We've stayed at the House of Agnes quite a few times now, and it's our go-to place whenever we visit Canterbury. It's a lovely boutique hotel set in an old building. We like this hotel for its charm, comfort and style. It feels more like staying at someone's house than staying at a hotel. Breakfast is top quality.

As you can see on the website all the rooms are named after places around the world, and they are all uniquely decorated in the theme of the place. We've stayed in the Boston room (love the super-king bed); the Marrakesh room (spacious and has both city and garden views); the Venice room (great bath and opulent feel of the decor); and when I travelled alone I stayed in the Paris room (beautiful room at the top of the hotel, very large bathroom although the standard double bed wouldn't make this our first choice for two people). We're looking forward to trying some of the other rooms. The garden at the back of the hotel feels so peaceful and quiet considering the hotel is in the middle of a busy city centre.

The staff are always very friendly and welcoming. We like the honesty bar for a drink in the evening. The bar is well-stocked and guests are left to help themselves to drinks and snacks, and the honesty bit is you write down what you've had and pay when you check-out. We enjoy drinks in the comfortable seating area that's like a home from home.

The House of Agnes is conveniently located a few minute's walk from Canterbury West station, and also very near the city centre. There is parking on-site for guests. We think the B&B rate is very reasonable for what you get, and competitive for the area.

The House of Agnes offers suitable alternative accommodation in the stables due to Covid-19 as the 16th century building was not conducive for social distancing. As we originally booked for the Mumbai Room Suzanne advised us that the Stables were available, whilst not quite the experience we wished for being in the Stables was not disappointing. Offering a spacious bedroom and shower room that had recently been decorated with all the requirements for a pleasant stay.

Breakfast service offered choice of location - in the Quadrant Room, in your Stable Room or weather permitting in the garden. The breakfast menu offered a wide range of choices inclusive of those having allergies/vegetarian alternatives.

The members of personnel both waiting staff/housekeeping and chef Stephen were all polite and welcoming, ensuring everything was to your satisfaction a credit to Suzanne managing them well.

We would highly recommend, although the close proximity to the railway was a distraction when trying to sleep.

We stayed at the House of Agnes during possibly the hottest week ever known in the UK!
It is such a unique place with amazing history.
It is perfectly located for travelling around the area and provides safe private parking.
It is a few steps from the Westgate and has a fabulous range of pubs and restaurants in the immediate area.

The hotel is 14th century with beautiful gardens and a lovely vintage style terrace area where breakfast was served.
Breakfast was faultless, order the day before and it was delivered as you sat down.
Cooked breakfast was really good as were the berries, Greek yoghurt and pastries.

We booked in the Stable block and the rooms were really nice.
Bright and airy and nicely sized.
A fan was provided which we had on constantly.
The door opened straight out onto a little courtyard which was lovely.
The railway behind never caused us a moments concern, this was with all windows left wide open at night so you can imagine how quiet it must be with them shut.

The hotel has such a relaxed feel to it, we arrived back late on a few nights and enjoyed a takeaway in the garden which is set up for you to be able to do this.
There is an ‘Honesty’ bar that is well stocked and so reasonably priced.
You help yourself and note down your room and what you have taken and it is charged at the end of the stay.
There is a constant ice maker machine and drinking water supply which we were so grateful of as temperatures hit 34 degrees on a few of the days.

The staff are so sweet. They just cannot do enough for you and always with a smile.

We loved our stay here so much we booked extra nights and would definitely return to this hotel and area again.

Dear Jess, thank you for such a glowing report! Its nice when our guests understand that we cant do anything about extreme weather (or the Covid Regulations!) but appreciate that we do everything possible to ensure as comfortable a stay as possible. The House of Agnes is close to so many great restaurants but if guests want to 'stay in' we are happy to provide plates and cutlery for take-out dining options. In addition we have a huge garden, a lovely gazebo or a light and airy conservatory to choose from. Hopefully you'll come back and stay with us again and bring friends too!

We have just returned from another stay at the beautiful House of Agnes. Sandie and her fabulous team work so hard to ensure that all their guests have a safe & wonderful stay. We had 4 stable rooms booked for 3 nights, all were immaculately cleaned, all windows open and hand sanitizers in all rooms ready for our arrival. Breakfast was served (luckily for us) in the beautiful secluded garden...you can choose to have breakfast in your room, garden terrace or dining room. The honesty bar was a huge hit..lovely summer evenings relaxing in the garden with family. My teenage boys were with us on this trip and loved their stay so much. We cannot recommend House of Agnes enough - felt like a bit of normality in these strange times. THANK YOU - you're doing a brilliant job.

We have just returned from a two night stay with some friends at the House of Agnes, and what a wonderful time we had. We stayed in an outside stable room which was a good size, very bright and clean, had an excellent shower and most importantly had a really comfortable bed. We slept well. The B&B is very well positioned, being close to the Cathedral, high street, river, restaurants and bars. The bus stop to Whitstable (a must visit) is 10 yards away. There are plenty of parking spaces and the courtyard has a terrace for breakfast and a large green with deckchairs. The stable rooms all had an outside table and chairs, and so It was a great area to relax and enjoy a drink from the honesty bar. The breakfast was very good, with great choices for both hot and cold food, and daily specials (the best choice). Sandie and her staff were very welcoming and helpful and did everything they could to make our stay as comfortable as possible. Even during the chaos of a power cut right in the middle of checkout, it didn’t dampen their enthusiasm. Such lovely people. We highly recommend the House of Agnes and can’t wait to make a return visit.

We stayed here on 07/02/20. It is a lovely hotel. We stayed in stable 1 room which is in a single storey building 20 yards from the main building. The room was modern and very confortable. The breakfast in the morning was served to you not buffet!! The entrance to the hotel by car is very narrow so put your wing mirrors in (its an old building). If any USA or tourists from abroad visit Canterbury this is the place to stay as you can walk into town 5 mins. Well done staff!!!

Its nice to know that you enjoyed Stable Room 1, we have just recently upgraded the bathroom to incorporate a spa bath and walk-in shower. All Stable rooms have underfloor heating in the bathroom too, so you can snuggle up on the floor if desired!

We stayed in the stables which are about 8 rooms set back from the main building, there is a railway line close to it but the trains run slowly past because they're going through a crossing in the High Street, you have a bathroom in between & they're gone in less than 10 seconds so they don't disturb you.
There's plenty on the breakfast menu & you aren't left waiting long to get it as you specify what you want the day before.
Staff are friendly and welcoming, it's a nice, clean, quiet hotel, a tight entrance down a side passage needs fold in wing mirrors but I could get down it in a large estate.
Lots of shops and restaurants nearby all within easy walking distance, would definitely use again.

I’ve been in the hospitality industry either in business or connected to it for over 18 years. What makes hospitality is the people. Yes it is possible that some experience in Bed & Breakfasts hotels resorts and even camping sites can fall short of customers expectations but what does make a difference is the positive energy that the owners staff and the team have and carry with them at all time. If you refer to the title of my review after visiting a sandy beach we met Sandy it was a journey when me and my partner decided to visit with our two children to Broadstairs and we fell in love with it and wanted to stay within the local acidity every single hotel was booked managed to get hold of this hotel and after visiting the sandy beach we spoke to Sandy who is extremely accommodating took her time on the phone to offer help and find accommodation in Broadstairs but all of the Broadstairs hotels were fully booked and I looked at my children faces with extreme disappointment. However Sandy did say to us please do come and visit us at one point during the half term holiday so we did at a very good price we rented the Marrakesh suite and guess what ladies and gentlemen one of my favourite cities in the world is Marrakesh. Absolutely beautiful room excellent decor the gardens at this Bed & Breakfast are amazing for children to walk around in even sunbathe if you have a few moments. The breakfast is amazing big shout out to the breakfast team big shout out to Stephen Eleonora I’m sorry if I forgot anybody all of you were Absolutely above excellent which in my opinion is inspirational. I look forward to visiting you soon. Also have to mention that on the honesty bar One of my favourite set ups of this hotel which is very European I have seen many of these bars in Netherlands where you can come in any time of the day take anything you want put your name and the price of it and upon checkout pay for it absolutely brilliant and they had a great selection of drinks to priced very reasonably. The only one downside I would say is some of the rooms are very close together so if you are coming in a little bit loud you may disturb some of the people who are close to your room but that’s no problem if you have had Plenty of alcohol to drink.

We stayed at the House of Agnes for 2 nights at the start of our holiday in England.
The host and all the staff were very welcoming, friendly and helpful.
This house is situated in a great location to explore Canterbury and the surrounding areas. It has a lovely ambiance beyond the property front being situated on a busy road and the train running alongside another side of it.
Breakfast was hearty and delicious and is offered by order form, giving you a varied selection of both hot and cold choices.
We stayed in one of the converted stable rooms and our room was comfortably sized, well appointed, and the bed was very comfortable.
The bathroom separates the room from the train running alongside the back of the stable building so it lessens the train noise considerably. Each train passing only lasts about 5 seconds, and it doesn't run during the night, so it was noticeable during our stay but not disruptive.
A couple minor grumbles are: the lighting in the bathroom needs improving; and following our stay we feel the need to question the necessity for the added car parking charge here given the ample space this property has.

I stayed one night in a “modern” room rather than the main house.

Location: easy to find, though the driveway could be missed if your not careful (and forget driving a very large vehicle to the parking area unless you are fearless)

Rooms: I understand there is a wide variation in decor: my room was modern plainly decorated but spotlessly clean, fully fitted out and spacious.

Staff: kind, friendly and knowledgeable: a definite best of class for staff!

Overall: a strong recommendation particularly if you’d rather not visit a holiday inn or similar property.

FYI: the property has an EV charger available at a modest use charge.

Hello, We are a 2 minute walk from Canterbury West Station. The High speed train from London St Pancras International Station takes 57 minutes. It is recommended that you book in advance on thetrainline for the best prices. Canterbury East Station is about a 15-20 minute walk. Hope this helps! Sandie

The Cottage is not air conditioned.... British B&B's rarely are! You might like to check the link on my website called DISCOVER MORE ABOUT US On that link there is a PDF that shows you which rooms have tubs, where the room is located, whether they have fans or A/C. All our rooms have either fans or a/c dependent on the location.

Hello, The House of Agnes is ideally located in the City Center therefore some noise is inevitable. The trains are very unobtrusive (they're electric) but if you are a light sleeper then it's possible that you may be bothered by the seagulls, pigeons and various city noises. The Cottage room is garden facing and generally quiet but it depends on what we are comparing it to. I find that 'quietness' is relative to ones own home environment. I'm sorry I cant be more specific but I hope you will be encouraged by the fact that less that one in 2,000 of our guests ever mention a problem with noise. Kind regards, Sandie
