I have concerns about fire safety at this guest house after my stay there. The fire alarm went of the first night of stay. Duty manager was called, James, he did not stay on premises. He proceeded to turn of alarm prior to checking if everyone was safely out. He then stated he new who had set alarm off and went to talk to him. He returned and informed us that the gehad been vaping in his room. He stated that he had been asked to leave. On th Friday morning I voiced my concerns about how it was handled to the lady serving breakfast. She proceeded to tell me that in fact it wasn't the room that James went that had triggered the alarm itcwas one in the main building. He had failed to read the fire board properly. He put all our lives at risk by being unable to correctly read board. I will not be staying here again.

There was no staff on site when we checked in. This is fine when there's no issues with your stay but we experienced noise issues at night. I tried to call the number left at the door for check in and when a very sleep woman answered who said she'd contact the people staying in the room next to us we thought our problems were solved. Unfortunately, when we called back 10 minutes later as the noise was persisting, our calls had been diverted to voicemail. It seems sensible to only run a hotel if you're going to staff it properly! Needless to say, we wouldn't stay here again.

Just back from a weekend away at this charming guest house in Dumfries. The check in was so easy. Phoned the propeitor and he gave us the code to access the key for the property. The guest house was lovely and warm and we had a great room overlooking the main road with a fabulous 4 poster bed. Spotlessly clean. The breakfast was also very good and included in the price .The lady who served us was very friendly and attentive. Close to town centre. We really enjoyed our stay here and was good value for money.

We had a decent enough stay at Rivendell, when we arrived it was dark and the place itself wasn't lit up at all (we wondered if we were at the wrong place). Plenty of parking and we had to call a number to get a code for the keys, not really a hassle but I don't know how safe I would have felt if I was travelling on my own. The room was a little tired but had everything we needed in it and was clean enough. The breakfast was nice enough, nothing special but it did the job. We didn't pay a massive amount to stay here so for the price I haven't really any complaints. The place itself could be fabulous with a little investment and updates. Good location, bus stop literally 2 minutes up the road. Decent enough for an overnight stop however if you are wanting something more personal and higher end this isn't the place I'm afraid.

I had recommended this place to friends based on wonderful visits a few years ago. Their stay was terrible. No longer any personal service, just a key code for entry and an unmanned property. The decor had not been refreshed and the tiny bathroom had cracked linoleum. When the fire alarm unexpectedly went off it took an hour before anyone arrived to sort it. The breakfast was nowhere near the famous breakfast of earlier years. This property has obviously changed hands and the owner/s has five other properties. I’ll not be recommending this place again.

Very disappointed with our stay , the room was not the room I booked , the place stank of cooking oil the fire alarm went off for over an hour as a guest had used hairspray in their room , we were then told that hairspray , deodorant , hair dryers , hair straighteners used in the room will set off alarms , the shower had silicon dirty black with mould , broken window latch in main bedroom and generally the place is in need of some updating , we didn't hang around for breakfast the smell of cooking oil was clearly coming from the kitchen and was pungent , the other guests we spoke to were none impressed either . There is also no staff on site other than at breakfast , keys are collected from a lock box in entrance way , had more the feel of a hostel or shabby Airbnb then a " arts and crafts mansion ". Avoid , we will stick to Travelodge or similar in future

Lovely clean room…spotless. Comfortable bed. Great shower. Very tasty full breakfast….freshly cooked and hot. Helpful and pleasant staff. Great location….close to town and all local amenities. Very much a home from home feeling. Look forward to returning,

Not my idea of how a guest house should be run. The 3 stars are for the layout of the room and the breakfast. Self check-in over the phone was simple enough but I didn't like the format at all. It's advertised as having a front desk, which it doesn't really. You ring up and give your details, then you get a key code to open a safe box for your key. There's no one physically there. If I needed help with my cases, well...tough I suppose. No room service then! (There was someone in the morning the next day at breakfast time, around check-out time.) We arrived in the evening and was considering having a takeaway in the room. However the rules said we were not allowed food in the room. And if it were discovered that we did the rules stated we could incur a surcharge of a day's stay because they would have to remove the smell! Oh Really? Well would you be okay with this set up? If so, it's nice enough. But for me it was cold and impersonal. Couldn't wait to get out.

Easy to get to. Room was spacious and the bed very comfortable. The breakfast was delicious. A very charming building. I had already read the review about the check in so was prepared for that and to be honest it didn't bother me in the slightest. I also completely understand why they don't want carry out food eaten in the room - I have been in rooms elsewhere that have the lingering odour of chicken tikka. The staff at breakfast were lovely, friendly and welcoming. They dealt very well with some less than charming guests. We would definitely stay again if we are back in the area.
