Nice place - very old fashioned in decor, but clean and welcoming.

Almost guest house rather than B&B. Breakfast is available but as a continental room delivery (I didn’t take up the offer as I don’t eat breakfast)

The room was clean, large and had everything I needed - except the toilet is just outside the room. That’s ok, as no one else was using it but it was so cold in there!

The shower is in the room though and it’s powerful with plenty of water.

I’m not that short, but all the mirrors in the room were a bit high up, so bring a mirror if your make up is important!

Great location for the city centre and a short walk to the main shopping areas. I was here for work but enjoyed the walk into town for dinner.

There was a great welcome and help with my luggage. Like many of these guest houses it’s stair cases to the rooms so no good if you have mobility issues.

The room was comfortable. The bed was very comfortable and I slept very well. There were 2 radiators in my room but I didn’t turn them on. I prefer to put a blanket over the bed (there was one in the cupboard).

There was some early road noise but I was awake anyway so it didn’t bother me but worth knowing.

I didn’t bring a car but it seems there are 3 spaces outside. I’m sure you would need to book them.

I also met the house cat on my last morning!
10/10 based on what I paid, my expectations and what I needed

This is an old fashioned B&B which is extremely central and has great parking facilities ( we couldn’t get any closer to the front door) . We had an shower in our room but toilet was outside our room(1) . Slight noisy road in the morning but nothing to worry us . Very helpful and friendly staff

Brilliant location, and parking is a bonus. The reason I say ok for one night is that it is tired and in need of a lick of paint and a deep clean. As you enter the hall the door to the left needs a thorough cleaning, this would bring it back to being a white door. Our room was ok, a lick of paint to freshen it up, the furniture is old but perfectly adequate. The base valance needs replacing, looked filthy but could just be stained as the bed covers/pillows were definitely clean. The bathroom needs a good clean, maybe re-grout the shower area, towels provided were fresh and smelled lovely. Therefore for one night only, this was ok.

Disappointing stay, Booking was made months in advance off our stay as a birthday present. Although the location is perfect, 5 min walk into town centre, the B&B is very dated. Our room was located on the ground floor. On arrival there was dirty bedding on the top of the wardrobe, the soap dispenser in the bathroom empty, we were told the shower in our room was playing up, and that it might turn off but after a few minutes it would start again…
Anyway we unpacked and went to have a look around Canterbury. Whilst walking around the owner called and asked if he could go into the room and work on the shower, I said this was OK but couldn’t understand why he was doing this after we arrived rather than before. Got back to the B&B and noticed the dirty washing had been removed and the soap dispenser filled…again why was this not done before we arrived.
Breakfast is offered as a continental option in room only due to Covid for £6 each. Attempted a shower but the water didn’t drain away and it started leaking from the bottom of the shower tray. Husband ended up having a stripped wash. We let the owner know about the shower and again while we were out they went into the room to sort it. We decided to get up and out in the morning and find somewhere to get a cooked breakfast. Loads of cafes and tea rooms in the town. Got back to the room lunchtime and our cups were still dirty from our morning cuppa!! The plan was to have chilled hour before going back out but their two young boys were screaming and running up and down the hall.
With the weather against us we decided to head home early. We only stayed one night but paid for the two. All in all the owners were pleasant enough but really lacked attention to detail. I love kids but didn’t enjoy the screaming and running about.
It may be an old house but the B&B needs a good overhaul. I wouldn’t return or recommend.

There are positives here, central location and pet friendly. Parking was appreciated as I kept my rollator in the car to use around Canterbury
Unfortunately our dog had an unpset belly which my partner cleared up 3x and the room was aired every day. No-one visited the room throughout our 3 day stay. The owner declined to check it out with me on leaving. I have pictures showing the room left in a tidy state we just got charged £100 for cleaning 2/7 later. The toilet seat was broken causing us both to slip off. And really what was that foul duvet doing under the bed??,. I saw 1 other member of staff cleaning a room. I'm beyond disappointed.

Honest reply I take criticism very well thank you but only from honest people. It's a shame your dog was ill, at first I thought he was sick all over the carpet but then found out it was diarrhoea which was much worse to clean. After the first night you asked me directly not to do your room which makes me think there was a problem early on that you didn't want to tell me. If told soon enough, we could have cleaned the carpet to avoid the lingering smell and the permanent stains on the carpet in several areas. Everything you were in contact with, pillows, duvets, mattress protector, blanket had to but put in the washing machine. Even after cleaning thoroughly the room could not be cleaned properly for the next guests to arrive on the same day for whom I had to find alternate accommodation and whom I had to pay compensation for. The smell stayed for days and so the room had to stay closed, losing me business. I have to say in all my 8 years at the Coach House I have never seen a room in such terrible state and it's quite amazing to me that you thought I would be okay with this.

We have stayed in numerous bed and breakfasts and have never experienced such poor standards. The room smelt stale, was not clean, the toilet was extremely unclean, the shower smelt and the bed was as hard as rock. There was someone staying in the room next door , who left their room open all night, which was not pleasant when getting up to go to the toilet and they were noisy on returning to their room. The property was dated and we felt wasn’t fit to be open at this time.

Dear Elizabeth I would like to answer ever point in your review as they really need to be addressed. Checking in guests in a room described as you have would be a complete lack of professionalism. I would have serious concerns about the people that were hired to clean the room if it wasn't for the fact that I was the person who cleaned your room in that particular instance. I was also the one who had a look at your room after you'd left, room that you'd left quite clean I must say. There was also no one staying in the room next to yours that night. The door was left opened it's true but the person checked out the day before. I tried many times to contact you after you'd left as your bill wasn't settled, you ignored my calls or hanged up on me, to this day you still haven't got back to me.

I reckon it was the cleanest hotel I had ever stayed in. We had a room no 6 with large, very comfortable bed, kettle, tea and coffee and lovely big bathroom. There's a parking in front of the building so we had no trouble with the car. The owner kindly phoned and gave us instructions how to check in in case he wasn't there when we arrived. So our check in and out went absolutely without any problem. The location is fantastic, few minutes walk to main attractions, river trips, shops and places to eat. I highly recommend The Coach House.

A family run b&b. Very central location with parking available outside the front door, so perfect for walking around town but inevitably a bit of noise. Similarly, a very old house which gives it character but means that some amenities are not the same as in a modern property - toilet just outside our room etc.
We had the continental breakfast. It was delivered to our room and was very nice, especially the hot croissants.
Really nice, helpful couple run it.
Overall one needs to decide between location and character and friendliness v old house with basic amenities.

10/10 for location and free parking. The property would improve greatly with an update to the decor. Our bedroom was clean and spacious, had the bonus of a small settee. The furniture was old but functional. The shower was not powerful, but adequate & took a few minutes for the hot water to arrive. The extractor fan above the shower was not clean & would be better if replaced with a more powerful one as we had constant condensation on the sash windows. The levers on both windows had been painted over so we could not open them to get any fresh air. There is no reception desk, only a mobile number displayed on the wall downstairs for emergencies. We rang the door bell to hopefully speak to a member of staff, but no one appeared to be on the premises, only the very friendly household cat. Our WC was separate from our room, which we knew of in advance, but it was not cleaned during our stay (cobwebs behind the door & window in need of repair). No noise problem, but will not be returning.

Good room size, clean with private bathrooms, also clean and adequate. Despite website stating breakfast included this is not the case, there is an option of at extra cost bagged up continental breakfast - which as central to the city is not necessary. Tea and coffee in rooms. Parking out front for 3-4 cars incl. no extra cost.

There is parking right outside the front door or a car park less than 100 yards along the road. Also further car parking within the shopping mall about 50 yards away but this is a bit pricey. Hope that helps.
