Had a room on the lower floor with a view of the small courtyard , the room was ok it had a hairdryer, kettle and biscuits, coffee and tea and small flat screen TVs . The staff were all very friendly and polite the bar stayed open until 3am and was very reasonable and we’re planning on coming back next year

where do I start with this hotel?.. firstly we arrived at the hotel for our anniversary after a 6 hour drive to a room covered in ants (curtains,bed,bed side tables) after we rang reception to complain a young woman then came down with ant killer spray, I then told her that I was not staying in this room, to which not once did she apologise but said she was not sure if she could move us as it was full. after not hearing back for 30 mins I then had to re ring AGAIN.. this took a hour and half to resolve bearing in mind we missed our dinner reservation because of this!!! After being moved around the room was better although the noise is awful, we hardly slept our whole stay.. the creakiest floorboards, walls are so thin I could hear next door conversations and also the windows are thin so can hear traffic and loud people. I'm not one to complain but this hotel ruined our holiday from having no sleep and not being offered anything not even a sorry (for the ants) and the price you pay is not worth your stay!! never again!

7 of us stayed at the KINGS Hotel for 2 nights this week. This is a great little hotel which far exceeded our expectations. Don’t be put off by comments about ‘tired rooms and decorations’ our rooms were bright, freshly painted and the bathroom/shower decor, tiles and fittings looked brand new. It seems that a refurbishment has taken place. The rooms were clean, the bed was very comfortable. The whole Hotel has a boutique feel due to the modern decor. There is a very nice bar area next to the reception with a very hospitable and welcoming barman. The breakfast was SUPERB freshly cooked and beautifully presented. I had the pancakes covered with yoghurt and fresh fruit. Others had full English which was clearly freshly cooked. The staff were very friendly and attentive and brought extra tea/coffee and juice without us having to ask. This really is a gem of a Hotel, with a great location facing onto the beach and a 10 minute walk along the front to the Main Pier and central Brighton area. We would certainly stay here again, great accommodation and very good value.

Stayed with a friend last week during the heatwave. The room was not ready when we arrived at 3 so we left our bags, used the toilets to get changed and went to the beach. The hotel is in a great location near a lifeguard section on the beach which is a bit quieter than parts nearer the main pier. We went for a swim one morning and could hand a key in to reception and request a new one on return. We had a twin room, but it was set up as a triple room- which did make the room a bit squashy nearer the window but that was fine for us. After reading reviews beforehand we were expecting the room to be hot, especially with the heatwave. We requested a fan as advised and this helped a lot. The windows were shut when we arrived so immediately we opened them and left them open the entire time, but shut the curtains during the day while we were out. We were on the third floor (room 311) and the windows faced the back of other buildings and opened about 20cm. Pigeons like to sit under the window some where and make a lot of noise at times during the night! It was quiet other than that. The bathroom was a bit tired in places but fine for our needs. The cold water was a bit of an issue but that could have been the weather too. Could not fill up our water bottles (chillies 500ml) under the tap as they were too big, plus the water wasn’t that cold, so we frequently asked at the bar downstairs for them to be filled up and the staff were happy to help. We were able to get a late check out for 2pm for £15 and then could leave our bags at reception again. Overall, the hotel was nice and the staff were helpful. Covid measures were in place although there was a mix of people wearing masks and not. There’s a one way system but we couldn’t work it out entirely. Your room is not cleaned during your stay due to covid. We only stayed 2 nights/3 days so this did not bother us. I think you can requested clean towels to be delivered to your door etc. We did not drive as parking at the hotel is £20 if you book via a third party, or £18 at the local car parking place.

Fab seafront location, wish I’d paid extra for a sea view! Easy to walk to the centre of town. We arrived just after 3 but the hotel car park was already full. Instead we parked at regency square which is a 2 min walk away, but quite pricey, £46 for Saturday to Monday. We booked a standard double, the room was very clean and the bed large and comfortable. Other than that we found the room quite basic. There was no aircon or a fan in our room so bare that in mind if you’re booking a summer trip. There was tea and coffee facilities in the room but only paper cups, no glasses for water. No lamps next to the bed and only one plug socket in the room. No makeup mirror in the bathroom. Breakfast was included with our booking, it was okay but I definitely wouldn’t pay extra for it, we didn’t bother with it the second morning. I thought it was quite pricey, but it was a weekend booking in July and you’re also paying for the good location.
