The Aparthotel Adagio Edinburgh Royal Mile, nestled in a prime spot on the Royal Mile, has drawn praise for its spacious rooms and central location, which is perfect for exploring attractions and accessing Edinburgh Waverly station. While the hotel's atmosphere and room comforts are highlights for some guests, issues with cleanliness and maintenance have been noted.
Though the staff is often commended for their friendliness, inconsistent housekeeping and problematic laundry services have marred the experience for others. In terms of value, the hotel's pricing and amenities have received mixed reviews, with certain travelers questioning the overall value for money.

Detailed Reviews
The apartment was well equipped and had plenty of space for myself my husband and our two boys aged 6 and 8. Centrally located to all the tourist attractions in Edinburgh and within easy walking distance of Waverly station and Waverly bridge where the 100 bus stops from the airport. The cost of the apartment doesn't include servicing ( you can pay extra for cleaning) but we didn't need this. Useful laundry room on site if you need this. We were particularly impressed with the garbage room where you could empty your bins or leave your recycling. On the whole really good value for money and will definitely be staying again. Only negative I could find was the kitchen equipment is stored in the top cupboard so if you are short like me it's difficult to reach.

brilliant location! Clean and modern apartments with plenty of room. Check in was fast and easy and staff are friendly and speak great English. Edinburgh castle is a short and easy walk away. Only thing that could have made our stay better would be having the room serviced each day with fresh towels(this is an added option for a fee)
Coffee machine was a nice touch although more that 1 coffee pod each would have been nice.
Would definitely stay here again!

The reason I highlight that we will be going back is that although we had a fairly big problem, the staff we great, they did their best - we were just unlucky with a mechanical issue.
Firstly the good...
We had paid for the larger apartment and it didn’t disappoint (though I expect the slightly smaller ones are just as good). We had an amazing space with very large living/second sleeping space (so much so we didn’t have to put the extra bed away and could comfortably sit 8 around the room when we got together with the rest of our group). Having a full separate bedroom for ourselves, and a corridor so one set of people don’t have to walk through the bedroom space of the other to get to the loo is fantastic and something we really appreciated. Rooms were clean, well furnished and maintained. The shower pressure was a little weak for my liking but not the end of the world. Our kitchen was small but functional (our friends was larger but at the expense of lounge space being smaller), and well equipped so there wasn’t the need to go and buy any basics like washing up liquid or dishwasher tablets during the stay. Air con throughout was great for giving good temperature control - unfortunately it was our downfall as the unit in our room developed a fault.
This was the downside of our 4 night visit and the reason why I don’t feel able to give a 5 star review. Despite a visit from the maintenance team while we were out the fault was back (again) and given that the fault causes a high pitched beaming alarm until the units are turned off, staying on in the room wasn’t an option as without the temperature dropped (not great on cold nights when it’s snowing). Due to a lack of alternative suitable rooms we had to go to a different hotel for our last night which was a shame.
Having a serious fault like that was unfortunate and will occasionally happen in any hotel, so I do not see it as an overall issue unless many guests start reviewing with similar comments.
We did like the accommodation, the location and the service so despite the issue Adagio will still be our preferred resting place in Edinburgh and we will happily visit other locations in the chain.

We arrived to the hotel at 10am on our check-in day and the receptionist was able to check us in at this time after looking at which rooms were free. She was very accosting with our requests.
The room was clean and tidy, some fixtures and fittings had seen better days, but clean none the less.
We had to push the beds apart, as in an effort to maximise space they push the single beds together.
House Keeping do not replenish/clean the rooms each day and this has to be requested and is chargeable if you are staying less than 7 days (as we were).
Overall was a lovely stay.

We stayed here for 2 nights Friday 31st July to Sunday 2nd of August. We arrived just before the check in time and we able to check in no bother, the guy on reception was friendly. We were on the ground floor which looked out to the courtyard area which was just a smoking area with a few tables and chairs. We felt very exposed in this room and people were literally standing right outside your window smoking. The room was good, 2 single beds, very well equipped kitchen. We couldn't get over how good the kitchen was. Everything in the room seemed clean enough apart from the floor there was small amounts of debris (dust, hair, clothes tags etc) from the previous people who had stayed in the room and I also discovered a medicine tablet of some sort in the kitchen area next to the kettle. We had no remote in the room so I had to go to reception to ask for one. We got one within 5 minutes. There was no tea or coffee in the room and it wasn't until we came home late on the Friday night and asked at reception where the nearest shop was and I explained it was for tea they gave me supplies for the room. Good idea at check in would be to ask the guests if they would like some as its just sachets put in a brown paper bag these could be made up in advance. I would recommend this hotel as the location was fab but I do have concerns over cleanliness. I wouldn't recommend staying on the ground floor overlooking the smoking area. There was also shouting late on the Saturday night/Early Sunday morning which came from there also.

It does what it says on the can: a hotel room with self-catering facilities at a reasonable price. The location is really central with everything within walking distance. The hotel has an agreement with some of the NCP car parks, which is a little illusive unless you inquire about it. The reception area is rather messy looking, even for a budget hotel, which is a pity. I thought the male receptionist seemed a little 'superior' but the female receptionists were generally very friendly. The room itself was pleasant enough, clean, well appointed and with all the amenities required. The bathroom has as a really handy magnifying mirror for applying make-up, a very big shower, rather thin bath towels but good quality toilet paper. While I understand the hotel policy of not servicing rooms for stays under 5 days, I think at the very least, bathrooms need cleaning on a daily basis.
All-in all a good deal for the price, though.

This Aparthotel proved to be a great place for us to self-isolate for 2 weeks as we moved into the country, and a great price.
Check-in was quick and efficient, and we were in our room within minutes. It was a spacious, comfortable and clean apartment. Everything we needed was provided. *The water pressure in the shower was a lovely surprise, especially after travelling for so long.
The only slight complaint we have was with the bedding. The sheets seem to be too small for the bed, needing to be retucked in every morning as they didn't fully reach over the mattress.
Every member of staff we talked to was courteous and made sure we had anything we needed (clean towels, sheets, and replenished dishwasher tablets). We were especially grateful for them taking our ordered food deliveries to us so we could fully isolate.
We would absolutely recommend a stay in this hotel.

Travelled with partner and my parents. When we got there we was greeted by a man behind the counter who was lovely but on 1 room was ready. As we had got there a bit too early we went for something to eat then returned just over an hour later to get the rooms sorted and unpacked.
The location is actually really good. Just around a couple of streets and you are at princes street and the train station. However because it is a busy area we was woken up by workers outside the hotel on 2 mornings doing maintenance on the roads outside, and people shouting and talking outside.
Also because the hotel allows pets we was kept up the first night by a small dog barking for quite a long time plus the 1st floor has a funny smell when you get out the lift.
The hotel has no parking so you have to park in a NCP car park which is 3 streets away. We was told we would get discount at the car park while stopping in the hotel but when we got the car out the next day we had been charged the full £24 for a days parking. When I asked a different man in reception why we hadn’t received the discount he said “ that’s not our problem” which I thought was quite rude, if I would of known I wouldn’t get discount at the car park I would of chose a hotel with car parking as it’s cost us nearly £60 in 3 days just for parking.
The rooms are lovely, very clean when we entered, lovely fresh bedding and nice lighting through out. The rooms are none smoking although there is a smoking area on the ground floor. There is a flat screen tv and plenty of plug sockets. The beds are fold out. You can fold them back in to make a sofa.
No breakfast on at the minute due to COVID-19 but everything is still the same in the hotel.
It’s a nice hotel in a lovely spot but next time I will book one with parking, a bar, free maid cleaning (as any stay under 8 nights you don’t get one unless you pay for it and helpful staff.

We booked a studio for 2 nights. We were allocated a room facing the interior court yard and as only 1 window, the room felt dark.
The studio itself was very well equipped and the kitchen had everything you needed, including dishwasher tablets provided. Wooden floors could do with a proper clean however, as our feet let us know when we sat on the white bedding!
As others have said the bed is a bit strange! It’s actually a fold away bed, so during the day can turn into a couch for comfort and more space in the room. We kept the bed down, It was comfy but we did ask for extra pillows on day 2, as the end of the mattress and head board are distant, but 2 extra pillows filled the gap for a better nights sleep.
The hotel offers a discount at a car park closeby, however being a weekend, we found street parking, which is free overnight and half day Sunday. As we were touring with the car most days this was perfect for us. However, we did have to add 1 hours parking which was nearly £5 an hour.. but still cheaper than using the car park.
Plenty bars and restaurants with a 5 min walk away.
Overall a good, budget base to explore Edinburgh.

Well.......My husband and I stayed in the about apartments on 31/08/2020. At first glance the room was very nice. But then I found a pair of socks on the floor from the previous occupant! I took these down to reception. The lady on reception did not look very happy that I was handing these back, they were not my socks I didn’t want them. It then made me doubt of the room had been cleaned properly and even checked. Then we went to close the office window in the room and this did not close it was broken. Someone came up to try and close this but couldn’t, we were then moved to another room. This room actually smelt clean. We got up the next morning to shower there was dirty mould round the shower cabinet from the outside and the vent was all dusty. The tea towel to dry up some dishes was all marked.
Your rooms all look great in the internet but if you are looking for fluffy towels and a spotless room this isn’t the place to stay.
I understand I did not pay a lot to stay at this property but I so expect it to be clean.

The room were were in was about 18 square meters, no problem to acomodate 4-5 people simultaneously. I frankly do not remember anything about a large mirror in the room space, but maybe you can call the hotel in advance and share your need and they will help you.
Twin would give you more sleeping area the doubles are fold up to give you more floor area so are not large. Hotel is in great location.
