We were looking for an overnight on the way down to Devon. We previously stayed at the Gainsborough and found it large, expensive and impersonal.
This was exactly the opposite !
Location is a 5 minute walk from the famous weir in a quiet location backing onto the park. We stayed in one of the coach house rooms and it was excellently appointed for us.
We used the spa facilities which were great as well as eating in for dinner and breakfast.
For covid fans everyone wore masks, the building is old so corridors are narrow and you will need to be mobile to get from the back to the front if you are in the coach house rooms but we found it fine.
Overall. Book your breakfast in advance, eat in and you won't regret it and if you are driving there are about 8 spaces out the back on a first come first served basis. Would love to come back.

Stayed for two nights in room 21 a junior suite (had an amazing chandelier), situated at the rear of the building on the first floor. (Lift available)
Hotel is very stylish and uses the best quality fixtures and fittings. A lot of effort has been put into the look and feel of this hotel and you will struggle to find better outside London if at all.
Staff and service was excellent but was let down by poor communication on check in as where we’re not told about the ‘ladder’ (minor issue) and house keeping in your room (major issue).
Our first night on return to the room late we wanted a cup of tea but there was no milk in the room. Not wanting to disturb the night manager for such a minor point we did not contact him. The following morning on the way out for the day I called into reception and requested that when housekeeping was in the room today please leave milk! It was then we where told about the ladder, which was on the top floor and contains all manner of snacks and cold drinks, brilliant!
On return to the room after a day out it had not been visited by housekeeping. (Very annoying!!!). When I called down to reception they stated it was C19 policy and would only service the room if we requested it. I pointed out that we were not told this and was not the hotel policy as stated on their website:
“guests and you can opt out of our daily housekeeping service if you’re staying more than one night”
We did not opt out nor where we informed when we checked in that housekeeping would not occur!!!
Fresh towels where dropped on request.
Breakfast is set in the Dispensary which also doubles as a restaurant located in the cellar and is very stylish light and airy.
All in all a good stay except for the communication FUBAR.
One last point no aircon in any rooms or public areas. We stayed during the heatwave and all rooms, bar, restaurant etc very hot and humid. A fan was delivered to the room before arrival which helped. We were told by reception that as the building is grade 2 listed aircon could not be fitted. This is surpassing as the oldest pub in Bath circa 1713 and our next hotel in Bath 10 min walk away built 1741 both had aircon as did many 200 year+ buildings we visited whilst in Bath. This and the communication issue are the only improvements that could be made here.
Well done great hotel.
P.S. Afternoon tea and drinks before dinner in the bar is a must, but book early for both as they are very popular!

Just spent a few days at No 15 Great Pulteney , first impressions is the building is beautifully designed and in a great location to all Bath has to offer , walking distance to all shops , bars and restaurants. Room was a very good size comfortable bed with lovely pillows and linen. Bathroom was tidy with a nice rain head shower and a huge bath which covered both our needs :) Not a fan of little china cups for a coffee but only a personal thing. For the room rate did expect better of the hospitality tray but they made up for it with good quality toiletries. There is a larder on the second floor with cold drinks, sweets, ice cream and fresh milk which was nice but I guess was more than compensated for in the room rate which personally I think is more to do with it being located in Bath than the quality of what's on offer.
Has a nice bar and reception , very welcoming front of house staff.
Room had a lovely large window with a pleasant view despite looking through the hammering rain. Room and hallways need a little tlc , worn carpets , a lot of light bulbs out but overall was tastefully decorated with quirky ornaments dotted round on lit shelves.
Average over scores marked was 4 , Rated it 4 based on 5 for the front of house staff very polite, friendly and helpful , 4 for the room and 3 for the breakfast which we both felt was very disappointing , lukewarm and what appeared to be precooked items warmed through especially the poached eggs and the bacon tried three different offerings all pretty bland, sadly did expect better for the price but again this seems to be more for the location than what's on offer . The girls serving in the breakfast room were very pleasant and polite and social distancing made it a comfortable dining room.
Overall was a pleasant enough stay but wouldn't recommend based on the price and what's on offer for that price.

Our room, the Pultney Junior Suite, had no noise cancellation whatsoever from the street below, it was like being in a conversation with the people walking by. For the cost of the room it would be an idea to advise guests of this or provide earplugs. Every time a lorry went past our room shook and woke us up, hence a very bad nights sleep.
We also had afternoon tea which was average for the price, when finishing my partner asked to have her pot of tea taken up to the room and was told this wasn't possible, which we found unusual compared to other Luxury hotels we had stayed in where nothing was too much trouble.
When going down to breakfast we asked if breakfast was included and was told no it wasn't so didn't bother after looking at the prices. It was then very disappointing to learn breakfast was included in our stay.
Finally when checking out, we settled our bill and asked for an itemised break down. We found we had been charged for the breakfast we didn't have and 2x welcome cocktails we didn't receive. We queried this and received meagre £35.00 refunded which didn't seem proportionate.
Overall we were bitterly disappointed with our stay, this was for my partners 30th birthday, I was hoping for a special luxury getaway however we left underwhelmed and disappointed.

I booked this stay at the beginning of December for my husband's birthday- it was a surprise getaway to celebrate!
Ian and Veronica were extremely helpful in getting us booked in and ensuring we had everything confirmed for the arrival date. Parking was easy to find and right outside the hotel, quite a few spaces so no issues getting parked. The location was on a beautiful wide road with the traditional bath buildings, not more than a 5-10 minute safe walk to the city centre.
We stayed in the Coach House Deluxe Double and we could not fault it. The quality of the furnishings and linen were immaculate and the design of the room was well thought through. We even had a Dyson hair dryer and Nespresso coffee machine!
We had dinner and breakfast in the hotel restaurant. The food was delicious! Service was excellent, quick and attentive. We enjoyed some lovely cocktails made by Ian at the hotel bar. The cocktails were professionally made and Ian kept us entertained, explaining the cocktails and general conversation.
Covid-19 procedures were fully thought out and the hotel followed every government guideline to keep us all safe. It was highly sanitised and social distancing was in place. It was spot on, but we also felt at home and escaped from the outside worries of the pandemic.
Overall, incredible stay and we cannot thank the staff enough for everything they did to make the stay safe and enjoyable. We definitely recommend staying at No. 15 Great Pulteney and can't wait to book another stay!

This is a very different, quirky but cosy boutique hotel very near to the centre of Bath. The staff are very friendly and helpful and go out of their way to make sure you get what you need, whether it’s a parking spot or a glass of Prosecco. The sitting room area is very comfy with a range of bizarre things on the wall and glass-topped tables with interesting trinkets underneath. There is also a larder that guests can access for complimentary snacks and drinks, including retro sweets such as black jacks and tubs of lemon sorbet. You can get mini bottles of fresh milk there for your drinks and there is a fridge full of soft drinks and water.
Dinner in ‘The Dispensary’ was delicious and the surroundings again are very quirky, with old medicine bottles on the wall and interesting ceiling lighting! The sirloin steaks were cooked to perfection, served with a tasty peppercorn sauce and fries. Breakfast is also served there and the choices are great - smoked salmon with poached eggs were cooked to perfection.
Dinner in ‘The Dispensary’ was delicious and the surroundings again are very quirky, with old medicine bottles on the wall and interesting ceiling lighting! We selected No.15 Great Pulteney mainly for the location, which didn't disappoint. We went for a cosy room as we spend so little time in the room when discovering a city it's doesn't feel like good value to pick a suite. The hotel's small rooms are called "cosy" for that I would substitute in the word "tiny'. When you stay in London, New York or any very densely populated city you expect a small room, our room was considerably smaller than any room I've stayed in in those cities.
The staff were pleasant but not overly helpful.
Despite paying a very high room rate, breakfast was extra. The cooked breakfast was just about worth the nearly £20 it cost. The orange juice was very good, freshly squeezed. Coffee was terrible.
I'm not someone who enjoys writing negative reviews, or makes a habit of it, but the experience at No.15 Great Pulteney was average at best.

We do also have rates inclusive of Breakfast available on all room types. They are much better value as this reduces the price of breakfast by half. Please consider this for your next visit. We are so proud to be serving freshly squeezed orange juice at breakfast, there is nothing better. Rest assured that will investigate your comments on coffee. I’ve been in two minds about leaving a negative review. I think it’s important to support local businesses and hotels at this time. However I have waited a week for the hotel to respond to the feedback I gave in person on checkout and they opted not to. So here goes...
In terms of interior design the hotel is beautiful, very smart, English and visually pleasant and unique. It was also incredibly clean. I noticed the floors being washed twice during our overnight stay and the bathroom in our room was immaculate.
The hotel is taking many steps to encourage social distancing - mask wearing etc. & from a Covid perspective we felt as safe as we could. They have really made every effort to adapt to the new normal.
We stayed in a large double and unlike other reviewers I thought the room was large (couple + toddler), well appointed and as above incredibly clean. However and this was a big issue - the electrical light circuit in our room - room 29 was malfunctioning. This wasn’t an issue when we first went to sleep but our son woke us up at 4am and from then I noticed that the chandelier kept flickering constantly on/ off. It was a subtle light but it was consistent and not what you expect from a hotel room that should be pitch black. I turned all the lights and dimmers on/off etc and in the end I had to wrap a towel around my head to go back to sleep. I also noticed when I went to breakfast that the lights in the dining room did the same thing. When I mentioned it at reception in the morning on checkout they said oh we are sorry and that was it. TBH I expected a bit more. Considering I paid £270.00 for the room I thought this was really shoddy customer service. You expect a great nights sleep for that cost and wrapping a towel around your head to block out an electrical fault isn’t a premium experience for sure!
Breakfast was also average at best. We had the smoked salmon and eggs and vege breakfast both were bland and I’ve had better at B&Bs.

Given the awful nights sleep therefore it was overall a bad and overpriced experience.
In terms of interior design the hotel is beautiful, very smart, English and visually pleasant and unique. It was also incredibly clean. I noticed the floors being washed twice during our overnight stay and the bathroom in our room was immaculate.
The hotel is taking many steps to encourage social distancing - mask wearing etc. & from a Covid perspective we felt as safe as we could. They have really made every effort to adapt to the new normal.
We stayed in a large double and unlike other reviewers I thought the room was large (couple + toddler), well appointed and as above incredibly clean. However and this was a big issue - the electrical light circuit in our room - room 29 was malfunctioning. This wasn’t an issue when we first went to sleep but our son woke us up at 4am and from then I noticed that the chandelier kept flickering constantly on/ off. It was a subtle light but it was consistent and not what you expect from a hotel room that should be pitch black. I turned all the lights and dimmers on/off etc and in the end I had to wrap a towel around my head to go back to sleep. I also noticed when I went to breakfast that the lights in the dining room did the same thing. When I mentioned it at reception in the morning on checkout they said oh we are sorry and that was it. TBH I expected a bit more. Considering I paid £270.00 for the room I thought this was really shoddy customer service. You expect a great nights sleep for that cost and wrapping a towel around your head to block out an electrical fault isn’t a premium experience for sure!
Breakfast was also average at best. We had the smoked salmon and eggs and vege breakfast both were bland and I’ve had better at B&Bs.

I had previously stayed at The Royal Crescent but this beats it hands down! Extremely quirky, kitsch and glitzy, with friendly, attentative staff in casual attire. Everything is spotless and the 2nd floor has a complimentary "Larder" room stocking mini tubs of ice cream, sweets, crisps, pretzels to mini flapjacks/brownies and cans of chilled soft drinks/bottled water. We had the Junior Pulteney Suite which was spacious and glitzy. A large Dollshouse contained a Nespresso machine, crockery and sugar. The only gripe being there were no teabags and limited coffee pods and no biscuits! However, the bathroom was spacious with a beautiful waterfall shower a massive standalone bath. Would loved to have tried the Spa downstairs but they were fully booked. I would definitely stay here again!

We stayed one night at a Junior Suite in the Coach House, which is set back from the Main House, and very quiet. The room was comfortable for three people, even with with the sofa-bed made up as a bed. Our room was full of interesting and intriguing pieces of art. The Coach House had a small kitchenette in the common area where yummy snacks were available throughout the day and night.
The walls in the hallways of both the Main and the Coach Houses were decorated with displays of unusual sets of everyday items. We enjoyed discovering them one by one.
Buffet breakfast was sufficient, with items constantly being replenished. The highlight of the breakfast was the made to order hot breakfast menu. You'll be surprised the variety of ways they can prepare eggs.
We booked with the hotel directly and had access to a free on-street parking permit. We arrived late on a Saturday afternoon and it was quite challenging to find a free parking spot, but after a couple of rounds up and down the street, we found a spot. The hotel also has a car park at the rear of the hotel with spaces that are charged at £20.00 per night. Unfortunately, the parking spots cannot be reserved as they come on the first come first served basis.
The hotel is located a very short walk from the historic centre.
We enjoyed our stay there, with our only regret being that we stayed there for one night. To be able to fully enjoy the hotel and all the interesting things Bath has to offer, one needs to stay there for at least two nights.

The Pulteney Rooms are larger than the Henrietta Rooms, furniture and general "feel" of the rooms is pretty similar, and the Pulteney Rooms do also benefit from views over the iconic Great Pulteney Street.

Apologies for not replying sooner, but hopefully this will be helpful for anyone else who comes across this question. We do have a lift between all floors, from the basement all the way up to the top floor. Bedrooms are situated on all floors, including the ground floor and lower ground floor.
Due to the uniqueness of Georgian architecture, at the back of the building the Basement is actually the ground floor, so none of our bedrooms are "underground".
