This hotel offers a prime location, right across the street from a great stretch of Brighton Beach. There is a playground, and great places to eat nearby, making it a good location if you have kids and want to take advantage of the beach. It's about a 15/20 walk from the train station and the Lanes, so easy to get there as well. Definitely 5 stars for the location.
With Covid restrictions lifting, the hotel has safety measures in place (receptionists behind screens, hand sanitiser, and a one way entrance/exit system. They do not allow for you to leave luggage at this time, so something to keep in mind with your arrival and departure times. The lobby ends up getting quite crowded during check in/check out time. They have a bar, but wasn't regularly staffed, we often had to wait to be served. Currently there is no breakfast service, but a few places do a good breakfast nearby - Check out The New Club, fantastic breakfast!
The room was really really hot, and it was difficult to get windows open. Due to Covid rules they are not cleaning the rooms but you could get additional towels and linens if needed. The rooms were of decent size with decent beds, nothing fancy, but worked. Looks nicer on the website (at least our room). Our bathroom seemed to be unfinished, the flooring was like a stage floor (?) it was black, scratchy and didn't feel very clean.
Three stars overall because the location is fantastic, and they are finding their feet post-Covid, but the bathroom was not as clean as I would have liked.

Stayed with a friend last week during the heatwave. The room was not ready when we arrived at 3 so we left our bags, used the toilets to get changed and went to the beach. The hotel is in a great location near a lifeguard section on the beach which is a bit quieter than parts nearer the main pier. We went for a swim one morning and could hand a key in to reception and request a new one on return.
We had a twin room, but it was set up as a triple room- which did make the room a bit squashy nearer the window but that was fine for us. After reading reviews beforehand we were expecting the room to be hot, especially with the heatwave. We requested a fan as advised and this helped a lot. The windows were shut when we arrived so immediately we opened them and left them open the entire time, but shut the curtains during the day while we were out. We were on the third floor (room 311) and the windows faced the back of other buildings and opened about 20cm. Pigeons like to sit under the window some where and make a lot of noise at times during the night! It was quiet other than that.
The bathroom was a bit tired in places but fine for our needs. The cold water was a bit of an issue but that could have been the weather too. Could not fill up our water bottles (chillies 500ml) under the tap as they were too big, plus the water wasn’t that cold, so we frequently asked at the bar downstairs for them to be filled up and the staff were happy to help.
We were able to get a late check out for 2pm for £15 and then could leave our bags at reception again.
Overall, the hotel was nice and the staff were helpful. Covid measures were in place although there was a mix of people wearing masks and not. There’s a one way system but we couldn’t work it out entirely. Your room is not cleaned during your stay due to covid. We only stayed 2 nights/3 days so this did not bother us. I think you can requested clean towels to be delivered to your door etc.
We did not drive as parking at the hotel is £20 if you book via a third party, or £18 at the local car parking place.

Good location, seafront although we stayed on a Saturday night so could hear people partying into the early hours - we didn’t mind this but be aware. Rooms were basic and could do with a touch up but sheets were clean and this was the best priced hotel we could find last minute. Parking was full by the time we arrived but there is another car park located a few minutes away which is £25 for 24 hours. We added breakfast to our stay for a small price, however service was slow and food was average at best so I would suggest room only and enjoying a beachfront breakfast or breakfast in the Laines. Overall you get what you pay for- Brighton hotels are expensive so this is a good cheap stay in an ideal location.

We appreciate that some nights in Brighton it can be particularly expensive everywhere, especially if booked at the last minute. However, we do keep our rates at good value for a 3-star hotel. At the moment, breakfast is restricted to 100 people due to COVID-19 restrictions. If this is followed, service can go smoothly, but obviously delays can happen if more guests than expected come down for breakfast at the same time. We hope you come again in the future. My partner booked this hotel as a overnight trip for my birthday. Upon arrival the hotel looked nothing like the pictures, our room was small beyond belief, you could not swing a cat in there🤣the bathroom flooring was cheap and there was a shower curtain rather than a shower screen? (Thinking of the germs)🤢
When we got to the reception, we were given room 409, get all the way up the what felt like 1000 miles of stairs and corridors to room 409 to use our key and neither one works, ask the cleaner to open our door and she walks in and it’s someone’s room!!!
Soooo we walk all the way back downstairs and the manager came out, took our card and came back and claimed “we read it wrong and our room is 404”, we checked the card and she actually re-wrote the number 4 over the 9🤦🏼♀️
We finally get into our room and the bed feels like they’ve taken half of Brighton’s beach pebbles and stuffed them into the mattress😒our room had a door into the next door’s room?? So we could hear every movement they made and I’m sure they could hear us too. There was no safety box as advertised on Booking.com which made me wary about leaving my valuables in the room.
For the price you pay, you think you’d get breakfast included, welllllll you’d be wrong. £7 for a full English, be better off making the 20 minute walk to the pier and getting the Harvester unlimited breakfast for £7.
Only good things I have to say are that the pillows are incredibly comfy and the cleaners are so lovely

Dear mariajdickson Thank you for taking the time to write a review of your experience while staying at the hotel. We do have 96 rooms in the hotel, and they come in all different shapes and sizes with different floor plans. We are always refurbishing our rooms and currently have 90 rooms with a refurbished bathroom. We encourage guests to contact reception if they are not happy with anything during their stay so they can rectify any issues. There does look like there might have been a communication issue with your room number as the room 409 does not exist. The cleaner should not be letting anyone into any rooms, and I will address this with the housekeeping staff. Shower curtains are regularly washed and changed, especially with all the extra cleaning procedures that we have put into place. Prior to us re opening to lockdown we provided rooms with new mattresses Breakfast is only £4 if originally booked it with the room, booking.com states you can book the room without or with breakfast. If you book it on arrival it will be £7. We have many loyal customers who come back to the hotel due to the service provided from managers and receptionists and we pride ourselves on what we offer to our guests. I would love for you to give us another opportunity in showing you what the hotel has to offer and would love to welcome you back personally with a returning guest discount.

My wife booked me into this hotel as I was going down to Hove to visit my Mother's grave,
We used a credit card to confirm the room received email confirmation and then upon reading the small print it says they will take a free authorisation payment out.
Make sure you bring the card you booked the room on otherwise you will have to pay again on a different card,
Arrived at the hotel to be told they needed the car the room was booked under I didn't have that on me so I had to use another card to pay for the room, so I ended up paying twice for the room.
It's been a week since I stayed at the hotel on the 7th of September was booked stayed on the 8th. And I still haven't had the money back from their first pre-authorisation payment.
Got to the room it was like going through a maze going around the hotel it's not very clearly signposted where you need to go especially trying to get back to the reception,
There was no air conditioning in the room it was boiling hot, could only open the window about an inch and a half so that was all the Air I could get if I wanted anything else I had to ask for a fan which Dad didn't do anything.
The room was old outdated there was stains everywhere it was not very nice at all the bathroom was a was like a Galley kitchen, had to go down a hallway to get to the toilet.
There was no fridge in the room it was a very basic only the Bare minimum things were put in the room it had a kettle tea and coffee making facilities that was it.
And just like many other reviews the noise at night-time was terrible you couldn't get a wink of sleep because of people making noise storming up and down the hallways blaring music.
The full English I got the morning was awful they scrambled eggs were watery like they had used powdered scrambled eggs the bacon was overcooked hard as a rock nearly broke my teeth on it the whose sausages were black awful.
The hotel is not very disabled friendly either the left you can't fit a wheelchair in or you could but then you can't have it anything else in there's no room to turn around in the hallways it's very narrow,
Don't stay here unless you have to only use this hotel as a last Resort there are many other much better and nicer hotels and much better customer service elsewhere.

Dear 309vincentr, Thank you for taking the time to write about your experience with us. I am sorry to hear on this occasion your expectations were not met. We do take a pre-authorisation on the card used to book to make sure it is guaranteed for you. If on arrival you do not have that card, we would then proceed to take the payment from a different card. A pre-authorisation is not a payment, it just puts the money on hold. It will then get released from your bank provider, and it differs on who you bank with on how long that can take. The one-way system we have all around the building is designed to get people to their room and back out again easily and safely while social distancing. The hotel itself does not advertise that it offers air-conditioned room, or that it has fridges in the room, but we do offer fans for anyone that makes a request and can provide two if needed. Our windows only open a maximum of 10 cm for health and safety reasons. The guideline is that the head of a toddler should not go through it. All our rooms are situated differently around the hotel so have different floor plans throughout. We encourage guests to come and speak to reception about any issues while they are staying with us so we can try and rectify them as soon as possible. Our hotel is 19th century listed building, therefore floors can be creaky, and although we tried to minimise this issue with appropriate carpets, I understand some people might find it more bearable than others. Night staff are on hand and fully trained to deal with any excessive noise if brought to their attention. I’m sorry to hear you didn’t enjoy the breakfast either, even though we have currently changed the layout of breakfast due to current restrictions it has been very well received and I’m surprised to hear it wasn’t to your taste on this occasion. We also do not advertise that our facilities can fully suit disabled people, but we do everything we can to make it as comfortable as possible, by allocating rooms close to the lift or providing a room with a shower, depending on the guests’ needs. Even though the lift itself is of limited size, it can fit a wheelchair and an additional person. I really hope you do give us another opportunity in the future when you do come to Brighton and if you contact us directly, we can sort you out a returning guest discount

Having read other reviews on here before we travelled down to Brighton (yet after we had already booked) we were very apprehensive about what type of stay we would have.
We honestly couldn’t have been more pleased with this hotel!! Please don’t be put off by the bad reviews.
The hotel was in an incredible location, right across from the beach, 10 minute walk to the lanes.
The rooms were spotless (we travelled with in laws and their room was also spotless!)
The staff were so friendly and honestly couldn’t have done enough for us.
We felt really safe with Covid, there was a one way system around the hotel, everyone wore masks.
There was no maid service for the rooms but anything that was needed (extra towels etc) were brought up in less than 5 minutes.
Due to Covid all breakfast had to be eaten in the rooms, you select a time the night before and it was always bang on time when it was delivered and always hot too!!

We booked this hotel for the weekend last year so had already paid a “full” price which including English breakfast. 10 days before arrival I contacted the hotel to see if they were going to be doing breakfast, I was told that the restaurant was not open but might be by the time of our visit, if not then we would be given a refund on arrival. 3 days before arrival received an email from the hotel in which it clearly stated the opening hours for breakfast. On arrival was told there was no cooked breakfast but was told we could pay extra for a cold thing. Clearly they were not going to proffer a refund until I showed them the e-Mail I had upon which they said we would get £4 per breakfast back! Who ever heard of a hotel only charging £4 for a full English breakfast, I was outraged and asked for the manger who simply said if you booked on line then breakfast was only worth £4.
There was other conflicting information about left luggage in the e-Mail they sent out 3 days before visit, very sloppy communication. Due to COVID they do not make up the rooms during stay or even refresh coffee in room.
The room we has was very plain (118).The bathroom was pretty new although I could not get cold water out of the show only dangerously hot.
Good location but poor value for the money we paid.
There was other conflicting information about left luggage in the e-Mail they sent out 3 days before visit, very sloppy communication. Due to COVID they do not make up the rooms during stay or even refresh coffee in room.
The room we has was very plain (118).The bathroom was pretty new although I could not get cold water out of the show only dangerously hot.
Good location but poor value for the money we paid.

Dear Nigel, Thank you for taking the time to write a review of your recent stay with us as we appreciate all feedback. I'm sorry to here on this occasion that you were not happy with your stay with us. We are currently not serving any cooked breakfast due to the government guidelines which you've mentioned. We are offering refunds to people who have already booked breakfast in the original rate of £4 per person per night. So for a double room you would be refunded £8. We have always made the breakfast cheaper if you book it included as an incentive, as opposed to paying arrival which would be at the normal rate. All emails sent out prior to arrival mentions about the new covid policies set in place which we have set out, otherwise the guest is more than welcome to call about any current restrictions as we understand many different hotels, restaurants and bars all have slightly different policies in place. We encourage people to contact reception if they have any problem with their room or need anything so we can rectify any issues. I would love for you to give us another opportunity if you ever did visit Brighton again. If you did contact us in the future please feel free to contact us direct and we can go ahead and sort you out a returning guest discount with some other added benefits.

Stayed here on a family trip Thursday 29th July for one night.
Hotel is in a nice location overlooking the beach and we loved our trip to Brighton but was left disappointed with the hotel for several reasons.
Reception team were not overly friendly, informative or helpful.
Our room was located on the first floor, we had a family room but the pushchair would not fit in the lift, I appreciate it is an older hotel but maybe the room allocations should be better prepared.
After being out for the day we arrived back early evening and were told we could eat in the bar off the pizza menu, we had travelled for 3 hours that day and spent the day around the city so we opted for that. Got seated in the bar to be told they only had margaritta pizzas and not a pizza menu as we had been advised.
That being said we spoke to bar man and he said we could sit in the bar and order food in which we did and enjoyed it.
Next morning, we came done for breakfast, this is pitched as being a dog friendly hotel but you cannot bring dogs into the breakfast room, nor can you leave them in your room.
As we were B&B the only option provided was to sit in the bar area which was less than ideal. We require 2 high chairs but due to the seats being low the high chairs would not fit under the tables.
The toast, butter, sauces, juices etc were located in the breakfast room so anytime you needed anything you had to go and find somebody, and it really felt like we were an inconvenience.
The tables were not big enough for the 4 people they put round them.
To top things off, my card was used to pre-authorise the rooms. All 3 rooms paid individually on check-in, however the full payment was held on my card for 7 days, which to me is completely unacceptable.

I stayed here with a couple of my friends first impressions from outside looks dated, old however when you walk into reception it is bright and looks modern like it has had a refurb recently so had high hopes down side bar area was quite small. We then went to the room and could tell my the hallways it was again very dated carpets very old, the room was tiny it had 3 single beds in and you could hardly move around the room had a smell the windows were hard to open and you kind of felt it would fall down at any point we had been given 1 roll of toilet paper for a 3 day stay so had to request more positive it had hand wash and shower gel attached to the walls. The bathroom had black mould and also the blind was very dirty along with the lampshades which with covid we were expecting everything to be over clean. it also only had 3 plug sockets 1 had the tv in so then your down to 2 we needed a fan which you had to request so that took another plug socket due to the heat the fan needed to be on at all times it felt like a sauna in the room. the bar had no ice for the whole of our stay which was annoying when we wanted a glass of water for bedtime it was lukewarm. when we requested items for the room it did take quite a while we had to ask for towels 3 times which nearly made us late for dinner. also with the one way system you cant use the lift from our room and had to carry suitcases down a few flights of stairs. some staff were nice some were a little sharp and rude. our view was awful just looked at other windows in another building so you couldnt really have you curtains open. overall i probably wouldnt stay here again.

I'm sorry to hear on this occasion your expectations were not met. We obviously take all cleaning polices very seriously and we highly encourage all guests to contact reception if they are in need of anything during their stay or if there's any problems so we are given the opportunity to rectify the situation. As we mentioned on check in, rooms aren't currently being serviced due to the COVID restrictions but once again we encourage all guests to contact us if they need absolutely anything as we really want to try and make the experience as close to normal as possible even though we are going through a COVID recovery stage at the moment with current government guidelines. If you do decide to stay again please feel free to contact us, maybe once some restrictions have passed and things normalise a little. I would recommend highly contacting us direct and we would be more than happy to sort you out a returning guest discount. We really hope you visit Brighton again as its a beautiful city and if you don't decide to stay with us i hope you find a place that is more suited to your needs.

We booked for a short break. I liked the look of the hotel and the location. Here is some positive and negative feedback
Parking: reported to be “first come first served” we actually called a few days ahead and hotel confirmed they only had a few spaces which could not be booked in advance. We were advised to call when getting near and we were informed there were no spaces. We parked in regent square car park about 5 minute walk from hotel £20 for 24 hours. However the next day we drove out to the marina and on returning saw some spaces in the hotel car park. Two we could not get into because others had parked over them. So we parked in the last space. When went to inform hotel and pay they said we could not park there because it was “booked” we were shocked as had been told you can’t book spaces. This space was empty for the rest of the day!!!!! We had to move !
Room: very dated, windows in Poor condition and rattled in the wind. Bathroom very poor condition ( please see pictures) . We had paper cups ( two) to use no glasses for water. Bed comfortable but only given one pillow each.
Location: excellent
Staff: barman very friendly and helpful reception Staff very polite but only one staff member on at night who looked very stressed.
We would not return to this hotel but definitely to the location .

Dear Crj4898, Thank you for writing a review of the stay as we appreciate all feedback that we receive. The car parking does work as a first come first serve, so as mentioned on arrival we would be able to book you in you and allocate you a spot for your stay. In this case the space you saw empty for the day had been fully paid for by another guest when they arrived the day before for the duration of their 3 night stay. Unfortunately if someone parks in one of our spots we will do everything to contact that person to move it, if its not possible they would be issues with a £70 parking ticket. We are in the process of updating our bathrooms and have updated 90% of the hotel now. I'm glad to hear that the staff on days gave over great service as a hotel we do pride ourselves on giving the bet service. The night porter is still reasonably new and we are happy with the progress he has made and will pass over the feedback. Its great to hear you would come back to Brighton as it is a beautiful city. I hope you give u another opportunity and if you do decide to come back please contact us direct and we can go ahead and give you a returning guest discount and some other added benefits aswell

Yes, there is.
No, not in our room. We were in room 120. There were only two outlets; one near the floor behind the TV cabinet, and the other above the table on the opposite wall. There were no outlets near the bed. Fortunately, we brought a multi-USB outlet box so that we only needed one outlet.
A twin room has 2 single beds and it's not suitable for 3 people, we do have triple rooms that has either 3 single beds or 1 double and 1 single.
We do provide Iron upon request.
