Primrose House has been a part of the St Ives community since 1908. It is a delightful 9 bedroom Edwardian building idyllically located only seconds away from Porthminster beach and just a flat five minute walk to the Harbour and centre of St Ives town. With its convenient location, on site parking and homely interior we believe it's an ideal place to spend time away and to re-engage with the simpler pleasures of life.

When looking for where to stay in St Ives, we came across Primrose house on booking.com. The only availability was the garden pod. We were a little apprehensive that it might be incredibly small and very uncomfortable, however on arrival we were absolutely delighted! It’s small but perfect.
Arrival
There is a very good YouTube video on their website which explains how to get there. The road there is incredibly narrow but we negotiated it with a range Rover with no problem at all.
Check-in
It was incredibly straightforward and we were given the number for the safety box to access our key. We stayed in the garden pod. It was very quiet, very peaceful, spotlessly clean.
Room
Tea and coffee were provided and milk and water left for us in the fridge.
There is a small shower room at the back of the pod, with a powerful shower, Tiny wash handbasin and toilet. Towels and toiletries were provided. Downstairs there is a two seater sofa and a television on the wall. The only thing we would have appreciated would have been a footstool.
Location
The location is absolutely superb. You walk out the front door under the bridge turn left and within minutes are in the centre of St Ives on foot. And literally seconds from the most beautiful beach.
Parking
Primrose house offers on-site parking which is such a luxury for St Ives and we parked right outside the hotel front door.
Breakfast
A delicious breakfast is served every morning. Because of Covid you’re given a time slot. Either 8 to 9am or nine till 10. You eat in the large entrance area of the hotel which probably was originally a large sitting room. It’s beautiful. All seating is very well spaced, and everyone adhered to the wearing of masks so you did feel safe.
We couldn’t fault our stay at the primrose house and will definitely come back if ever in the area. We’ve already told our son about it and he will definitely be coming to stay.
Well done and a massive THANK YOU to all the team who made our stay feel so safe and so comfortable.

Relaxed, simple but stylish vibe situated just behind beautiful Porthminster Beach. We have been coming here for years and hope to keep coming for many more as this is just such a lovely place to stay.
Rooms are light and airy with fluffy towels, a very comfortable bed, netflix/iplayer on tv, small fridge with fresh milk and kettle. Superb breakfasts with perfectly cooked eggs benedict and deep rich capuccino. Covid very sensibly managed with staggered breakfast times, rooms cleaned on request and self checkin. Staff are very friendly and helpful.
To eat out we recommend: Blas Burger takeaway, Porthminster Beach Cafe and the superb Cellar Bistro all of which need to be booked in advance.

Primrose House is in the perfect location overlooking Porthminster Beach (sideways view), situated just outside the hustle and bustle of St Ives, a short five minutes walk away.
Accommodation - we booked room number five, which was large, clean and contemporary design, with a small fridge provided which included a small bottle of milk to make early cup of tea/coffee.
Breakfast – plenty of choice/availability and food served ‘hot’ (unusual these days) and well presented. I would say salmon/eggs benedict one of the best I have ever had.
Also enjoyed the afternoon ‘Eat Me’ cake treat, a delight to arrive back from a day of adventure with a sweet treat awaiting you.
All staff were extremely helpful and accommodating, with Host/Owner providing suggestions for restaurants and trips around local area.
The only slight negative, we were asked to pay in full before seeing or taking luggage to room – I was taken aback by this as you usually pay on leaving. This a small negative in what was a wonderful few days in Primrose House. I recommend and will certainly book this accommodation again on our next visit to Cornwall.

We stayed as 2 couples for 4 nights. Whilst the location is idyllic and car parking is a premium I felt to stay here at the rate charged was over priced. Like other reviewers I too have stayed in much better accommodation at the same price. The situation and how they managed Covid restrictions was odd and the place felt like a ghost town. No fresh towels unless you asked for them, no housekeeping, a kettle in the room but no refreshments to make a drink! If you wanted fresh towels or your bin emptying you had to ask at breakfast and leave your old towels/bin outside your room. Breakfasts were good and you were served in time slots depending on the day. When we came to pay they would not pass on the VAT reduction as they said they needed it for PPE equipment - I saw hand sanitizers on the tables and only had 1 waiter/waitress serving breakfast each day wearing a mask, no housekeeping in the room so I don’t think that cost equates to an additional 15% - I wonder what HMRC would think! Despite that the room, bathroom and breakfast was lovely but I did leave feeling cheated.....

The reason that the government reduced vat for hospitality was that for 4 months we had no business at all and these were vital months for us. We have all struggled to survive these times and opening the business in July with the worst financial situation we have ever been in ,the vat reduction has been welcomed by all of us in hospitality. We are spending so much more on cleaning staff and products to ensure everyone’s safety and as I have mentioned before we are renting extra parking for our guests to ensure we do not move their cars.

Stayed for a short break the week after lockdown restrictions were lifted, for my birthday.
The practices they have put in place are great and felt very safe during our stay - limited contact during the stay, contactless check in, no room cleaning unless requested, hand sanitiser everywhere. The only downside was no tea/ coffee in the room and was gasping after 5 hour drive, but totally understandable and picked up some bits in town.
The location of this B&B is outstanding. Your practically in the beach, which was stunning and only a 10-15 min stroll into town. Didn’t have too much trouble finding the place even with the gps on our phones and always found somewhere to park outside.
We stayed in room 6 which had a great view of Porthminster Beach and the harbour. I could have easily sat there for hours gazing out the window. The decor was minimal and stylish.
The owner/ manager (didn’t catch his name) was really friendly at breakfast and had lots of advice of things to see and places to eat. The breakfast there was really good.
The only downside was having to check out a day early. We will definitely be back

Thank you for mentioning the safety measures that we have had to put in place in these unprecedented times. It goes so much against the grain to limit contact and items to soften the rooms and of course tea and coffee. We have had to strictly follow the safety guidelines that we have been given by the government . Each room takes about 3 hours to completely clean now so that we can be confident of your safety. I too am usually gasping for a tea or coffee but thank you for your understanding. I hope that you managed to enjoy all the beaches, lovely walks and some of the restaurants that St Ives has to offer.

A lovely hotel in a great location. However, it was like a ghost hotel. Reception was only open from 0800 to noon each day. The bar was not open although this was not advertised nor were we informed of this. There were tea/coffee making facilities in the room (kettle, two mugs and two spoons) but no tea or coffee. You were invited to bring your own!!! No bottled water in the room. Breakfast was in two sittings which was fine. My poached eggs came (overdone) with dry sour dough toast and no butter. There was no salt or pepper on the tables. And by the time anybody came out (so I could ask) my breakfast would have been cold. The room was lovely with a great view of the beach. I understand the restrictions due to COVID-19 but we have been to other hotels since travel restrictions lifted and they offered all the facilities in a safe socially distanced manner. Given that this is not a cheap hotel, I feel that they should have reduced the rate to make up for the shortfall in the facilities they offered.

We’ve just returned from a lovely few days at Primrose House. We were hesitant to travel but felt completely safe here and were pleased they had made changes to ensure social distancing, extra cleaning etc. They explained everything in emails and texts before outlining this and so we felt very reassured.
The breakfasts were amazing and the owners serving us were friendly and gave great advice on where to eat in the evenings and places to visit while we were in St Ives.
We loved our room and had beautiful views of Porthminster beach. We will definitely be visiting again.

I had high expectations of this hotel as I’d researched it a lot before coming but it did not disappoint. You are within a stones’ throw from Porthminster beach and a 5 minute walk from the harbour - which for us was ideal as you can be in amongst it very quickly but also escape just as quickly. We were aware of adjustments to the hotel for COVID, but they were handled elegantly and the only noticeable difference was self-service check in, which we were happy to do. The hotel made sure to communicate with us about all new procedures (cleaning, masks, breakfast) prior to our arrival and it was another added touch to help us feel reassured. I think it’s worth the price for high quality service and a prime location. We stayed in room 2 which had a beautiful balcony.

To begin with, if not seagulls and their nest outside the window, everything would have been perfect in this lovely hotel! However, we had lack of sleep because of seagulls 'serenades' and it is not what you want during the holiday!
Food was exceptional and cooked to perfection every morning. Great selection of food and drinks, too. There were tasty sweet treats left in the dining area every afternoon for hotel guests!
Service was great, friendly and helpful staff.
Car park just outside the hotel which was a big plus as it is challenging to find a parking space in St Ives!
The location of hotel is superb. Beach is 1min walk, town is just few mins away. Train station is nearby, too. We walked around 30mins to Carbis Bay and took a train back to St Ives which was one pound per person!
The only other drawback was wifi and phone connection in our room. We stayed in room 8 and barely had any signal or wifi during our stay. However, it was quite a plus later on as we disconnected from everything! Room 8 is a tiny but cozy room, so if you want to spend most of your time inside the hotel room, book a bigger room. For us it was a great choice as we barely stayed inside. There were toiletries, towels, kettle and teas/coffee in a room.
All in all, I would recommend this hotel for a stay and would return back!

Nice place, decent sized room. Location next to the beach is great, it's also next to the railway station but noise from the trains wasn't an issue for us.
It's not cheap though and whether it's good value for money probably depends on your view of whether the Saint Ives' premium is worth it. No fault of the hotel's but if you aren't keen on crowded narrow streets in Covid times then you may want to reconsider how much that premium is worth.
By contrast to the town, the hotel is eerily quiet. Reception is unattended after midday and there wasn't much interaction before then either. Appreciate that these aren't normal times and I understand the reasoning but it's quite a contrast with the more personable service which the two B&Bs we stayed at were able to offer (in a safe environment, albeit with fewer rooms).
