We had an excellent stay with our young dog at the Roseate Villa in Bath. Our room was extremely spacious with a little entrance hall opening up into a huge room so we never felt hemmed in. We both had some work to do so we had a large table with two armchairs to sit at. The dog had its own bed and two bowls as well as a generous welcome pack. The bathroom was also very big with a full size bath and stand-in shower which could take two people. Breakfast was very well cooked with several options for vegetarians as well. We will definitely stay here again when we go back to Bath. It was horrible weather when we were there however there is a park directly in front of the hotel to walk the dog and for those visiting in the summer a lovely garden.

Recently stayed as a party of 3 + our dog, for a couple of nights in the Hideaway Suite on the lower ground floor. Large bedroom, separate large living room and bathroom, all very nice, but was disappointed to find that the 3rd bed was a sofa bed and the one that had been made up on arrival would have meant someone sleeping with their head lower than their legs (I was told that apparently this was due to a sloping floor). We subsequently made up the other sofa bed, which was at least flat, but not the comfiest bed. Due to the proximity in the building there was some noise from people walking above in the breakfast and tea rooms, but it wasn't too bad. I would expect this room to get quite hot in the summer as there isn't any air conditioning and only small windows. However, the staff were all very pleasant and polite and the food at breakfast times was fantastic. Also, the homemade shortbread was very welcome, as was the dog welcome pack, which included a pink ball that she loves. Great location to explore the lovely city of Bath, only a 5/10 minute walk away. Had to pay £15 per night extra for the dog, which was expected, but disappointed that they also tried to charge us £15 per night for car parking, even though we had booked direct. Luckily we spotted this before paying. All-in-all a very nice stay and would not hesitate to come back again.

A covid safe romantic hotel with very professional staff. It’s located less than 10 minutes walking distance from the centre of Bath, so it’s an excellent bolt hole to explore the city. Check in for us was from 3pm due to covid restrictions, but we arrived at 11am and were allowed to park up. I must mention that the carpark is small, if you drive a larger car it’s wise to park on the street and the hotel will give you a permit for the duration of your stay.
The hotel has a small bar and offers delicious afternoon teas and breakfast, but not dinner.
Don’t be put off by this small detail, it allowed us to really explore the city and soak up it’s rich atmosphere. Besides there are numerous bars, restaurants and bistros to choose from.
The rooms are beautiful and kept to a high standard, the en-suite was smaller than expected, but it’s fully equipped with penhaligon toiletries.
Ideal for romantic get ways…

We stayed here in Feb, on arrival managed to park the car in the hotel car park, which is very limited, we where greeted when we entered by a friendly member off staff at the desk, there isn’t really a reception. We booked a classic double, we where told it was a queen sized bed when booking, we did want a bigger bed but the hotel was full. We checked in and went to our room. There is no lift so 2 flights of stairs. We where in Room 9 which is at the side of the hotel looking at the car park. The room is in the roof it is very small with a double bed. They have to many chairs and a small chest of drawers which isn’t really needed in such a small room. After the first night my husband slept on the floor as the bed was to small the hotel provided extra bedding, saying they couldn’t but a mother bed in the room as it was to small.
The bathroom which is basically a cupboard under the stairs has the smallest shower in that once you where in it you couldn’t really move around. by Husband and I are not large people but the bathroom is ridiculous. You can sit on the toilet and open the shower door. You struggle to use the toilet paper as you are nearly sitting on it. Also when you turn the shower on it makes such a noise your not sure what’s wrong with it.
We paid almost £400 for 2 nights with breakfast which based on the room we got is expense. I think the owners need to look at this room and maybe remove the furniture which isn’t needed in the room and extend the bathroom, even if you staying on your own the bathroom is to small.
There is no fridge in the room but they supply milk in the hallway. But having to go down 2 flights of stairs everytime you wanted milk doesn’t work.
The staff are very helpful and friendly.
Breakfast was ok the first day mine was over cooked the second day it was cold so not great.
The hotel is based very near town which is why it commends a high price.
Bath is lovely to walk around and visit the Roman baths but if was to visit again I would choose another hotel with better sized rooms. If you are thinking of booking this hotel check what rooms are available and get the biggest you can afford not number 9. We left felling tied due to bad sleep.

What a first class hotel ! We had an amazing time at The Roseate Villa Hotel. We stayed 2 nights (after the 2nd lockdown) and we were made to feel very welcome and very special, especially in a difficult time. We asked for a quiet room and we were given room number 21, a large room on the top floor, with a lovely high ceiling and large bed. Great views over the park. We were offered complimentary tea and coffee on arrival, a lovely gesture that sets them aside from other hotels.
It is in a great location, a short walk from the City Centre. We were able to park for free in the hotel car park, which was great. There is parking on the road outside but maximum of 3 hours, with no return and we did see parking tickets.
Breakfast, as others have already said, was the best breakfast we've ever had in any hotel. You make your choice the day before and book the time you'd like to eat. Freshly cooked blueberry pancakes with berry compote and yoghurt, fresh orange juice and a pot of tea. You can have a full English, toast, porridge, fresh fruit etc, so something for everyone.
Very clean, immaculate rooms, newly decorated and up to date. Thoroughly recommend staying there, we'll be back for sure !

This hotel is superb , when you arrive your treated with tea and homemade cake also Prosecco if you wish , the homemade shortbread in your room is a lovely touch as is the bottles of local water. The rooms are very quiet , clean and fresh and what a luxurious treat to have Penhaligon,s toiletries .
Breakfast menu is vast with high quality ingredients , the freshly squeezed orange juice, fresh fruit salad , jams and marmalade along with the bread are all homemade on the premises the butter comes from a local dairy.
Afternoon tea was again all homemade on the premises including the chutneys , the cakes were outstanding , a vast menu of fresh tea to choose from, they made it a very special afternoon.
We asked for a pot of tea later in the evening and they brought it to the room with slices of fresh ginger cake and with the hotels compliments.
This is an exceptionally rare hotel you are made to feel welcome and at home the produce is top class , the staff are lovely and warm nothing is too much trouble .

Lovely hotel, 15 min walk from central Bath. Very traditional hotel in line with historical nature of the city.
The room was very nice although the bathroom was on the small side with poor water pressure to both toilet & shower.
We didn’t have the breakfast, £17.50 each is expensive, preference was to walk to a local cafe, of which they are plentiful.
Parking is available on site, but it is tight space.
The staff were all very helpful & polite.

This was our first visit (we will shortly be booking another) and over 5 nights we were able to see any gaps - if there were, we didn't see them.
Our room was spacious, the bed very comfortable and spacious, and there was plenty of storage for clothes. There were fresh bottles of water and fresh milk every day - not major items but they set this hotel apart from so many that seek to cut corners and cost.
Breakfast was the best. Accompanied by bucks fizz, and with a shot of smoothie, I had full English every morning, a served indulgence in every way. Everything was perfectly cooked and brought hot from the kitchen. My wife chose different every morning, a good menu for those looking for fruit and veg, perhaps smoked salmon with pickled cucumber. No extras appeared added to the bill.
Nothing was too much trouble for the staff.
We treated ourselves to afternoon tea on the last day. The sandwiches were perhaps on the chunky side, but delicious fillings and superb scones and patisserie.
We were 'forced' to try out restaurants in the City for dinner, but with Pulteney Bridge being a 5-minute walk from the hotel this was an easy one.

Just spent a wonderful weekend to celebrate my birthday at the Roseate Villa, Bath. The Villa is in a great location, only 5 mins walk from the town centre, with parking which is a huge bonus. The hotel has loads of character and our room was spacious, clean and very comfortable. The staff are friendly and very welcoming. On arrival we were offered tea and homemade cake which was delicious. It was a lovely surprise when we came back in the evening and the staff had left me a birthday greeting with chocolates and fudge. Thank you! We would not hesitate to stay at the Villa again and highly recommend it.

Great afternoon tea & overnight stay. 5 star effort from all staff to make you feel welcome, & none of the stuffiness you get from some five star hotels. Most of the food served is homemade & to a very high standard. The afternoon tea was more than we could eat & breakfast was a delight of sensible portions. Our room was beautifully decorated & thoughtfully fitted. The only issue for us was parking - it is limited, but the staff made sure we had a permit to part on the road. Lovely park near by if you have a dog to walk. Genuinely only 5 mins walk to centre of Bath. Thanks to all the staff for making our stay perfect.

No lift, to be honest lovely hotel though this is it's not set up for anyone with a major disability. I could just about manage the steps up to the front door but there are still further steps once you are inside
We can recommend the Herd Restaurant and Underwoods Restaurant, both close by to Roseate Villa.
The hotel does not have a restaurant for evening meals afternoon tea and breakfast only - there are so many places to eat out in Bath. However they do make their own pastries etc in the bakery in the morning.
Roseate has a small car park. It’s free if you book your room direct with the hotel, not via Booking. websites etc. Space is on a first come first served basis. It’s quite tight. I always reverse in. If the car park is full, ask the receptionist for a pass to park on the street for free. PS: Our favourite hotel anywhere!
