What an amazing find. From arrival to departure everything was nothing short of perfect. The staff are the loveliest people and so friendly and welcoming,
We booked a luxury double which was downstairs in the basement and at first I thought we'd have no windows but there was a big bay window (at street level) that let in lots of light and it actually was very private. The room was big and spacious and the shower was lovely with great pressure. The only niggle was that you could hear whenever someone was coming up and down the stairs as our room was located right at the bottom of them.
The breakfast here was delicious. The breakfast area itself is really fresh and beautifully decorated with the most amazing selection of food. There is a hot buffet style full English, continental selection and you can even order more specialised options from the menu such as eggs benedict & salmon.
We hired the hot tub whilst we were there which was a lovely set up, it was really clean and the area is private with sunbeds to relax on. I felt like it was quite expensive but at the time they were offering a discount to hotel guests which made it more reasonable. (The money we saved we then spent on a bottle of Prosecco!)
If we return to Brighton I would always come back to this hotel. I wouldn't even think to look elsewhere and we were able to walk to everywhere from here. Great location.
The only problem, which isn't the fault of the hotel and you are warned in advance about this, is the parking. We arrived in the afternoon and really struggled to get a space and ended up parking in the NCP. However we woke up early the next morning to get the car and there were 2 spaces outside the hotel which we were able to get and pay for on our phone. The hotel did give us parking permits we could use in the nearby zone but we ended up not using them and were able to return them.

Brilliant two night stay very clean and tidy and staff friendly and polite. We were on the ground floor in a lovely clean room with a sea view from the side window. Bed very comfortable and bedding and pillows very good (cupboard could do with shelves to put jumpers, sock etc. ). The downside of this room is the bright light at night from outside and across the road despite being blackout the blinds don’t meet , summer light would wake you. The hotel is a great location walking distance from the front, shops and great restaurants we had a delicious curry just across the road. Breakfast had a selection of continental and cooked food it was good but would of been excellent if food in servers had been hot this is something easily put right. I had poached egg which was cooked to order and perfect. Very helpful to open continental breakfast early for those doing the half marathon. Had a very enjoyable time and would definitely stay again. 😊 Thank you.

We stayed for 3 nights in this lovely little hotel. We were in rooms 9 and 10 at the front with sea views and overlooking the small green space opposite. The staff are its greatest asset you couldn’t ask for more attentive and professional service. They go above and beyond to make your stay a pleasant one. Breakfast is superb with a brilliant buffet selection and a really nice menu alternative.
Currently no room service is being offered, the staff are more than happy to provide fresh towels and top-ups. Rooms were beautifully appointed.

It became apparent the night porter was not adequately supported to deal with the situation, thankfully it was eventually resolved, and no one was hurt. The hotel did everything in their power to apologise for the inconvenience. Hopefully they will take action to review their health and safety training.
Overall, our stay was a pleasant one and the location of the hotel and wonderful staff compensated for the less positive aspects of our stay.

My husband and I took our daughter and her friend to this hotel for a 2 night break. It is well situated and the welcome was warm but the rooms were freezing! All 4 of us in our 2 separate rooms woke frequently during that first night because we were so cold! There were no blankets supplied and the duvets provided little warmth. To make matters worse, the hotel only provides central hearing for a couple of hours in the evenings and again in the mornings but overnight it is completely switched off and cannot be activated by the staff! So very old-fashioned and not at all in keeping with the prices we had paid for this standard of accommodation. The rooms become cold very quickly after the heating is switched off. We therefore asked for blankets or another duvet for each room for the 2nd night. One thin, single blanket was given to each room for our second night but of course it wasn’t big enough to cover the whole bed! We gave our single blanket to our daughter so they had one each but I had to ask the gentleman on reception 4 TIMES before an additional duvet was eventually supplied for our room! He did bring us a small electric fan heater which helped to take the icy chill off the room but we didn’t want to leave it running all night for safety reasons. The extra duvet was great and we were warm that night but why was it such a hassle to get the bedcovers we needed to keep warm in this refrigerator of a hotel after our terrible first night? If there is no heating, even on such cold nights, the rooms NEED to have extra blankets provided, enough to cover the whole bed and with sufficient weight in them to provide warmth. I don’t understand why this is such a difficult concept for a hotel charging the prices that the Charm is to understand.
We went out for the day on Saturday and left the red ‘please clean my room’ hanger on our doors when we did. The cleaning team were in the two adjacent rooms when we departed and we said a reciprocal ‘good morning’ to them as we went. We were therefore shocked to return that evening to find that neither of our rooms had been cleaned. When I queried this with the gentleman on reception, he claimed that their covid policy stated that we had to request room cleaning if we wanted it! Surely the door hanger did this I suggested? Apparently that doesn’t count and cleaning has to be requested with reception for it to actually happen! Sorry but that really is an outrageous and ridiculous policy!
On the plus side, the ladies in the spa (Miyuki and Ami) are absolutely amazing! Honestly the best massages ever!
Just such a shame that the hotel tries to save money by freezing their guests overnight and providing only a skeleton cleaning team during the day, disguising their cost cutting efforts with a poorly construed ‘covid policy’ 😡. When we’d paid nearly £900 for 2 nights away, we didn’t expect this lack of care in our comfort. Very shortsighted indeed!

Dear Beverley R., Thank you so much for choosing The Charm and for your feedback. We are glad you see the potential of the hotel and we wish to deeply apologise for any inconvenient during your stay. The Charm is trying to be focused on a smart and environmental friendly setting throughout the all service. The Central heating has been set in a specific way since the beginning of our history resulting completely fine during this past years. The days we are having are part of an unusual temperature and we completely appreciated the feedback and we want to improve our service; we wish anyway to make clear that our system is not done on purpose to be inefficient. The same topic is in regards of the tidies, which we have always done in an environmental friendly way (prior pandemic) and with Covid we had to amend the rules in order to keep everyone (guests and staff) as safe as possible. We are sorry you did not get in touch with our night porter the first night and we are happy you contacted reception the following day. Speaking with the colleague that was on shift he mentioned that you asked information about the heating and he reported he could not change it manually. This is part of the maintenance management tasks as we cannot allow the all team to be able to change settings that can compromise the all hotel experience, in many different ways. This is why my colleague, unfortunately, could not help with this matter but, following, you asked for a blanket. The receptionist, not having had the chance to find it, brought you up a heater and in that moment you required a duvet, which he provided over to you. Our colleague was just following your requests and it did not mean to unhelpful or blind to your request at the point that you had to ask for it 4 times. We are sincerely sorry if it might have felt that way but my colleague was just trying to do his best to help you in the circumstance. In regards of the tidies, we provide this information prior arrival and on check in time to all our guests. 24 to 48 hours before arrival we sent our safety plan, a PDF which includes our rules during this tough pandemic time. Among those information we mention that our tidy system is now changed from "regular tidy" to a "tidy on request". This means that the team will not step into the room unless you clearly request it. On check in time, in order to avoid any misunderstanding and issue, we mention again the plan focusing on this specific point. Covid has brought an extremely difficult time and, not only for the staff, but many guests feels better reducing any kind of contact. This does not want to compromise our service, that we offer in full if is needed and requested. We are sorry if this was not clear enough; we have not been trying to avoid tidying the room, we have just changed the way we provide the service, in the highest respect of all the guests needs and the team safety. When you reported this to the colleague on reception he offers to come personally and provide the tidy that you did not receive; at that moment you have chosen to do not accept the receptionist offer. We are anyway glad that you met our therapists and fully enjoyed their services. At last, in regards of the price, we are sorry and we understand you might have felt the "lack of service" for the mentioned price but you booked two of the most expensive rooms, for 2 nights, on one of the busiest weekends in Brighton and Hove. The Charm main goal is to let all our guests feel comfortable and at home in every single detail; we have never tried to "take advantage" of any situation as it will compromises our mission and our guests experience. We are extremely sorry it may have been a lack of communication, even if this is again one of our main points, bringing disappointment for your stay. A perfect little gem
Thank you so much to the charm boutique, I stayed with my partner for his birthday and there was nothing the charm could of done for us, we had balloons in the room with banners and were thoroughly looked after and nothing was too much trouble, the hotel was spotlessly clean, the room we had a luxury double was a lovely size the bed was huge and so comfortable, the shower room was very modern nd clean.
I paid for a couples massage which was very professional and the hot tub I hired was perfect to finish our evening, all the staff were so accommodating and a special thank you to eugenie who looked after us from start to finish, the breakfast was the best we have ever had with something to accommodate everyone, the location is perfect to walk down to the pier or into the shops of brighton.
I vant wait to return and strongly recommend to anyone looking to book, thank you again!

This was booked through secret escapes we got room 1 in the basement which was lovely , super shower and comfortable bed . nice tea coffee and biscuits.
It was my partner’s birthday they had thoughtfully put balloons and banners in the room . Part of the deal was a reflexology treatment for us both by Ami she was amazing a very talented and experienced therapist . I paid extra for the birthday boy to have a back rub which he though was amazing . Ami always asks if the pressure is ok ? which is good as I have had treatments which have felt more like torture with other therapist .
I booked the private jacuzzi room which has a changing room shower WC and out door luxury jacuzzi . This wasn’t just a few bubbles but really strong jets which felt like a full body massage . Breakfast was included as well as full English help yourself continental buffet there was a great menu with salmon scrambled eggs ect .
A very clean and friendly hotel .
Expect to pay £ 10.50 extra to park in the square for 24 hours .
my only areas to improve would be to put some trellis up around the outdoor jacuzzi, as it is overlooked by many windows .
Also surprised to see the Christmas garland still round the door in February . For such an excellent hotel this felt a little lacking in attention .

I feel slightly guilty for writing a mixed bag of a review but I like to give my true feelings about the place. I will start with the positives: The staff were all really friendly and efficient, the location is brilliant and the room was spotlessly clean. We really enjoyed the breakfast. The sea view from our king suite was superb.
However, there were some negatives and most stem from what was promised on their website, to what we actually got. Firstly, when a room is described as a suite you tend to expect an offset living space, often in a 3rd room. Our suite was a large room with 2 seats and a table in the bay window. A lovely view to the sea, granted, but it was just a large room. When you are paying over £300 for 2 nights (including a Sunday) when they state there is a nespresso machine and bottled water you would expect there to be more than 1 bottle of water for 2 people. There were 2 coffee pods. Now, to be fair, we asked for more on our 2nd night and we were given them, but when you are aware that for Covid purposes there was no room service or entering of our room I think expecting enough water and coffee pods for the 2 nights could be expected. The description of our room included 'Slippers and robes' I checked this on arrival as there were no robes provided. Again, this isn't something I would normally comment on, but because breakfast was being delivered to our room for Covid purposes we had to actually get dressed to answer the door which was a bit irritating when you didn't want to get up! Again, if it wasn't listed on the site I wouldn't expect it and would have had no reason to complain! There is no air conditioning and a large fan was provided and appreciated, and I can't blame the hotel for the sweltering heat! But the pillows, they were awful. I have never complained about hotel pillows in my life but these were horrific, no substance or structure or support. Neither of us slept for the 2 days.
The breakfast basket was pleasant, I liked the basket itself and the quality of the bacon and sausage were very good. Again, it seemed a little ungenerous (Choose 1 option only) when I suspect its a buffet when the restaurant is open. There is no bar (that we saw, I may be being a little unfair there)

Again, this isn't something I would normally comment on, but because breakfast was being delivered to our room for Covid purposes we had to actually get dressed to answer the door which was a bit irritating when you didn't want to get up! Again, if it wasn't listed on the site I wouldn't expect it and would have had no reason to complain! There is no air conditioning and a large fan was provided and appreciated, and I can't blame the hotel for the sweltering heat! But the pillows, they were awful. I have never complained about hotel pillows in my life but these were horrific, no substance or structure or support. Neither of us slept for the 2 days.
The breakfast basket was pleasant, I liked the basket itself and the quality of the bacon and sausage were very good. Again, it seemed a little ungenerous (Choose 1 option only) when I suspect its a buffet when the restaurant is open. There is no bar (that we saw, I may be being a little unfair there)
To me it was very friendly, clean, great location and good views, but for the money I think we expected a bit more.

We have just got back from a 3 night stay in a deluxe room it was a fabulous stay the hotel is fantastic staff are so helpful and always on hand the whole hotel is bright clean very tastefully decorated the rooms are perfect for long or short breaks with individual air con units that work great we had a double size shower with loads of room the room was great breakfast was included and the quality of produce was great selection had everything you could want and again staff were very helpful. I would recommend this hotel to anyone heading to Brighton and location is also perfect. We will definitely be going back.

We have stayed in brighton quite a few times now and usually chose a chain hotel - to be honest a lot of the chains are very outdated with tiny rooms and so this time we thought we would try a boutique and we’re glad we did.
The Charm is lovely! The breakfast is fab and the breakfast room is nice. The room we had (room 14) was great it was big and we borrowed a cot for our baby and still so much room- bathroom good too. Staff very attentive and lovely and would do anything to help. Parking is always tricky in brighton but we managed to get a great space outside 24 hrs for £12 which is a bargain compared to other hotels / big car parks. Permit available for same price but you have to find a parking spot in zone c which might take a few spins round the block.
Only thing I would say although distance to the city centre the location is fab, we did walk down kemptown main road during the daytime and decided we didn’t feel safe walking down it in the dark so took the seafront route in the evening. Sure its fine but just a feeling we had and with small baby in pram we wanted to feel safe.
Doesn’t change our thoughts on the hotel thought it was really good and would highly recommend especially for the price.

We stayed here for 1 night with the spa package, this included 1 hour in either hot tub or steam room. We were a group of 4 and made our spa bookings at the same time so we could swap between steam and hot tub. The whole hotel was spotlessly clean and we were impressed with the spa facilities , they felt very new and of high quality. The breakfast was very well presented with lots of choice of continental, hot choices and menu choices such as eggs benedict with perfectly poached eggs.

The Hotel is actually 4 Victorian town houses amalgamated to create the hotel. These houses were 4 stories plus a basement. That's not unusual in Brighton. Unfortunately, I didn't go into the basement so I can't comment on the rooms, except that I know so of my friends have stayed in the basement and were very happy with their room.
