Had read mostly great reviews about this B&B. Decided to give it a try while the few negative reviews did leave a niggling doubt in my mind. Allow me to lay to rest all such doubts in the minds of all prospective guests. This place is just too good. Superbly maintained old Victorian home with all modern trappings and conveniences....

We stayed in a family room with enough space, had a place to sit and watch tv, 2 closets, cabinet with 3 drawers and big bathroom with bath and shower. 5 beds possible in this room, nice for a family. I stayed for 7 nights in a double room. It was 60 pounds per night, but it was worth the price. Modern rooms with good bed, chest of drawers, 2 chairs and small table, small TV, water cooker with instant coffee or tea, brand new shower, good toilet with sink. Daily cleaning included! Take National Rail to Penge East station and it's about a 5 minute walk from there. Breakfast is very good, made to order and there is plenty of it. The man who cooks it is wonderful, so is the owner. Coffee, tea, and biscuits (cookies) provided in the room. Garden room 10 was very quiet and peaceful. Only downside was...

The rooms have just been recently been renovated with a neutral colour scheme, the beds are comfortable and a large tv which make a large difference. There is a decent wifi signal throughout the property, the bathroom we had was perfect it had shower with a power and waterfall head. There was aload of street parking around the property and...

Stayed here for 2 nights with my husband, daughter and mum. Initial contact with Frances v helpful as we would be arriving late she left the key available and excellent directions to our room. This is a family-run b&b ,very charming ,very "english"!Beautiful rooms,clean and spacious with complimentary tea and biscuits.Breakfast cooked to order,delicious!!Fast wi-fi,attentive staff. The area is very quiet,not much to do around,there are a few pubs and restaustants but in about 15 minutes walking distance.

B and B in beautiful surroundings managed outstanding well by the owner Frances Roberts with assistance from her family. Good transport links to central London. Especially recommended are the garden rooms leading on to the beautiful, restful and calming garden with its water features. Thoroughly deserving of its four star status.

“Really not sure which room is my favourite, Room 3 has a 4 poster bed, Room 2 is the only room without an ensuite, but is a lovely big room with a full size bathroom across the hall for the exclusive use of this room, bathrobe provided. Room 6 is lovely with a juliet balcony over looking the conservatory, this was the original dining room. Room 10 has its own private sitting room The garden rooms in the Annex 8 and 9 are really pleasant and over look the courtyard garden with seating which is lovely to sit out in on a pleasant summer evening. These rooms have recently had their shower areas upgraded.”
