgian waffles and pancakes with syrup and fresh fruit.
In short, this was the finest breakfast I have had in a hotel or B&B and it will take some beating.
Warwick House is well located to make the most of your location, we made trips to nearby beauty spots with no difficulty and less than 20 minutes travel time by car. Parking was easy and secure and we always felt safe leaving and returning to the property at night.
At night there was minimal noise (bar the seagulls, and surely that's expected when near the ocean?)
I would not hesitate to recommend Warwick House to anyone hoping to stay in Penzance or just use it as a base for hopping around this part of Cornwall.
Wonderful place, brilliant breakfast and hosts that go the distance to make you feel welcome, satisfied and happy.

Absolutely marvellous experience. Julie and Chris are wonderful hosts, full of passion and professionalism. That was probably the cleanest place we've ever stayed in. Shower mat was exchanged very day as well as the carpet was hoovered daily. But the most memorable were breakfasts prepared from top quality local Cornish produce. Chris and Julie were also so kind to check us in at midnight. Top standard in Penzance!

Just returned home from spending four nights as a solo traveler at this delightful guest house. Chris and Julie are fabulous hosts and made me feel very welcome. My single room was very comfortable and the great bed and thick walls meant that I had a fabulous night’s sleep. The room is very well equipped with great WiFi and a desk where I could work. The bathroom is bright and modern with a good shower.
I looked forward to the fabulous breakfasts every morning. Tables are well spaced and there are staggered breakfast times to ensure good social distancing. I loved the tray of cereal, fruit and nuts provided on each table. There is plenty of choice for breakfast which is beautifully cooked by Julie. The ingredients she used are top quality and sourced locally. The coffee is excellent as is the fruit juice. You will definitely not go hungry here!

We had a wonderful stay. Chris and Julie were so welcoming and friendly right from the moment we arrived when they gave us tea and cake on the terrace to the day we were leaving when they gave me a card and chocolates for my birthday. The breakfasts were beautifully cooked with top quality ingredients and the room was clean and bright. The location was perfect overlooking the sea near the lido and just a few minutes walk to restaurants and cafes and the west promenade. The on site parking was a real bonus. We would definitely recommend anyone to stay there.

This was I believe our 10th visit to Warwick House and I have already booked again for next year.
The care, understanding and level of service is beyond what you would expect. From the moment you step into the restful spotlessly clean house you breath a sigh of relaxation. The beds are super comfortable, extra blankets are available and a heater for any chilly evenings.
For an extremely picky eater I was in heaven, so much to choose from, all carefully sourced, cooked and presented.
Nothing was too much trouble and I feel we were truly blessed to meet Ninja Gavin and the lovely Alison plus their 2 delightful children and adorable dog ( who does not enter the establishment) Not to mention the fun Louise who was like a breathe of fresh air.
I mustn’t forget the lovely lady who cleaned our room and looked after us so well.

Chris and Julie were the perfect hosts. From the minute we arrived we were made to feel welcome. We stopped off briefly before check in to find the place and use the facilities and they offered to text us when our room was ready.
They were very COVID aware and I felt very comfortable with the regulations in place and everything was cleaned to a high standard.
The room was comfortable with some lovely small touches. We had a smaller room and weren’t able to get a sea view as it was a last minute booking. The shower perhaps needs a little updating but other than that it was a good room.
The hosts themselves are the best part of Warwick House and were so warm and friendly. The breakfasts were also exceptional!

We enjoyed our stay either side of a week long trip to the Scilly Isles. A perfect location for the ferry port (a short walk), St Michael’s Mount etc and a swim in the sea across the road!
Breakfast was freshly cooked to order - hot and delicious, rooms (we sampled two) clean, comfortable and restful.
We immediately felt at home. Garrin and Alison were most welcoming, always smiling and helpful. On site car park too!

I recently stayed for three nights at Warwick House during my first visit to Cornwall. I was very pleased with my choice. The B&B is located on a quiet residential street within easy walking distance of Chapel Street, where most of the best restaurants and shops are located. If, like me, you are not inclined to drive in Cornwall, it is a short 10-12 minute walk from the train station to the B&B.
My room was comfortable, tastefully furnished, and had a very pleasant view of the bay. Everything was spotlessly clean. The breakfasts were plentiful and cooked to order. There were a dozen main courses to choose from, including vegetarian options. I enjoyed being able to order something different every day.
During my stay, I visited the Penlee House Gallery and Museum, the Exchange Gallery, and the Newlyn Art Gallery, all within walking distance. I also was able to visit St. Michael’s Mount, Mousehole, and Porthcurno by bus. The Land’s End Coaster tourist bus stops by the Jubilee Pool, a short walk from Warwick House.
The owners, Garrin and Alison, are welcoming hosts and made me feel at home. When I forgot to return my key after checking out, Garrin very graciously offered to drive to St. Ives and meet me at the train station to retrieve the key. I was so grateful not to have to interrupt my holiday. Above and beyond my expectations!
I hope I will return in the not-too-distant future. There are many wonderful places to visit in the UK, but Cornwall is special – as is Warwick House.

On my first trip to Penzance, I had the pleasure of staying at the Warwick House. I was welcomed by one of the hosts, Garrin, who was very friendly and gave me recommendations on where to visit and how to get around Penzance. I later met Alison who was also very lovely and attentive at breakfast!
Breakfast is from 7am-9am. The food was really good, particularly the eggs benedict! After breakfast, you get caught up chatting to the lovely people working there.
I stayed in the single room which was sufficient for my stay since I was doing a lot of sightseeing. The bed was comfy and had all the basic necessities I needed. If you are staying 2 nights or more, I recommend booking via their website rather than other platforms as it’s cheaper.

Location is good as it’s just 10 min drive from St Michael’s Mount, you have Lands End 20min, St Yves 20 min and the ferry to Scilly Island is just 3 mi walk.
The room is big and the bed is soooooo comfortable!! I don’t remember sleeping that well for a long time.
Chris and Julie, the owners, are incredible hosts.
They made us feel like home. Chris helped us a lot with some documentation we needed for a house we were buying and needed printing, he is also very polite and helpful and really pleasant to talk to.
Julie’s breakfast every morning were a highlight! I had a different one each morning and they were all incredible! All very well presented and Chris was always very attentive that we didn’t miss anything.
I totally recommend everyone to stay here.

Hello yes they have parking and I think it is enough for each of their guest rooms to have a space
It is easy to walk from the station very flat on pavement all the way or you can get a taxi outside the station. Journey time no more than 5 mins. Hope this helps
