The room we stayed in was very spacious, clean and comfortable. The room was able to fit two adults and our son with ease Sue could not do enough to accommodate us, for example agreeing to cook breakfast at a later time and making us a pot of tea on arrival. We enjoyed our weekend in Liverpool and if visiting again would stop with sue, who made us feel so welcome

I don't know what others that have reviewed this B & B were thinking. I agree Sue is a nice lady, who has recently had surgery on her knee, & means well. But she needs to step back for a while, until she can run this place professionally again. We stayed for one night on the 6th of May. There is no sign out the front to know where it is for a start. We were shown to our upstairs room, & told that there was no key to lock our door, "someone had taken it with them". The room was the size, & had the features we had expected, however it was not clean, & had spider webs & dust in all of the light fittings & lamps. I know this because most of the lights in the room did not work, & Sue offered some bulbs to fit to rectify the problem. Only problem with this was that the 2 bulbs I was given, appeared to be 2nd hand, & they did not work either. There was no remote for the tv. The ensuite was it's own joy. The toilet seat would not stay up. The window would not shut fully. (The hinges were broken). The whole room needed a good clean, & the ceiling was very mouldy. The shower had one of the heating/control box systems on the wall. I waited undressed & cold for at least 5 minutes for the thing to get hot. The pressure was terrible, & the temperature was either cold or scolding. Nothing in between. After mentioning this to Sue, she suggested we use the shower in an adjoining room. Fortunately it was vacant, & we were able to do so. Breakfast the next morning was ok. Enough variety, & cooked to order. We paid Sue with cash, & expected a receipt. She was very hesitant to supply us with one, saying nobody usually asks for one. We had to stand firm, & eventually she was able to find her receipt book, & write one out. This B & B is in desperate need of some maintenance, & cleaning, & Sue needs to take some time off to recover from her knee troubles, & get off the pain killers. ( She told us they were knocking her around). Our advice is, don't stay here for some time.…

What we will remember most about our stay is Sue who is so lovely and friendly, nothing is any trouble for her , The guest house is a great style of house with lovely large windows, the bedroom that we had was spacious however the en suite was very small and the window needs to be fixed so that it can be ventilated, Breakfast time was flexible and the breakfast fayre was good. the location is great its a very quiet area, there is a good bus service every ten minutes into the city centre which stops almost outside of the door,

We visit Liverpool regularly and have always stayed in hotels before but were fed up with aweful buffet breakfasts of barely warm pre-cooked crap wso for a change this time we decided to try a B&B with a top review. We absolutely loved The Avenue. Sue is such a lovely lady you feel she's a friend from the moment you arrive. The spacious house is immaculate the rooms are warm and superb with every little detail looked after including the tea and coffee making facility with proper fresh milk and a tea pot. Sue's breakfasts are freshly cooked for you to order and really set you up for the day. It's a nice neighbourhood and parking is on the drive so your car is perfectly safe. With Sue you arrive as a stranger but leave as a friend. She's a lovely genuine lady and enjoys your company. Next time we visit Liverpool we shall most certainly be staying with Sue if sh'll gave us. There is absolutely nothing not to like about this absolute B&B gem.…

Great 2 night stay at The Avenue B&B. Sue made us very welcome and gave us lots of local information. Lovely hearty breakfast. £10 taxi into Liverpool centre. Will definitely stay here again. We had the balcony room with bathroom across the landing and our friends had the room with ensuite shower room. Sue stayed up on the Friday night and offered us drinks when we arrived home.

Stayed here on Saturday night with my partner in the loft room, couldn't fault it in any way, the owner was lovely and very welcoming, made us feel very much at home. Her beautiful place only cost us £11 in a taxi to the centre, which she arranged for us. She asked when we wanted breakfast in the morning and what we would like, and when we arrived down it was all ready for us and cooked to perfection. If we are ever back in the area would definitely return here!

The owner , Sue , is very welcoming . Her home is beautifully cared for and is immaculately clean . The rooms are comfortable and perfect for a short stay . Breakfast was lovely ; lots of options and served in a lovely dining room. We were on our way to The Isle of Man and it took us 14 minutes to get to the port . We would recommend.
