Booked this hotel with booking.com and was contacted by the owner of the b&b when on the way to my friends wedding yesterday to say about the payment and it was different to the amount on the website. I ended up having to pay and didn't have no other accommodation to go to as we was already traveling on the day of arrival. Because of traffic we was running late so had to go straight to the wedding then book in the room after, my partner and friend went to drop of our stuff later in the afternoon, and said one room had a bathroom/toilet and the other one didn't and had to use the one down the hallway which on the website it says private bathroom and nothing about it being separate. We all arrived back at the room about 1am I had no cups in my room to make a cup of tea so I had to use one from my friends room and they had to share a cup themselves, plus I had no remote for the TV. It wasn't untill this morning that I actually noticed the state of the room, ripped wallpaper, marks all over the walls, windows and ceiling with mold, nothing dusted down, state of food etc on the floor and, dead ladybirds spiders on the inside of windows. Looks like a lovely place on the website but deffently won't be staying here again.

What a shame Claire that you felt this way about our property ... let me explain the circumstances to you and future guests so to help understand why you should feel so disgruntled . You booked 2 rooms for 3 people at a reduced rate through booking.com. This came to a total of £152. You then insisted on an early check in due to a wedding and needed to get ready. We obliged as we normally do with all our guests but due to the rooms being fully booked the previous day this gave us less than 2 hours to get your rooms ready for your arrival. We paid for more staff to help us with this (£15),which we didn't charge you. As your card had declined I called you in the morning to a) Confirm room would be ready by 12pm and b) Request payment. I asked to confirm 3 guests were arriving and you claimed there would be 4. I explained that the two rooms should be a total of £185 and said I would text you a link to pay £175 as a good gesture which you were absolutely fine with. We then had to get staff to make the second room up for 2 guests, a cost we DIDN’t charge you. Not only did you not book the correct amount of guests but you didn’t turn up at your requested time, in fact 2 and a half hours later. So our efforts to accommodate you were in vain, unnecessary & at our cost. You also didn't think it necessary to let us know this as I stayed in to greet you. There is also the small matter of you leaving the property after our latest check out time of 10am which should incur a charge of £10 per room. To summarise a total cost with charges should have come to £220….. you paid £175! Merry Christmas Mike Owner

An excellent place to stay for peace and quiet coupled with a warm welcome and generous hospitality in the form of a continental breakfast to eat in your room. We loved it. Watching the woodpeckers on the bird feeders was amazing. Very comfy bed , large room and a nice bath for a soak after a days cycling. Would recommend highly !

We only stayed at Beightons for one night but we had a great stay. Mike is a really friendly, helpful and accommodating host who will go above and beyond to make your stay as comfortable as possible. The house is beautiful and although it is close to a main road, you don’t hear any traffic and we had a great nights sleep. We stayed in bedroom 1 so we had our own en suite. Everything was clean, tidy and cosy - it was like a home from home. There was a small table and chairs in the room with plates/bowls/cutlery along with cereals and jams so you can sit and have breakfast in the morning. Mike will leave breakfast in the room ready for you to have in the morning (bread/croissants) and there is a small fridge which contained milk, juice and yoghurts. There is also tea and coffee making facilities. It’s in a great location with Bury town centre only a 10 minute drive away. It’s easy to find with plenty of parking. We would definitely recommend and will return in the future, thanks again Mike! Rhian

This Bed and Breakfast is a little gem of a place, so happy that I found it. Mike the owner is a nice friendly guy and if you're not fussed about a full english every morning, then this is the place to come, Mike will deliver your continental breakfast to your room the day before and you can have breakfast in your own time, It is a three bedroom bed and breakfast, so it has a very personal touch to it, we'll worth a visit if you are ever in Suffolk

Arrived after emailing the time of arrival and no one was there to let us in, we waited an hour after trying to contact the owner with no response so we went into town, we arrived back at 5.30 pm as check in was supposed to be before 6 , the keys were left in the key safe an we were texted the code we still never saw the owner until next morning. Mike was a very nice guy and also offered to drop us in town for a little fuel money which we was happy to do, breakfast was in the room but plenty of choices, cereal, bread, chocolate buns , orange juice, milk fruit , yogurt. The room was big with on suite bed very comfy, the house was beautiful in its own grounds surrounded by forest. On leaving there was no sign of the owner so we left the keys back in the key safe

The directions to the house were very good and Mike was very welcoming. We stayed in Room 1 with an ensuite bathroom. Everything was very clean and comfortable. There was lots to eat for breakfast served in the room. Got to sit outside in the sunshine accompanied by Henry the very large Great Dane.

We arrived at the B&B later than we planned. The place was beautiful and the owner Mike, had already texted with details of travel and how to get in. After we'd been there a little while he came to see that everything was OK. Breakfast was provided in the room with a little fridge for milk, butter and fruit juice. Continental breakfast with everything you needed and more than we could eat. I would definitely stay there again and would highly recommend it to anyone travelling in the Bury St Edmunds area.

Our friends treated us to these couple of days away which I know turned out to be disappointing and embarassing for them. We didn't know where we were going so had no chance to look at web site or previous reviews. They insisted we took the large en-suite room - which was fine, although I must admit I would not have booked a "continental breakfast served in your room" basis, but of course, that's a personal choice. The second room, occupied by our friends was small and claustrophobic (unfortunately the scaffolding didn't help - but urgent repairs obviously needed) and was not en-suite. There is a difference between en-suite and a private bathroom and feel this should be made clearer. Being such a large property it would have been nice to have a guests lounge area. Access in and out of the property on to a main road required full concentration - it's a busy road and as such the traffic noise does carry at night. Being in a rural location and not having public transport access does mean having to drive to the nearest pub/restaurant or walking along this main road (towards Ingham (pub good)) which is certainly not recommended due to lack of pathway, or a 1/2 hr walk down the lane and across farmland scrambling over or under a fixed barrier.

We stayed here on Saturday evening and it was such a lovely night away. The room was fantastic and really clean. Continental breakfast in the room was a lovely touch as it meant we didn't have to get up to have breakfast 😂. Mike and Wilson (the dog) were amazing hosts and were there if we needed anything. We had a contact number for Mike but didn't need him as every thing was already perfect. The bathroom in room 1 is huge had a lovely long soak in the bath. The view from our room looked over the garden and we just listened to the birds singing in the morning. We both had such a great night sleep as the bed was very comfy We will be back again!!

We were greeted by Anna, who made us feel very welcome. Our room was very comfortable with nice views. A lot of thought had gone into making our stay perfect. Lovely breakfast with plenty of choices. I liked the idea that everything we needed was all contained in the room. Well done Anna & Mike.
