The Leonardo Royal Hotel Brighton Waterfront is a hit for its prime location near the beach, as well as its welcoming atmosphere and thoughtfully appointed amenities. While the parking fees and room charges receive mixed reviews regarding value, many guests speak highly of the hotel's diverse breakfast options and the relaxing pool and spa.
Despite the praise for the hotel's cleanliness and attentive service, some guests have called out issues with noise from a nearby nightclub and occasional lapses in housekeeping. The spacious rooms with sea views are generally appreciated, though noise can sometimes be a drawback.

Detailed Reviews
I booked us via their own website as they had a deal available so an Executive room booked with breakfast, this gets you an early check from 12pm and a late check out at 2pm. When you arrive we tried to park under the hotel at their own entrance but had an unbelievably long wait outside waiting for the gate to open even after several pushes of the assistance button.
Eventually get parked and make our way up to reception to check in, be careful as the staff never gave us the vouchers for a free Costa a day and 10% off food from the Seaview restaurant, we also had to remind them of our late checkout.
That aside we made our way to our room and were pleasantly surprised by the view, size and general cleanliness of our room. The windows are not able to be opened but an air con unit helps when you need to adjust the temperature.
The bathroom had a wet room shower with some free toiletries.Shower was powerful enough and hot.
Bed was bigger than expected and quite comfortable, the settee doubled up as another bed if needed, there was also a table to rest your tea/coffee cups on. Free tea/coffee and hot chocolate making facilities were on a separate shelf.A safe and fridge completed the room, there’s not much else you’d need.
We ventured downstairs to the seaview restaurant for something to eat, the big reception come seating area smelt really nice but the overall temperature I thought was a bit too warm at 23 degrees.
The service and food were fine but I’d rather have my dinner on a proper china plate than a tin, it looked more like a small roasting dish.We did use our 10% off voucher there too.
The gym is quite small but enough for most and the pool is quite small, if you were allowed to dive in you’d hit your head on the other side. That said it was more than adequate, quite shallow at one end and deeper in the middle. The steam room and sauna were a nice touch although quite small (enough for 4-5) people in each room. The changing rooms were quite small with a toilet and 2 showers, free towels also.
Breakfast was a buffet style help yourself, plenty of food and variety to suit everyone.Food stuff was refreshed quite regularly, the only disappointment was the coffee machine, it was awful, it needs to be a Costa machine and it’d pretty much be perfect.
We decided to have lunch in the seaview restaurant, food was fine again but the service was unbelievably slow. We had to wait an age for the sandwiches and the drink arrived after we'd eaten !! We went to use our voucher but were surprised that a service charge was added which was exactly the same amount as our allowed discount !! No service charge was added the previous evening ??!
I would definitely stay again with a sea view but I’d wait for a deal to come up.The hotel is ideally located across the road from the beach and with the pier and lanes a few minutes walk away there’s not much more you’d want.

Brighton Waterfront Jurys Inn hotel is well managed and provides a really comfortable night's sleep with spacious rooms and perfect beds and bedding. Located so close to the centre of town and to umpteen restaurants, means you can walk to shop or eat. Parking underneath the hotel is under cover and a lift takes you straight into the hotel. A parking fee has to be paid but the hotel discounts it by £2 a day I believe and they will validate your parking ticket on departing for an easy exit. Breakfast good, gluten free cereal and bread provided which was a bonus for me. A quiet room was provided to us upon asking. Reception staff helpful and obliging. Air con in room very good and quiet. Tea and coffee making facilities in room. Overall a very good hotel. A standard room does not have a fridge, nor do they provide a dressing gown and slippers but these items are not really important. A standard room is very spacious with a good sized wardrobe and drawers, bathroom with bath and shower over. We use a lot of hotels in our travels and found this one to be amongst our top 4.

What a great hotel. The outside doesnt do the inside any justice at all. A basement car park run by the council is not cheap but discounted if your staying in the hotel. Use floors 2 or 4 for a direct lift to a beautiful huge atrium. Reception was extremely friendly and our room was ready at 12 pm as we had an executive sea view room (218) on the second floor with a bay window and stunning view from the pier to the I360. The room was spotlessly clean with a huge comfy bed. plenty of power outlets and usb charging points. The bathroom was also spotless with a large walk in shower glass side not a curtain.
The restaurant had a mezzanine floor along the entire front of the hotel with beautiful sea views. We dined there three all three nights and the food could not have been treated better perfectly cooked great flavours. What i really loved about this hotel is the policy that the staff should chat to the guests, I know this is not everybody's cup of tea but i think they knew who to leave alone. I want to thank Johnny , katie , Richard, Martin , Martina and Marianna who all looked after us so well in the restaurant with some interesting chats and laughs they really made our holiday great

We stayed here Friday to Monday for our anniversary. Seaview room which was big.
It had a wet room shower, good pressure but did involve clean up as the toilet, bin etc would get water on it.
The room seemed clean but some stains on the sheets were visible, and the hair dryer was minging.
The perks of a seaview room was the view of course, but there is a club on the beach outside the hotel which goes until 5am so Friday and Saturday night are pretty much sleepless nights.
The hotel is quite loud with people slamming doors etc but that didn't bother us too much as it's to be expected. There was a wedding I think on Saturday night and we enjoyed hearing the band do all the classic songs (drowned out the club which was great).
The breakfast had a big range of stuff, but the cooked food didn't taste as good as other breakfast buffets like Premier Inn etc. Sunday morning we had to wait 10 mins in the queue for hot food and I had to sift through 5 plates to get a clean one. Trying to find a table with all your (clean) cutlery was hard.
Food does get replenished very quickly, yet still tastes like it's been sitting there for a week.
The orange juice dispenser had been left on and was dripping all over the counter and the floor so I turned it off and told someone, and he just said "that's a regular occurrence here". It wasn't cleaned up.
The staff were a bit rude to people tbh and we only really encountered two friendly members of staff (both on the front desk). One barman was ridiculous and was clearly in such a bad mood - ruined the bar experience so didn't have another drink there. There's also a man who must live in the hotel who we saw everyday, and the staff were very mean to him and it was uncomfortable to watch (one waiter pretending to hit him with a drinks tray, and it wasn't a joke).
The pool is tiny and only about a metre deep half way up so you bang your knee on the steep slope if you're swimming.
The sauna was good (small) and the steam room was good too (had a temporary door which was going to fall off any second). Gym looked okay. The changing rooms are small (open plan no cubicles).
Great location for getting around though, and it's got all the basics you need including a big tv. It's definitely not a 4 star hotel.
They need to supply hair conditioner in the rooms, slippers and dressing gowns, and definitely sound proof the front windows because you're paying extra for a view but don't get any sleep on weekends. Also staff need to be looked after better as they are obviously miserable there.
Wish I could have written a better review but there's not many good things to say unfortunately.

My husband and I stayed with the Jurys Inn Waterfront to celebrate my birthday. On arrival the car park is easy to access and the lift takes you straight up to reception ready to check in.
We were initially greeted by Ken, the concierge, who was very welcoming and friendly. My husband then checked us in with Luis at reception who was very friendly and advised we had been upgraded to a seaview suite as a special birthday treat.
Upon arriving at our suite we were totally amazed by the view!!! We had two very large bay windows with far reaching views of the sea, the pier and the vast horizon. The suite was extremely spacious and more than we could have ever imagined. We both commented that this was probably the best hotel room we had ever stayed in.
After getting over the amazement of the view I saw the hotel team had also left a bottle of prosecco on ice for us, a box of chocolates, a stick of Brighton rock and a birthday card. This again was totally above expectation and really made our stay extra special.
We slept well and the next morning at breakfast we really wanted to see the sea whilst eating our lovely cooked breakfast. However, the sea view tables were popular as you can imagine. I found one table which had just been vacated but need clearing. I spoke with a lovely staff member called Amelia who very quickly set about preparing our table for us. Very pleasant member of staff who could not do enough for the guests.
We had only booked to stay for one night but felt we didn't want to leave as we were enjoying ourselves too much. We spoke with Luis at reception who found us a deal which meant we could stay in our seaview suite an extra night and he also included a couple of complimentary drinks as well.
The second night was fantastic and again the hotel did not disappoint. I would recommend this hotel to anyone looking for a little bit of luxury whilst staying in Brighton. All the staff were exceptional. The housekeeping team were happy to come back as I was just getting ready to go out when they knocked the door, the restaurant staff were friendly as were the bar staff. Luis, Ken and Amelia stand out as making our trip to Brighton extra special and we would like to thank them all their hard work during our stay.
Thank you very much Jurys Inn Brighton Waterfront for making my birthday so memorable.

We have stayed at this hotel several times before. This time we were disappointed with our room which needed some attention such as a loose toilet seat, a chair that needed tightening up.
The breakfast on the first morning was very patchy from 9am (it closes at 10am). Lots of food options were running very low and needed some restocking. One of the two coffee machines was not working and there was a shortage of juice glasses and bowls. Staff although pleasant seemed to lack experience, supervision and attention to detail when performing their roles e.g clearing and cleaning tables. My poached eggs however arrived rapidly and I didn’t have to make my own toast to accompany them.
This morning at 7am when breakfast starts there was an initial absence of staff but everything was well stocked. The coffee machine was still not working and poached eggs took a very long time and I was told to make my own toast. Whilst I am happy to do so it was very cold by the time the eggs arrived. There were no condiments on the tables either. Attention to detail is lacking and that is about good leadership, role modelling and high quality training. When you charge £14.95 then you need to provide better service and provision. Far cheaper chains do far better.

My husband and I are very well travelled and usually go to the Caribbean in September to celebrate our wedding anniversary but due to COVID decided to spend 5 days in Brighton. My husband thought Jurys hotel would be good as it’s close to the pier and restaurants in the area and they have a car park even though they charge £22 per night. He booked a family room so we would have a nice size room and paid for us to have breakfast at £11 each as I’m a diabetic so breakfast is very important. My husband had said I’m a vegan. We received an email from Jurys to advise due to COVID breakfast bags would be delivered to the room before 6am or you could go down to collect a bacon roll. They said they didn’t do vegan breakfasts. I didn’t want to continue with our trip as I felt if they were only welcoming and accommodating meat eaters I didn’t want to stay there as they had chosen not to meet my needs. It also caused worry with my diabetes as we would have to buy food for me to take so already I didn’t think our wedding anniversary was going to be that special. We have traveled the world and I’ve always been welcomed as a vegan and have always been given lovely food yet in my own country I travel to Brighton and they chose not to accommodate me. They obviously only think during COVID that meat eater are the only people that have to eat. My husband said we had to go as he was concerned we wouldn’t get our money back. The bed was very uncomfortable as there was no mattress protector they had used two bath towels across the bed which had a gap and the sheet was too short to tuck in at the bottom and it all ruffled up. There were parties going on in rooms, doors banging all through the night and shouting. For £11 I didn’t think the breakfast my husband had was worth it. Small orange juice, small tub of fruit, small yoghurt and a chocolate croissant. The first morning they left two so we took one back to reception they said it would have to go in the bin. I only touched the paper bag handles to carry it down I didn’t touch the insides exactly as they did to leave it outside our door. I was very angry as there were homeless people living outside the hotel who would of appreciated it. There was no information of the hotel or Brighton. I had to ensure there was enough insulin in my pen as there was no fridge to store a new insulin pen. The coffee and tea facilities only had uht milk nothing for vegans. I had to buy my usually almond milk. The only thing they do for vegans is ice cubes. The outside windows were filthy such a let down when your in competition. This was the first year our wedding anniversary was rubbish and the hotel needs an update. We may as well of gone self catering somewhere as we had no luxury. We were glad to get home and get a peaceful nights sleep as we didn’t get much sleep with the noise all night from other guests. Won’t be staying there again on our next trip to Brighton.

Great location, by the seafront and walking distance to The Pavilion and the shopping area and Brighton Station. It has an underground carpark, and guests can get discounted parking if paid at the hotel reception.
The hotel entrance on the main road overlooking the beach, looks quite dated, and even though we saw the laborious task of cleaning the glass panes overhanging the entrance, as we ate our breakfast, they did not look any different after they were cleaned, as they were extremely hard to reach because off the height. The door to enter was hard to find at night, as the whole entrance is in darkness. However, the back entrance was a much more welcoming entrance, and looked like you were entering a hotel. Once inside, the hotel atrium is lovely though, with lots of sofas and seating areas.
We were assigned a back room, which was quite basic. There was no heating and they bought us a heater. I noticed that they had heaters in the breakfast area and in the sitting areas too, so looks like they had a problem with their heating that weekend. Also the water was lukewarm in the shower.
There was also only one lift working, but none of us minded. We were all very relaxed as we were having a break, and just waited patiently.
The female changing rooms in the leisure facilities were quite tiny and cramped, and there were not enough space for people to change or lockers to use, which was a shame. The pool, sauna and steam room were lovely, although a bit crowded, but everyone was very friendly, and enjoying the facilities.
The breakfast was really nice. It is self service. They seem to top up the hot food frequently, so the food was fresh and hot.
All the staff were great and very efficient and cheerful even though the hotel was very busy.
All in all, we did have a lovely stay, as the bed was really comfy, and the location was ideal for getting around.

+1
My partner and I stayed here for her 23rd Birthday for 2 nights
When we arrived we were greeted by very friendly and helpful staff members at reception
We had booked a standard double, however, we were told that the hotel had upgraded us for free to a executive seaview room with complimentary drinks (Thanks Maria!) - fantastic way to start the birthday celebrations!
In the room, chocolates/ sweets and a bottle of house wine was left as a birthday gift, this was a lovely gesture from the hotel staff
We had free use of the pool / Gym /steam room and sauna as well as towels and changing rooms.
The location of the hotel is perfect for visiting the pier and seafront and through the back entrance you can easily access The Lanes, so getting around was really easy with our hotel in the heart of it all
Overall the hotel and rooms were spotless, every staff member you came into contact with were more than happy to help and always smiling.
We will 100% stay here again when we visit Brighton.
Thank you to all the team at Jurys Inn Waterfront for making this birthday treat so special.

Visiting at a time in the future might have presented a different star rating. The hotel is perfectly positioned with one entrance situated on the sea front within minutes walk from the pier and the other exiting into Brighton’s famous Lanes. The foyer is bright and airy containing a bar, comfortable furniture and interesting artwork and sculptures. The raised bar/restaurant area in the foyer afforded excellent views of the beach and both the current pier and remnants of the burned out old one. There was a limited menu available for
residents wishing to dine at the hotel between midday and nine in the evening. Covid19 measures were in place throughout the hotel with hand
sanitisers in all public areas and lifts limited to two occupants or one family. There was direct access to the underground Lanes car park from the lift next to
the reception desk and residents received discounted parking charges. Staff were very pleasant and efficient and check in was quick and
seamless.
We’d chosen an executive double sea view room which was spacious with a very large comfortable
bed. The room furniture was light and fitted and there was tea/coffee making facilities, ample storage/hanging space, hairdryer, flat screen TV
and wonderful views of Brighton waterfront and piers. The bathroom contained a long shower, fitted vanity bar and complimentary toiletries.
Unfortunately during our stay the hotel had withdrawn housekeeping for stays three days or
less stating this was to protect staff and guests due to COVID. Measures meant that guests made up their beds, extra towels had been provided in the
room and disposable cups and plastic spoons replaced the usual cups, saucers and metal spoons. We had included prepaid breakfast in our package and the hotel substituted cooked breakfast in the restaurant with a paper bag left outside the bedroom each morning. The food
provided was good quality ( fruit yoghurt with a side of muesli, a choc au pain, a pot of fruit and bottle of orange juice) however this was exactly the same
each day. We had noted other hotels close to ours did provide breakfast in the dining room as usual. Due to the amount of rubbish accumulated with the
disposable cups and breakfast containers plus the absence of housekeeping the room became littered and we requested bin bags so that we could place
it in the corridor.
Check out was available online however we needed to have our parking ticket franked by reception. The
process was again quick and efficient and when asked if we’d enjoyed our stay we stated honestly that we had although we were disappointed with
arrangements for breakfast given cooked food was available to purchase during the day into evening. The receptionist apologised on behalf of Leonardo hotels and our car parking was given complimentary.
We will definitely stay at this hotel again and had it
not been for the breakfast and housekeeping issues we’d have given it 5*.
