My husband and I have now stayed at Apex Waterloo Place Hotel three times, and will definitely stay here again the next time we are in Edinburgh. The location of the hotel is superb and its within a short walk to the main train station, restaurants, shops, and museums. The hotel itself is lovely mix of classic and modern architecture. I especially love the dramatic chandelier in the bar! The breakfast was fresh and delicious. Special mention to Kym who really made our breakfast experience during our stay so enjoyable! The front desk staff was so helpful in breaking bills for us so we could have exact change for bus rides. All of the staff were accommodating and friendly. My husband and I have our favorite classic city double room which has a view of Calton Hill, and since we request it, there's never a problem with us securing that room. The room and bathroom is well-appointed and stocked. The complimentary bottles of water (including sparkling water) left in the room every day are a nice touch. Thanks again Apex Waterloo Place Hotel for another fabulous stay and we hope to return again soon!

Having stayed at the Apex Waterloo Place on many occasions in the past, we noticed some areas where standards seemed to have fallen on our recent stay. Most annoying was the situation with the customer lifts. One of the two lifts was out of service for the duration of our 2 night stay. The remaining one was continually occupied by hotel service staff with large bedding trolleys etc. that took up a large amount of space. On many occasions we’d need to call the lift repeatedly to find sufficient room for us (the customer). Surely there is a service lift they should have been using? One other issue was with housekeeping. We had a knock at the door about 8:15 on Saturday morning while we were still in bed. I answered the door to housekeeping who asked if there was anything I needed. Not thinking he was there to service the room (far too early for that) I said “no”. It was only by accident when we were talking to the Housekeeping Manager about a problem we had closing the window in the room that we learned that our room had been marked as declined cleaning. We explained the situation and our room was subsequently cleaned. Finally, and this may seem a minor point, but one that differs from previous stays, is that toast is no longer brought to you with a cooked breakfast. Rather, you need to spend several minutes in a crowded buffet area feeding bread into a toasting machine. Furthermore, the first pass of the bread left it like warm bread, a further pass left it burned. Eh hum, back to my now rather cool cooked breakfast.

My Wife and I visit Edinburgh every January and have stayed at the Apex Waterloo Place on many occasions. As part of our booking (made approximately 11 months in advance), we got a 20% discount, a room upgrade (subject to availability) and continental breakfast.
We arrived at approximately 3pm at check in and were told that the room wasn't quite ready, so a special mention to David Hall, who provided us with a drink on the house while we waited and took our bags to deliver to the room when it was ready.
After a very short wait, David brought us the key cards to our room and we made our way to room 835. Room 835 is a very good room, with a separate walk in shower and bath in a very nice bathroom. The room has adequate wardrobe space, a key coded safe, a small refrigerator, flat screen TV and a very large king size bed.

The continental breakfast had a large selection of cereals, smoothies, cooked meats, cheeses, prepared fresh fruit, freshly baked bread loaves, cake, danish pastries, croissants, rolls, fresh juices, smoked fish and a selection of unpeeled fresh fruit.
Service is smooth, efficient and the staff are very pleasant. One minor complaint (from my Wife) is that the quality of the coffee could be improved, but as I drink water with fresh lemon (yes, now you know who I am!), I would have no idea.
The hotel has a swimming pool, sauna, steam room, gym and spa facilities. We used the pool and steam room, which were both great.
I was unwell on the day of check out and a special mention goes to Suki, who allowed us to stay in the room until 1pm.
I intend returning to the Apex at Waterloo Place in future and am hopeful that I can get a similar rate to the amount I paid this time and a room of similar quality.

The hotel is ideally located for anyone who is travelling by train to Waverley Station. If you come on to princess street from the station and turn right it’s only a 2-3 minute walk.

Check in was good - we arrived around 1pm and was told our room was ready so could go drop our bags off. The hotel bar is nice enough although we only stayed for 1 drink.

The room was fairly spacious with a big tv, ironing board and hairdryer, however was two singles pushed together and you could feel the gap in the middle should you stray away from the edge of the bed.

Unfortunately our room was at the rear of the hotel which overlooked a nightclub. The noise from people shouting between 2-4am kept both me and my wife awake throughout the night. After leaving two children at home this was the main thing we craved from our trip away!

If you are going to stay make sure you request a room on the opposite side of the hotel because even though all windows were shut the noise from the room we were in ruined our nights sleep.

The spa was okay, nothing major but was nice to go and have a dip in the pool to freshen up in the morning.

I got a decent deal for the hotel (around £100 for the night) and had we had a room on the other side of the hotel I would have said that was a fair price to pay.

Due to recent events, we had to cancel our planned holiday to Turkey. Instead opting for a couple of days out here and there around the country.

We decided on a couple of nights in Edinburgh, we were doing this on a budget to a degree as we wanted to do a few little trips rather than one big one.

I decided against the usual travelodge or Premier Inn and we found a deal for the Apex @ Waterloo Road.

This by far was one of the best decisions we made. The price difference wasn't massive between the above mentioned. The difference in class was huge.

It is located maybe a 3 minute walk if you head up the steps of Waverely Station, to the right.

With it being the first time I had been to Edinburgh I had no preference to location, other than in the city centre.

I think it's perfect, you are a 5 minute walk from crossing the North bridge into the old town, or you can carry on straight and walk the full length of prince's Street. You are at the top end, so you don't miss anything out as you walk.

Rooms are very spacious, everything you may need, very clean.

We did have a room on the main road, so was fairly noisy, that is the only thing I would change for next time.

Staff were very polite, we checked in around 12.30 (2 hours before we were due to, the room was ready so they were happy to let us get settled)
We could leave our bags at reception when we checked out as our train wasn't until 16.00.

We will be returning here in the future, Edinburgh is a lovely place and the hotel does it justice.

We stayed over on the Sunday sleepover deal, £55 for the room provided you spend £55 through the bar and or restaurant. Decent enough deal which also gives you a late check out of 2pm.
We arrived earlier than the 2.30pm check-in and were advised our room was ready for us and we had been upgraded to a suite on the 10th floor, great start.
After an afternoon out and about in Edinburgh we returned and went to the bar for some drinks, the bar staff were efficient and friendly and for a hotel the drinks were reasonably priced however the bar is pretty soulless and cold, not helped by the massive open doorway to the hotel reception, Apex should think about installing a set of doors here.
We had dinner in Elliott’s on Sunday evening which was average food at best and a fairly limited menu, the service was efficient and friendly.
After a few drinks out in Edinburgh we returned late to the hotel expecting a comfortable and quiet night sleep on the 10th floor but alas no. The disruption did not come from the many French rugby fans staying in the hotel but a young Scottish couple who screamed at each other inside and outside their room in what was a running battle, truly horrendous. The screaming and shouting continued for around 45minutes despite reporting it to reception and only ceased when the male packed up and left around 1.45am. Embarrassing behaviour from the two who had clearly had way to much to drink. Eventually falling asleep we were awoken at around 7.15am when construction started on the massive development office, be aware of this if your intending to stay at the hotel.
Monday morning we headed out for breakfast deciding to swerve the hotel offering. On returning around 12 we discovered the hotel had cancelled our keys to the room, remember the late checkout? The hotel didn’t, so back down to reception to gain access to our room, no easy task considering only one lift in the hotel was operational. No apology offered from reception.
At around 1pm whilst packing we received a knock on the door from the gentleman who stands around the desk opposite reception who asked in a not very polite or professional manner “ are yous checking out today?”, informing him we had late checkout he replied “ nobody told me” and disappeared. Perhaps Apex needs to up their customer service training.
I would say this hotel is more 3 star than 4, perhaps in fact more in line with a Premier Inn.
It could be so much better than it is, we will go elsewhere next time.

We've just returned from a lovely stay at the Apex Waterloo place. We booked online around 6 weeks ago and got an upgrade to superior double. On arrival at around 11.30 we were told that our room was available so we were delighted to get an early check-in. The car parking is a qpark behind the hotel and is around £18.50 per day with hotel discount. The hotel and staff are all very conscious of the current restrictions and felt very safe at all times. The room was very smart but the one complaint I would have is that there is a lot of traffic noise. We were overlooking the main road (A1) and even though the window has some secondary glazing there was still quite a bit of noise. Breakfasts were great with plenty of very hot tasty food and we were really happy to be served by the lovely Kym. We ate at the hotel restaurant on the Saturday night and again the food was great In lovely surroundings. I will certainly return to this hotel but get a room at the back so as to avoid the noise. I would have loved to give this hotel a five star review but due to the noise I would give it 4.5

Breakfast makes this a 3* review not a 4*. It would take 30 minutes to get a breakfast from being sat down, and since we paid for this as part of the booking we felt obliged to take up on it. Next door there is a wonderful café that we ate lunch at, and this blows the hotel's service out of the water in terms of quality, variety and value.

The room itself was nice, with a comfy king size bed and a nice big TV to wind down at the end of the night. Bathroom felt luxurious but we never tried the bath or anything. Air con for me was quite loud, and was a struggle to sleep to. Overall: as expected.

Other services include a small pool (1.2m deep, ~16m long), a sauna, and a steam room. Great to relax in and the hotel limits the amount of keys to maintain a more intimate experience. We were able to get these to ourselves for a good 40 minutes so pretty lucky but you can ask the reception how many are in or when it's quiet.

We never tried the bar, it seemed quite small although always quiet, nor the restaurant... but why "eat in" with the choice around Edinburgh anyway?

The greatest part of the hotel is it's location and this is a feature shared by dozens of hotels to choose from.

Because of all this I'd say it's quite average for the price we paid, £250/n with breakfast, and we'd look elsewhere for our next visit.

What a find! We were visiting Edinburgh primarily to see the Christmas Markets and this hotel really did fit the bill. It's only a short walk from Waverley Station which was great as we travelled by train. There's an even quicker way to the station via a lower floor and the use of lifts to access the station - the concierge will point you in the right direction.
Being a city centre hotel, I think there is quite a high turnover of guests so it is possible there might be a slight delay in accessing the room but, in the meantime, luggage can be left securely in reception. Check in is handled quickly and efficiently by the helpful staff.
Rooms are very comfortable, clean and well equipped with everything that might be required. The bathroom is spacious and the shower is fantastic!
Breakfast is cooked to order and was extremely tasty...one point to bear in mind is that if the hotel is busy, it's possible that there won't be sufficient tables in the restaurant so queuing occurs. We had our breakfast quite early but when we were leaving the restaurant there was quite a queue.
Would we stay here again - most definitely.

We were mainly happy with this hotel and would consider staying again.

Our room was spotlessly clean with four windows in the bedroom and three windows in the bathroom and offered fantastic views over Edinburgh and Leith. The bed was huge and super comfortable. We were staying for my birthday and had been given a free upgrade which was very nice. The service staff also left a birthday card and sweets in our room.

The only things that they need to improve on are service at breakfast, some of the service staff were working very hard and were good at their job but others let it down, on a few occasions standing around talking in there own language (Polish I think) instead of watching for customers waiting to be seated or helping in any other way. We didn’t like having to toast your own bread, you would order your cooked breakfast and by the time you get back to your table your breakfast is sat there going cold. The automatic feed toaster gave you warm bread the first time and burnt it the second time.

The only other issue was we were there for 3 nights and only one lift was working for the duration of our stay. This did cause quite a few delays for us and other guests. We had to squeeze in with the service trolleys which I understand did have to use the lift but it was a bit of a nightmare at times and wasted precious time when your on holiday. Couldn’t really use the stairs because we were on the 10th floor.

I was surprised that absolutely no effort was made to repair the other lift whilst we were there and reading a more recent review from another guest it is still out of service. (We stayed between 2nd - 5th January) It would be interesting to know how many weeks they have been managing with one lift, what would happen if that broke down too.

Ending on a good note the front desk staff were friendly and helpful. The older Scottish lady at breakfast was lovely and very good at her job there are a few others that could learn from her.

Our bags were kept safe and had already been taken to our room for us when we came back to check in.

Breakfast was of good quality, well cooked and presented.
